This is the Bakersfield chapter of the California Cash Home Buyer Index. For every company actively marketing cash home purchases to Bakersfield and Kern County sellers at capture time, we pulled the California DRE license record, the Secretary of State corporate filing, the BBB file, Google review data, and dated captures of each company's own claims, then scored everything under the same frozen rubric every chapter uses. 12 companies passed the roster's own-claims test; one was later removed when the full capture showed its only Bakersfield mention was a single sentence of regional color rather than a real service claim, leaving 11 scored companies. Appearing in somebody else's listicle was never enough; a company's own pages had to make the claim.
One disclosure about our own process belongs up front, because it moved this chapter's rankings. The working version of this chapter carried six companies with an incomplete Secretary of State lookup, caused by a failure in our own capture tooling and honestly labeled as such at the time. All six lookups are now complete, and two of them changed the table: Home Helpers Group's filing came back thirteen years old, Active, and tied to its own principal, moving it from sixth to second, and Osborne Homes' filing confirmed the oldest corporation in the chapter, moving it from fifth to fourth even as a separate ruling zeroed its license axis. Neither zero had ever been a finding about either company. They were holes in our work, and this page exists because they were filled rather than published.
What the completed lookups returned is a three-way split, and the distinction matters more to a seller than the scores do. Some companies have a registry record we could tie to the operator. Some have no California record at all, searched on a working registry and confirmed absent, several under two separate name formulations. And some have a record with the right name on it that we still could not connect to the people running the business. This Index calls those three findings confirmed, not found, and candidate only, and it never collapses them into one another.
Key findings (2026)
All figures computed from the verified dataset (capture dates through , with the disclosed statewide-record reuse exceptions noted in the comparison table). Every company here markets a cash purchase; if you want the definition first, read what counts as a cash offer.
- Only 3 of 11 scored companies carry a verifiable, currently active DRE license link we could tie to the brand: Fast Home Buyer California, Opendoor, and Kernvestors. Two more found records that do not score: Osborne Homes' corporation license reads LICENSED NBA against an expired expiration date with a documented disciplinary history, which scores zero under this Index's standing ruling for that pattern, and Mrs. Property Solutions' principal holds a salesperson license that is expired, which scores zero as found but not active. For the remaining six companies, our searches returned no matching license at all. Only two of the eleven display a license number on the page a Bakersfield seller actually lands on.
- Corporate registrations split three ways. Six companies have a California registry record we could tie to the operator: Fast Home Buyer California, Home Helpers Group, Opendoor, Osborne Homes, Kernvestors, and Mrs. Property Solutions, whose confirmed entity is Terminated and scores only its longevity. One company sits at candidate only on a genuinely unresolved record: Bakersfield Home Buyers, whose exact-name filing is Terminated with an incorporation date four years away from the one its own BBB profile reports. The rest returned nothing at all on a working registry, and the HomeVestors franchise brand has no local entity a seller can look up, the same structural finding as every prior chapter.
- Osborne Homes is the chapter's sharpest two-sided row. Its confirmed corporation is the oldest in the chapter, filed 04/14/2008, Active, with a natural-person agent whose surname is the brand. Its corporation DRE license record carries a status field reading LICENSED NBA against an expired expiration date, a founding officer's license that was suspended and later revoked, and disciplinary documents on file. Those are the state's own records, quoted and nothing more, and the rubric scores both facts at once: the strongest entity axis in the chapter and a license axis at zero.
- 4 of the 11 scored companies have no findable Google review presence in this market at all: Opendoor, HomeVestors, Liz Buys Houses, and Bakersfield Home Cash Buyers. The review records that do exist span the widest quality range of any chapter so far: Home Helpers Group holds 4.9 stars across 155 reviews, the largest base in the chapter, while Osborne Homes holds the chapter's lowest rating at 3.4 across 46, and Bakersfield Home Buyers holds a single 1.0-star review.
- One company was removed from the ranked table after passing the roster test: John Medina Buys Houses, whose only Bakersfield mention turned out to be one sentence of regional color, whose BBB chapter is Los Angeles, and whose Google footprint is anchored in San Pedro, roughly 110 miles away. It is reported as a market-composition finding, not a characterization of the company, and its captures are retained in the dataset.
- Fast Home Buyer California, the company operated by this Index's author, ranks first at 78.6. That figure is now identical in every chapter of this Index, after a 2026-08-26 correction applied two claims deductions to this company uniformly instead of letting the same facts score differently by city, and this chapter's closeout corrected its composition in both directions at once: the fresh capture confirmed its license number is displayed on the Bakersfield page, which raised the license axis, and the same capture surfaced the same closing-time inconsistency it carries in every chapter, which took the standard deduction. Rank one here is a fact about this market's composition, not a favor; the same math ranks it third in Riverside and second in San Bernardino.

Snapshot dates: DRE, BBB, reviews, and claims 2026-08-15, with the six outstanding Secretary of State lookups completed 2026-08-25 and 2026-08-26 (two by disclosed per-cell reuse of this Index's own primary captures of the same statewide records, three captured live, one belonging to the excluded row), dedicated BBB negative-search evidence saved 2026-08-26 for the two rows that lacked it, and the Fast Home Buyer California and Opendoor Bakersfield pages re-captured as saved raw page copies 2026-08-26. Records that do not vary by city are reused from this Index's earlier chapters and are annotated per cell in the dataset with their source and date. A complaints figure marked with an asterisk means the BBB profile is confirmed A+ but did not display a numeric three-year count at capture; those rows take the zero-complaint bracket as a disclosed, consistently applied default. The entity column carries three distinct labels and they are not interchangeable: a year with a status is a record we could tie to the operator; 'not found' means the working registry returned nothing, a captured result rather than a gap, with two name formulations run where a brand name is generic; 'candidate only' means a matching-name filing exists that nothing independently ties to the operator. Two license records were found and still score zero, for different stated reasons: Osborne Homes under this Index's ruling on expired corporate licenses with disciplinary histories, and Mrs. Property Solutions because a found-but-expired license is not an active one. The two companies tied at rank 9 publish as tied; this Index has no pre-registered tie-break instrument and will not invent one after seeing the scores. Deed and title verification is planned for a future Index update and is not scored in v1. EVIDENCE TIER FOR THE 2026 CYCLE, STATED PLAINLY. The three axes a reader is most likely to want to re-run are ARTIFACT-BACKED: the DRE licence record, the Secretary of State entity record, and each company's own published claims. For those we hold the retained raw page or search result behind the scored cell, so the figure is reproducible rather than merely asserted. The other two axes, BBB and Google reviews, are SUMMARY-BACKED for 2026: they rest on our capture session's dated written record rather than on a retained raw page. THE REASON IS A LIMIT IN OUR OWN TOOLING, NOT ANYTHING ABOUT THE SOURCES AND NOT ANYTHING ABOUT ANY COMPANY. The BBB refuses our scripted requests while serving the same pages normally to a browser, review counts are drawn by JavaScript after the page loads, and we have no way yet to write a browser-rendered page straight to disk. Building that is deferred to the next annual cycle. Until it exists we say which tier each axis sits on rather than let them read as equally solid.
Market context
One roster company publishes its own Bakersfield market data: Opendoor's dedicated Bakersfield page states a median sale price of about $405,990 as of May 2026, up 2.8 percent year over year, with homes closing near 100.0 percent of list price. Those are Opendoor's figures, attributed as its own published claims rather than restated as an Index finding. This chapter had no independent multi-source market research pass, so no range from other sources is offered rather than assembled from memory.
The useful thing that figure does for a seller is scale the trade. Bakersfield's median price is well under half of what the coastal chapters of this Index see, which means the dollar spread between a cash offer and a market sale is smaller in absolute terms, but the fees and carrying costs a fast sale avoids are a larger share of the equity involved. The FAQ addresses the size of the trade plainly.
How we scored
Five axes, 100 points, the same frozen math the Sacramento chapter established: Entity status and longevity 25, License verification 20, BBB record 20, Claims consistency 20, Review record 15. These weights were tuned once, on the Sacramento data, and are now frozen for the annual cycle; this chapter applies them unchanged. Scores publish as numbers out of 100 with fully recomputable math.
Two rules decided the top of this table and both are worth stating plainly. First, the entity axis scores only when something inside the registry record independently ties it to the operator. Home Helpers Group scores it because the agent on its 2013 filing is Dean Rogers, the same principal the company itself discloses, and the filing date matches its own BBB-stated incorporation to within two days. Osborne Homes scores it because its agent is a natural person whose surname is the brand. Bakersfield Home Buyers does not, because its exact-name filing is Terminated with a formation date four years away from the incorporation date the company's own BBB profile reports, and this Index does not score what it cannot reconcile. Second, a license record that exists but is not active scores zero on the license axis: that rule zeroes Osborne Homes' expired corporate license with its documented disciplinary history, and Mrs. Property Solutions' expired salesperson license, and it is the same treatment our Orange County chapter applied to the identical fact pattern. Both rules were written before these scores were seen.
One consequence of the frozen math deserves stating alongside it: a confirmed absence and an unconfirmable link both score zero, because the rubric has no way to tell them apart. The labels do that work instead. Every affected row says which one it is in the table and says it again in its profile, and the underlying records are in the downloadable dataset so you can disagree with our reading and still see the same facts.

What the records show: The principal holds active DRE salesperson license 02006033, no disciplinary action, displayed with a label on the Bakersfield page ('DRE Licensed #02006033'). The operating entity is Realty Helpers LLC, filed 01/05/2017, Active, 9.6 years; BBB A+, accredited. All three are statewide records reused from earlier chapters' primary captures and disclosed as such in the dataset.

Claims vs records: One deduction, the same closing-time cluster this company takes in every chapter, surfaced here by the 2026-08-26 re-capture of its own Bakersfield page: the comparison table states 'Cash Closing Speed: 7 Days' and 'Average Days to Close: 7-14 days' while the same page's closing text says 'close in 7-21 days'. Three different answers to one question. It is not softened because the company belongs to the author; the working table's undeducted 20.0 was an artifact of a thinner capture, and correcting it is exactly what the closeout pass is for. A second deduction applies in every chapter of this Index as of 2026-08-26, and it corrects an inconsistency that had been running in our own favour: the site-wide footer reads "Licensed cash home buyers serving all of California since 2012" while DRE license 02006033 was issued in 2016 and the company's own BBB profile reports a 2018 business start. The entity finding is the chapter's biggest single correction: HOME HELPERS GROUP, LLC, filed 06/03/2013, Active, in good standing on all four of the state's standing fields, with the registered agent recorded as an individual, Dean Rogers, the same principal the company itself discloses, and a filing date that matches the company's own BBB-stated incorporation to within two days. A second Active filing with the same agent, Home Helpers Group Partners LLC from 2016, is on record and disclosed; the exact-brand-name 2013 LLC is the one scored. The filing's principal address is in Visalia rather than Bakersfield, recorded as a fact; the company's served page confirms Kern County coverage. BBB: A+, accredited, 1 complaint in three years.

What the records show: Opendoor Brokerage Inc. holds corporation DRE license 02061130 in the company's own name, active, no disciplinary action, and the Bakersfield page's own footer displays it labeled ('CA: Opendoor Brokerage Inc. DRE #02061130'), earning the maximum license score in this chapter. That display is a change from our working capture, which had not found the number; the fresh raw capture shows it, and the score follows the page as served. The entity is Active, filed 10/25/2017. BBB: A+, accredited, 71 complaints in three years, the highest count here; BBB counts carry no transaction-volume denominator, so a national operator's count is not directly comparable to a local one's. Statewide records reused and disclosed.

9 (tie). HomeVestors / We Buy Ugly Houses, 20.0
What the records show: A structural finding rather than a company-specific one. The local operator is a franchisee of a national brand, and the brand is what markets to Bakersfield, so there is no independently filed California entity under the name a seller actually sees and no DRE license attached to it. The completed registry search confirms it: the only Active filing under this name is the Delaware franchisor's own out-of-state registration, which is not the local operator, alongside three unrelated or terminated name-twins, all retained in the dataset. Unlike other chapters, no Bakersfield-local BBB profile exists either; the nearest same-brand profiles are in El Dorado Hills and Valencia, neither in this market.

Claims vs records: One deduction: 'as little as 5 days' in one place and 'close in as little as 7 days' in another are two different fastest-close floors, the same cluster class deducted wherever this Index finds it. The 5-day figure is also the fastest close claimed anywhere in this chapter, made by the company with the least verifiable footprint in it; both facts are worth holding together.

Who should not sell to a cash buyer
If your house is financeable, market-ready, and you can wait 45 to 60 days, listing it will almost always net you more money. A cash sale trades price for speed and certainty. That trade makes sense in specific situations: probate with liabilities running, foreclosure timelines, major condition problems, tenant situations you cannot resolve, or when carrying costs and stress outweigh the spread. If none of those describe you, talk to an agent before you talk to anyone in the table above, including us. At Bakersfield's price level the absolute spread is smaller than in the coastal markets, which cuts both ways: you give up fewer dollars for speed, and the costs a fast sale avoids are a bigger share of your equity. Decide whether speed is actually your problem before you pay for it.

We quote the record and characterize nothing beyond it. The license axis scores zero on that pattern here and in four other chapters. Note that this company also holds the oldest confirmed corporation in the chapter and ranks fourth; a strong record on one axis does not cancel a documented one on another, and a seller should read both.
- A terminated filing with an incorporation date four years away from the company's own.Bakersfield Home Buyers' exact-name registry filing is Terminated, filed 05/01/2014, while the company's own BBB profile reports incorporation on 10/4/2018. Neither record is an allegation about the other; together they mean the company's legal identity cannot be confirmed from public records, and this Index scores what it cannot reconcile as zero. Ask which legal entity buys, and how it relates to the 2014 filing.
- Closing promises that conflict with themselves, including ours.Three companies in this chapter published more than one fastest-close figure: Bakersfield Home Buyers ('a few days' vs '7 days'), Bakersfield Home Cash Buyers ('5 days' vs '7 days'), and the publisher's own Fast Home Buyer California page ('Cash Closing Speed: 7 Days', 'Average Days to Close: 7-14 days', and 'close in 7-21 days'). All three took the identical deduction. If a page gives you more than one answer to how fast it closes, ask which one goes in the contract.
- A ranked recommendation 110 miles from its own footprint.John Medina Buys Houses appears in third-party Bakersfield listicles, while its own site's only Bakersfield mention is one sentence of regional color, its BBB chapter is Los Angeles, and its Google profile and most recent posted purchase anchor it to San Pedro and Orange County. It was removed from the ranked table under this Index's phantom-market rule, with the evidence retained. The finding is about how listicle-driven recommendations work, not about the company's conduct.
- Three operations invisible to every record system a seller can check.We Buy Houses Cash Bakersfield, Bakersfield Home Cash Buyers, and Liz Buys Houses returned nothing on the DRE, nothing on the state registry (with broadened and two-formulation searches retained), and nothing on the BBB; the last of the three also has no findable Google listing and is operated from out of state. Operating this way is not itself improper. It does mean the only source of information about these buyers is their own marketing.
- An expired license behind an active brand.Mrs. Property Solutions' principal holds a real salesperson license that is expired, and the company's confirmed corporate entity is Terminated, while its Bakersfield page actively markets to sellers. Both records are quoted, neither is characterized, and the fix is one question: which entity signs, and is the license being renewed?
What we did NOT find: no Bakersfield-specific lawsuit, regulatory action, or formal complaint against any named local operator surfaced in this chapter's research passes beyond what is cited above and in the profiles. That is an absence of evidence in the sources we searched, not a clean bill of health. And one more finding is about us rather than about them: six of this chapter's registry lookups were blocked for a week by our own capture tooling, and two rankings changed the day the lookups were completed. Status matters as much as existence: this chapter includes one expired corporate license with a disciplinary history and one expired salesperson license, and both score zero. If a site shows no number, search the company name and then the owner's name. No result means the DRE has no matching license, which is legal for a company buying on its own account, but it also means your recourse if something goes wrong does not include the DRE. Do cash buyers in California need a real estate license?
Not to buy houses for their own account. Business and Professions Code 10130-10131 require a license for acting on behalf of another, not for buying as a principal. Enforcement issues arise mainly for wholesalers who market the property itself rather than their contract interest. A pending bill, AB 1850, would require a license for wholesaling and mandate written disclosure; as of this page's publication in August 2026 it remains pending, not law. What licensure changes today is recourse: licensed operators answer to the DRE, and unlicensed ones do not.
What does "candidate only" mean in the entity column?
It means a matching-name record exists but nothing independently connects it to the business marketing to you, so this Index scores it zero rather than counting it as verified. Bakersfield Home Buyers is this chapter's example, and it shows why the label matters: an exact-name filing exists and is Terminated, but its 2014 formation date sits four years away from the incorporation date the company's own BBB profile reports, so we cannot say whether the filing is theirs, a predecessor's, or an unrelated name-twin. We keep candidate-only separate from "not found," which means the registry returned nothing at all. In both cases the fix is the same and it is free: ask the buyer for the exact legal entity name and its agent for service of process, then look it up yourself.
Why did two companies' ranks change between this chapter's working table and this page?
Because our own lookups finished, and because a standing ruling was applied. Six Secretary of State searches were blocked during the capture window by a failure in our own browser tooling, disclosed as a gap at the time. Completing them moved Home Helpers Group from sixth to second, on a thirteen-year Active filing tied to its own principal, and confirmed Osborne Homes' 2008 corporation, the chapter's oldest.
