Depending on who is counting, somewhere between 74 and 83 companies claim to buy houses for cash in the Sacramento area. We could not find a single source that verified any of them, so we did it ourselves. For every major operator in this market we pulled the California DRE license record, the Secretary of State corporate filing, the county fictitious business name index where the corporate trail ran out, the BBB file, and dated captures of each company's own claims. That includes our own company, which is ranked by the identical criteria and disclosed below.

Key findings (2026)

All figures computed from the verified dataset (capture dates , supplemented ).

  • 8 of 14 companies have an active DRE license we could link to the brand: two hold corporation licenses in the brand's own name (Opendoor, Offerpad) and six operate under a confirmed licensed principal (Rework, Bobby Buys Homes, Property Sales Group, Cash for Keys CA, Joe Homebuyer, Fast Home Buyer California). For the other 6, we could not verify any DRE license linked to the brand. That is a verifiability finding, not an accusation: buying houses for your own account is legal in California without a license. The difference is recourse. A licensed operator answers to the DRE; an unlicensed one does not.
  • 2 of 14 companies advertise Sacramento addresses but have a legal identity we could not find at all: not in the Secretary of State index and not in the county fictitious business name index, both searched with a control-verified method (R&H Distressed Properties, California Family Homebuyers).
  • 9 of 14 have a confirmed operating entity in the state registry. Eight are Active. One, Westbrook REI, Inc., is recorded as Suspended - FTB on two independent registry endpoints while the brand's site advertises closings in as little as 7 days.
  • Oldest confirmed operating entity in the set: South Hall Investors, Inc. (Cash for Keys CA), filed 07/14/2003. Youngest: Offerpad Brokerage CA, Inc., filed 01/17/2019.
  • Total BBB complaints across all 14 companies, trailing 3 years: 116. 100 of the 116 sit on the two national brands (Opendoor 71, HomeVestors corporate 29). No local Sacramento operator has more than 1.
  • 13 of 14 publish a numeric fastest-close claim. The median claimed fastest close is 7 days. The national operators' own floors are three times that: 21 days (Opendoor) and about three weeks (HomeVestors).

"None verified" on the license column means our searches found no active DRE license we could link to the brand; it does not mean the company is operating illegally (see methodology). Fast Home Buyer California's Google figure consolidates its two identity-linked profiles under the uniform aggregation rule that applies to every multi-profile brand. HomeVestors and Westbrook tie at 34.0; no tie-break rule was pre-registered, so both publish as rank 11. Deed and title verification is planned for a future Index update and is not scored in v1. EVIDENCE TIER FOR THE 2026 CYCLE, STATED PLAINLY. The three axes a reader is most likely to want to re-run are ARTIFACT-BACKED: the DRE licence record, the Secretary of State entity record, and each company's own published claims. For those we hold the retained raw page or search result behind the scored cell, so the figure is reproducible rather than merely asserted. The other two axes, BBB and Google reviews, are SUMMARY-BACKED for 2026: they rest on our capture session's dated written record rather than on a retained raw page. THE REASON IS A LIMIT IN OUR OWN TOOLING, NOT ANYTHING ABOUT THE SOURCES AND NOT ANYTHING ABOUT ANY COMPANY. The BBB refuses our scripted requests while serving the same pages normally to a browser, review counts are drawn by JavaScript after the page loads, and we have no way yet to write a browser-rendered page straight to disk. Building that is deferred to the next annual cycle. Until it exists we say which tier each axis sits on rather than let them read as equally solid.

Market context

Sacramento's mid-2026 numbers depend on the source and the geography, so we report the range rather than picking a favorite. County median sale price: $538,385 (Redfin, May 2026 closings) to $575,000 (California Association of Realtors, June 2026). Zillow's smoothed city-level home value index sits lower at $482,968, but that is a different metric, not a median sale price. Listed homes are taking roughly 36 to 37 days to sell county-wide (FRED/Realtor.com, April 2026), about 13 days to pending inside the city (Zillow, through June 2026). Cash's share of sales has no single authoritative local figure; estimates run from about 14 percent to about 24 percent depending on source, period, and boundary.

A legitimate cash purchase typically closes in one to three weeks depending on title condition; the situations that stretch it (probate paperwork, liens, tenant issues) are covered honestly below. That speed has a price, which we address plainly in the FAQ.

How we scored

Five axes, 100 points: Entity status and longevity 25, License verification 20, BBB record 20, Claims consistency 20, Review record 15. We pre-registered a different weighting (License 30, Entity 20, BBB 20, Reviews 15, Claims 15), computed every score under it, then made one ruled adjustment before publication and froze the weights for the annual cycle. Both tables and the reason for the change are published on the methodology page, because the adjustment moved the author's own company down one rank and readers should be able to check that. Scores publish as numbers out of 100 with fully recomputable math.

Company profiles

Profiles run in Index score order. Each follows the same template: what the records show, what reviewers say, what the company claims against what we could verify, and which seller the company actually fits. Negative findings are quoted from records; we do not characterize beyond them.

1. Rework Cash Offers, 90.3

What the records show: Principal Pratik Pathapati holds active DRE salesperson license 02068303, no disciplinary action, and is the registered agent of Rework Properties Inc., a California corporation filed 06/13/2017 and Active. The license number is displayed on the site with a DRE label and matches the state record. BBB: A+, accredited, 0 complaints in 3 years.

What reviewers say: 5.0 stars across 36 Google reviews.

Claims vs records: The site claims "Close in as little as 2 weeks", zero closing costs, and as-is purchases. We found no statement that conflicts with another statement or with a record; the displayed license matches the record exactly.

Best fit: A seller who wants a licensed, corporate-registered local buyer with clean records end to end and a roughly two-week timeline. The trade-off is a smaller review base than the top local competitors.

2. Bobby Buys Homes, 89.2

What the records show: Principal Robert (Bobby) Peterson holds active DRE salesperson license 01975523, no disciplinary action. The operating entity is BJP Properties LLC, filed 03/27/2017, Active, with Peterson as registered agent; the brand name is registered to that LLC in the Sacramento County fictitious business name index. BBB: A+, accredited, 1 complaint in 3 years.

What reviewers say: 4.9 stars across 103 Google reviews, the second-largest local review base in the set.

Claims vs records: "Get Cash in 10-14 Days", no fees, as-is. No conflicting statements found. One display defect: the license appears only as a bare number in the site's copyright line with no DRE label, which makes it harder for a seller to know what the number is.

What the records show: The brand operates through two Active California LLCs with the same registered agent and address, BKSP Properties LLC (filed 04/25/2014, the oldest Active local operating entity after South Hall) and Property Sales Group LLC (filed 08/14/2020). David Kucher holds active DRE salesperson license 02409171, issued 07/24/2026; the site names Sergei Kucher as principal, and the family relationship between the two was confirmed by a disclosed source rather than a public record, which the methodology page explains. No license number is displayed on the site. BBB: A+, 0 complaints, not accredited.

4. Cash for Keys CA, 80.8

What the records show: Both license numbers on the site's own footer verify as active with no disciplinary action: Taylor Scigliano, salesperson 02048900, and Michael Soares, broker 01133186. The operating entity is South Hall Investors, Inc., filed 07/14/2003, Active, the oldest confirmed operating entity in this Index; the link runs through the footer's verified license numbers and the exact address match between the site, South Hall's DRE main office, and the Google profile. BBB: A-, 0 complaints, not accredited.

What reviewers say: 5.0 stars across 5 Google reviews, the smallest review base among the licensed local operators.

Claims vs records: Cash offer in 24 to 48 hours, close in as little as 10 days, all closing costs paid. Both displayed licenses verified against the record; no conflicting statements found. The how-it-works page commits to a written offer breakdown before any commitment, which is a checkable promise worth holding them to.

Best fit: A seller who wants two individually verifiable licensed people and a 23-year-old operating entity, and who is comfortable with a thin public review record.

5. Fast Home Buyer California, 78.6

Fast Home Buyer California is operated by the author of this Index. It is included because excluding it would make the dataset incomplete, and it is scored by the identical criteria applied to every other company. Every data point in its row comes from the same public records, and the full dataset is downloadable so anyone can check our work.

What the records show: The company's principal holds active DRE salesperson license 02006033, issued 06/02/2016, no disciplinary action. The operating entity is Realty Helpers LLC, filed 01/05/2017, Active; it operated earlier under the name Fortune Homes LLC, one entity with two successive names. BBB: A+, accredited, 0 complaints.

What reviewers say: 5.0 stars across 11 Google reviews, consolidated from the brand's two identity-linked profiles under the same aggregation rule applied to every multi-profile brand in the set. This is the second-smallest review base among the licensed local operators and it is the row's main score cost.

Claims vs records: This row took the most claims deductions of any licensed company in the Index, two. First, the site's closing-time statements conflicted with each other as captured: a hero claim of as little as 7 days, a homepage table averaging 7-14 days, a process example of 10 to 30 days, and a separate line claiming most sellers close in under a week. Second, the header paired "Since 2012" with a licensed-buyer label, while the license issue date is 06/02/2016 and the company's own BBB filing self-reports a 2018 start. Both statements have since been corrected on the site; the 2026 score keeps the deductions as captured, because scores snapshot the capture date for every company equally.

One more disclosure: In the final pre-publication rulings, the author confirmed a competitor's license link (Property Sales Group) from direct industry knowledge, knowing the confirmation moved his own company down a rank, from third to fourth. Cash for Keys CA's operating entity is attributed on public records alone, through the three-source linkage described in its profile; the author has no direct knowledge of that relationship, and that attribution moved his company to fifth. The methodology page records both bases, because identical-criteria scoring is a claim that should be tested against behavior, not just asserted.

Sacramento operations: Fast Home Buyer California serves Sacramento through its own dedicated Sacramento page, which is the page this chapter captured and scored.

Best fit: A seller who wants a licensed buyer with a nine-year-old Active entity, a clean BBB record, and statewide coverage, and who can weigh a small Sacramento review base against that.

6. Opendoor, 76.5

What the records show: Opendoor Brokerage Inc. holds corporation DRE license 02061130 in the company's own name, active, no disciplinary action, and is registered with the California Secretary of State, Active with all standings Good. The license is displayed accurately in the site footer. BBB: A+, accredited, and 71 complaints in 3 years, the highest count in this Index; BBB complaint counts have no transaction-volume denominator, so a national operator's count is not directly comparable to a local one's.

What reviewers say: No Sacramento Google Business Profile exists, so the review axis scores zero under this Index's local-market rule; national review activity exists but is not Sacramento-specific.

Claims vs records: Cash offer within 24 hours, close in 21 to 60 or more days on your schedule. The closing statements are internally consistent, and the 21-day floor is the honest structural difference from local operators claiming 7: it is three times the local median claim. Fees are described comparatively, with no numeric rate on the captured pages.

Best fit: A seller who wants a large, brand-level licensed institution and predictable process, does not need to close in under three weeks, and will read the fee breakdown carefully.

7. Laurel Buys Houses, 72.9

What the records show: No DRE license found for the company or principal Laurel Sagen; the site claims contractor licensure and makes no DRE claim. The operating entity is Alcala Properties, filed 05/25/2017, Active, with Sagen as registered agent. BBB: A+, accredited, 0 complaints, filed under the Alcala Properties name. The site's own footer states "We are not realtors, we wholesale houses", which is the clearest self-description of a wholesaling model in this Index.

What reviewers say: 4.8 stars across 138 Google reviews, the largest review base in the set.

Claims vs records: One deduction. The site claims a start "since 1999" in one place, 20 years in another, and over 25 years in a third; the operating entity was filed in 2017 and the company's own BBB filing self-reports a 2015 start. Those figures cannot all be true as written.

Best fit: A seller who is comfortable with an openly wholesaling model, values the largest local review base in the market, and does not need the recourse that comes with a DRE-licensed buyer.

8. Offerpad, 72.5

What the records show: Offerpad Brokerage CA, Inc. holds corporation DRE license 02087915, active, no disciplinary action; the California entity was filed 01/17/2019 and is Active. One display defect: the site footer prints the license without its leading zero, which does not match the state record's format. BBB: A+, accredited, 11 complaints in 3 years.

What reviewers say: No Sacramento Google Business Profile; the review axis scores zero under the local-market rule. There is also no Sacramento market page on the site; the /sacramento/ URL returned a page-not-found at capture.

Claims vs records: One deduction. The cash-offer option claims a 7-14 day timeline while the closing-date chooser starts at 8 days out; both cannot be true as written. Fees are the most transparent of the national operators: a stated 5 percent service fee plus about 1 percent closing costs.

Best fit: A seller comparing iBuyers who wants a numeric fee disclosed up front and flexible closing dates, and who does not need local-office presence or a sub-week close.

9. Joe Homebuyer Sacramento, 67.0

What the records show: Principal Mitchell Craighead holds active DRE broker license 01817896, no disciplinary action, linked to the brand through the BBB profile's license field and the exact address match between the DRE main office and the Google profile. The franchise's legal entity is not identified: state searches under the brand and the Craighead Group name return nothing, and the office sits in Placer County, outside the Sacramento County fictitious-name index we searched. No license number is displayed on the site. BBB: two identity-linked profiles, consolidated: A+ on the primary license-linked profile with A- on the secondary disclosed, 0 complaints across both.

What reviewers say: 5.0 stars across 109 Google reviews, one of the strongest review records in the set.

Best fit: A seller who weighs a broker-licensed principal and a top-tier review record above entity paper trail, and will ask directly which legal entity signs the contract.

10. Express Homebuyers, 38.0

What the records show: No DRE license found for the company or its principals. The company's own BBB-listed legal entity, Express Homebuyers USA LLC of Virginia, has zero California Secretary of State registrations. A California LLC of a similar name exists and is FTB-suspended, but nothing links it to this brand, so that record is not attributed to them. BBB: A+ on the Virginia corporate profile, accredited, 4 complaints in 3 years.

What reviewers say: No Sacramento Google Business Profile.

Claims vs records: The homepage makes no mention of Sacramento at all, while the site's California page claims Sacramento operations in detail and lists the Virginia corporate phone line. That is a coverage observation, not a contradiction, and took no deduction; it is worth knowing that the company's physical presence in this market is not verifiable from any California registry.

Best fit: A seller considering this company is dealing with a remote national brand whose California registration and license we could not verify from any state registry; a seller should weigh that against the local licensed alternatives in this table.

11 (tied). HomeVestors Sacramento franchisees, 34.0

What the records show: HomeVestors of America, Inc. is the Dallas-based franchisor, registered in California since 2023. The actual Sacramento franchisees, the businesses a seller would transact with, are not identifiable from any public registry we searched: no DRE license found, no entity named on the site, no Sacramento County fictitious-name filing under the brand. BBB: the only identity-linked record is the franchisor's corporate profile, A+, accredited, with 29 complaints in 3 years; it is scored and disclosed as the franchisor's record because it is the record of the brand consumers transact under.

What reviewers say: No Sacramento franchisee Google profile surfaced.

Claims vs records: Closings in as little as three weeks, no fees, as-is; internally consistent, no deduction. The contract carries a site-disclosed three-day consideration window after signing.

Best fit: A seller who wants a national franchise brand and accepts a three-week floor. Ask which legal entity is buying, because the public record does not say.

11 (tied). Westbrook REI, 34.0

What the records show: No DRE license found for the company or principal Peter Westbrook. The site displays a genuine CSLB contractor license, 1047535; a contractor license is a construction credential and is not a real estate license, which a seller could mistake it for. The brand-named corporate entity, Westbrook REI, Inc., filed 01/18/2011, is recorded by the Secretary of State as "Suspended - FTB", confirmed on two independent registry endpoints: the business search record and the filing detail record, which also shows FTB standing "Not Good". Under California law, a suspended corporation's contracts are voidable while the suspension stands; that is the record and its legal effect, and we state nothing beyond it. The site meanwhile advertises "We can close quickly (in as little as 7 days if you need to)". The principal separately maintains a different active corporation under another name, recorded here without characterization. BBB: NR (no rating issued) on a construction-company profile that lists Westbrook REI as an alternate name, 0 complaints.

What reviewers say: No Google profile under the brand; a related Stockton profile exists but is not identity-linked and is not counted.

Claims vs records: One deduction, the one described above: an active quick-close purchasing claim against a double-verified suspended operating entity.

Best fit: On the current record, a seller would need the entity suspension resolved and the buying entity named in writing before this operation fits anyone. The basis for that judgment is entirely the state's own records, cited above and in the dataset.

13. R&H Distressed Properties, 26.2

What the records show: No DRE license found. No legal entity found: the site names no LLC or corporation, and both the Secretary of State index and the Sacramento County fictitious-name index return nothing for the brand, searched with a control-verified method. The company advertises a Sacramento address, but its legal identity is undiscoverable from public registries, which means a seller cannot independently confirm who they would be signing with. No BBB profile exists.

What reviewers say: 5.0 stars across 22 Google reviews.

Claims vs records: One deduction. The site claims 15 or more years of operation in one place and 7 in another; both cannot be true as written. The site also publishes the fastest close claim in the set, as little as 5 days, and a 10-minute offer claim.

Best fit: A seller who insists on knowing the legal name of their buyer before signing cannot currently get it from public records here. Get the entity name in writing first.

14. California Family Homebuyers, 22.3

What the records show: No DRE license found. No legal entity found in the Secretary of State index or the Sacramento County fictitious-name index, control-verified. No entity, owner name, or license appears anywhere on the site's captured pages. No BBB profile exists.

What reviewers say: A single 5.0 Google review.

Claims vs records: 7-day close, no fees, as-is. No deduction: nothing the site claims conflicts with anything, because almost nothing it claims is checkable. The methodology page is direct about this limitation: the claims axis measures consistency, not candor, and a site that publishes no checkable identity can score perfectly on it. The license and entity zeros are where that shows up instead.

Best fit: The same advice as the row above, doubled: until the operator identifies its legal entity, a seller has no way to verify who is on the other side of the contract.

Who should not sell to a cash buyer

If your house is financeable, market-ready, and you can wait 45 to 60 days, listing it will almost always net you more money. A cash sale trades price for speed and certainty. That trade makes sense in specific situations: probate with liabilities running, foreclosure timelines, major condition problems, or when carrying costs and stress outweigh the spread. If none of those describe you, talk to an agent before you talk to anyone in the table above, including us.

Red flags we found in this market

Every item below comes from a public record or a dated capture in the downloadable dataset. None of it is characterization; all of it is checkable.

  1. A suspended corporation advertising quick closings.Westbrook REI, Inc. is recorded as "Suspended - FTB" on two independent Secretary of State endpoints while the brand's site advertises 7-day closings. A suspended corporation's contracts are voidable while the suspension stands.
  2. Companies whose legal identity cannot be found at all.Two operators advertising Sacramento addresses appear in no California public business registry we searched, state or county, using a control-verified method (R&H Distressed Properties, California Family Homebuyers).
  3. A contractor license where a seller might expect a real estate license.One site's only displayed credential is a CSLB contractor number, a construction credential. It is genuine, and it is not a real estate license.
  4. Business-age claims that do not survive the records, including ours.Laurel Buys Houses claims 1999, 20 years, and 25 years in three places against a 2017 entity filing and its own 2015 BBB self-report. R&H claims 15 years in one place and 7 in another. And Fast Home Buyer California's own header paired "Since 2012" with a licensed-buyer label against a 2016 license issue date and its own 2018 BBB self-report; it took the same deduction as everyone else.
  5. License numbers displayed in ways you cannot easily check.One site shows a bare number with no DRE label; another prints its license without the leading zero the state record carries.
  6. Closing-time claims that conflict with themselves.Two sites in this set, including ours as captured, published multiple closing-time figures that cannot all be true as written.

What we did NOT find: no Sacramento-specific lawsuit, regulatory action, or formal complaint against any named local operator surfaced in our research pass. That is an absence of evidence in the sources we searched, not a clean bill of health.

Frequently asked questions

How do I check if a Sacramento cash buyer is licensed?

Use the DRE's free public license lookup. Search the license number if the site shows one, and confirm the name on the record matches the person or company you are dealing with; a number alone proves nothing until you read whose it is. If the site shows no number, search the company name and the owner's name. No result means the DRE has no matching license, which is legal for a company buying on its own account, but it means your recourse if things go wrong does not include the DRE. Do cash buyers in California need a real estate license?

Not to buy houses for their own account. Business and Professions Code 10130-10131 require a license for acting on behalf of another, not for buying as a principal. Enforcement issues arise mainly for wholesalers who market the property itself rather than their contract interest. A pending bill, AB 1850, introduced 2026-02-11, would require a license for wholesaling and mandate written disclosure; as of this page's publication it is pending in the Assembly, not law. What licensure changes today is recourse: licensed operators answer to the DRE.

How much less do cash buyers pay than market value?

No measured Sacramento-specific statistic exists in any source we found, so we will not invent one. As general industry mechanics: investor buyers commonly work from formulas around 70 percent of after-repair value minus repair costs, and iBuyers describe offers closer to market with fees deducted. The honest summary: you are trading some price for speed and certainty, and you should get competing offers to see the size of your own trade.

What is the fastest a cash sale can close in Sacramento County?

A real cash sale still needs escrow, a title search, and county recording. With clean title those compress to roughly a week; that is why 7 days is the median fastest-close claim among the 13 companies here that publish one. The fastest claim in this set is 5 days. Probate, liens, or tenant issues stretch any timeline regardless of who the buyer is; a buyer who promises a specific number before seeing title has promised something they do not yet know.

Are We Buy Ugly Houses and HomeVestors the same company?

Same brand, different businesses. HomeVestors of America, Inc. is the Dallas franchisor that owns the We Buy Ugly Houses trademark; your contract would be with a local franchisee, an independent business. In Sacramento we could not identify the franchisee's legal entity in any public registry, so ask which entity is buying before you sign.
