This is the Chico chapter of the California Cash Home Buyer Index, the Index's first Butte County market. For every company actively marketing cash home purchases to Chico sellers at capture time, we pulled the California DRE license record, the Secretary of State corporate filing, the BBB file, Google review data, and dated captures of each company's own claims, then scored everything under the same frozen rubric every chapter uses. 10 companies made the scored roster; 3 candidates were excluded with their evidence published. Two were dropped as defunct on their own domains' evidence, including one whose site now serves entirely unrelated hijacked content. The third was removed on 2026-08-27 because its own website describes it as finding a buyer for you rather than being the buyer, and this Index scores buyers.
The publisher's own company, Fast Home Buyer California, is in this table, ranked by the identical criteria and disclosed in full below, including the claims-consistency deduction its own homepage took this chapter. If you are vetting a company that is not listed here, the methodology page shows you how to run every check yourself in about 15 minutes.
Key findings (2026)
All figures computed from the verified dataset (capture date , with the disclosed statewide-record reuse exceptions noted in the comparison table). Every company here markets a cash purchase; if you want the definition first, read what counts as a cash offer.
- For 8 of 10 scored Chico companies, we could not verify any active DRE license linked to the brand. Two carry one: Fast Home Buyer California (identity-confirmed principal, number displayed on-site) and Bidwell Home Buyers (identity-confirmed principal whose license number appears on the company's BBB profile but not on its own site). As every chapter states: buying houses for your own account is legal in California without a license. The difference is recourse.
- Chico's market splits cleanly in two: three companies with real local verification threads (an Active Butte County corporation, a Chico-licensed principal, the statewide operator ranked first) and a long tail of out-of-state operators marketing to Chico sellers with no California registry presence at all: an Ohio LLC, an Arizona franchise, and a Michigan-formed LLC whose California registration is Forfeited. A fourth out-of-state operator, a Nevada LLC reporting 28 locations, left the roster on 2026-08-27 for a separate reason set out below.
- One roster company's homepage footer carries multiple outbound links to unrelated online-casino domains, verified in the raw HTML, while its Chico page content reads as legitimate. That is a site-integrity observation about the domain, disclosed here and in the profile; under this Index's ruling it takes no scoring deduction because the served page's own claims are internally consistent, and it is exactly the kind of thing a seller should see before forming an impression from a polished page.
- Two candidate companies were dropped as defunct: one domain now serves entirely unrelated hijacked content with its state entity independently confirmed Terminated, and another redirects to a dead-platform holding page. A live, self-published surface is the minimum bar for inclusion.
- One company that this chapter previously scored was removed from the roster on 2026-08-27, and the reason is worth a seller's attention. Priority Home Buyers markets to Chico sellers as a cash buyer, and its own Chico page says something different in the next paragraph: "Leveraging our vast network of local real estate investors, we guarantee to find you a willing and able cash home buyer in Chico CA." A company that finds you a buyer is performing a different service from a company that buys your house, and this Index scores buyers. The same sentence appears on that company's pages for every market where this Index encountered it, so the removal is applied identically in all of them. This is a scope observation about what the company says it does, not a criticism of doing it, and nothing here suggests the service is not delivered as described.
- The publisher's own company took a claims deduction in this chapter: its homepage states "Established 2012" while its own state filing dates to January 2017 and its principal's license to June 2016, a five-year gap between the claimed founding and both public records. The same rule that penalized two competitors' founding-date claims in this chapter penalized ours. The dataset shows the math.
- 6 of 10 companies have no usable review signal, each for a disclosed reason: corroborated ratings without a confirmed Google count (Eagle Cash Buyers), a confirmed listing whose rating did not render in capture (Capital House Buyers), a differently-named listing this Index declines to attribute without proof (We Buy California Houses For Cash), no rating or count surfaced for the local franchise presence (Finally Sold), no independent third-party local reviews found in Chico (Better Cash Buyer), and one not captured this session, disclosed as a capture limitation rather than a confirmed absence (R&H Distressed Properties). An earlier edition of this page put this figure at 5 of 11 and named only three of the companies; the count was corrected on 2026-08-27 against the published dataset, which had carried the correct per-row zeros throughout.

Snapshot dates: DRE, reviews, and initial BBB 2026-08-18; Secretary of State, BBB detail, and claims re-verification 2026-08-19; statewide-record reuse annotated per cell in the dataset. "None verified" on the license column means our searches found no active DRE license we could link to the brand; it does not mean the company is operating illegally (see methodology). "0 (default)" complaint counts mark confirmed BBB profiles where no numeric three-year count surfaced in capture; the zero bracket is the Index's disclosed convention for that case. We Buy California Houses For Cash's entity row applies the Index's partial-credit ruling for a confirmed non-Active registration: the Forfeited status earns nothing while longevity counts from the 2021 formation. Its review axis is unscored because the only candidate listing displays a different business name and this Index does not attribute identity without proof, per ruling. Bidwell Home Buyers' site-integrity finding (unrelated casino links in the homepage footer) is disclosed in its profile and takes no scoring deduction per ruling, since the served page's own claims are internally consistent. The tie at rank 9 carries no pre-registered break rule and publishes as tied. A tie at rank 5 in earlier editions of this page was broken on 2026-08-27 by a roster removal, not by any tie-break instrument. Deed and title verification is planned for a future Index update and is not scored in v1. EVIDENCE TIER FOR THE 2026 CYCLE, STATED PLAINLY. The three axes a reader is most likely to want to re-run are ARTIFACT-BACKED: the DRE licence record, the Secretary of State entity record, and each company's own published claims. For those we hold the retained raw page or search result behind the scored cell, so the figure is reproducible rather than merely asserted. The other two axes, BBB and Google reviews, are SUMMARY-BACKED for 2026: they rest on our capture session's dated written record rather than on a retained raw page. THE REASON IS A LIMIT IN OUR OWN TOOLING, NOT ANYTHING ABOUT THE SOURCES AND NOT ANYTHING ABOUT ANY COMPANY. The BBB refuses our scripted requests while serving the same pages normally to a browser, review counts are drawn by JavaScript after the page loads, and we have no way yet to write a browser-rendered page straight to disk. Building that is deferred to the next annual cycle. Until it exists we say which tier each axis sits on rather than let them read as equally solid. This chapter's licence, entity and own-claims artifacts were re-captured fresh on 2026-08-27, including a known-hit control run before the licence lookups so that a recorded absence is evidence the instrument works rather than an assumption. Its BBB and review figures carry their original capture date, given above.
Market context
We have not yet run an independent market research pass for Chico or Butte County, and no company in this roster publishes its own Chico market figures we could report with attribution. Rather than write around numbers we do not have, this section states the gap plainly and will be filled by a dedicated research pass in a scheduled refresh.
What holds everywhere: a legitimate cash purchase typically closes in one to three weeks depending on title condition; the situations that stretch it (probate paperwork, liens, tenant issues) are the same in Chico as anywhere. That speed has a price, which the FAQ addresses plainly.
How we scored
Five axes, 100 points, the same frozen math the Sacramento chapter established: Entity status and longevity 25, License verification 20, BBB record 20, Claims consistency 20, Review record 15. These weights were tuned once, on the Sacramento data, and are now frozen for the annual cycle; this chapter applies them unchanged. Scores publish as numbers out of 100 with fully recomputable math.
The complete recomputable math, the identity-linking standards, and every stated limitation:
How the California Cash Home Buyer Index is scoredCompany profiles
Profiles run in Index score order. Each follows the same template: what the records show, what reviewers say, what the company claims against what we could verify, and which seller the company actually fits. Negative findings are quoted from records; we do not characterize beyond them.
1. Fast Home Buyer California, 78.6
Fast Home Buyer California is operated by the author of this Index. It is included because excluding it would make the dataset incomplete, and it is scored by the identical criteria applied to every other company. Every data point in its row comes from the same public records, and the full dataset is downloadable so anyone can check our work.
Why it ranks first here, examined: The roster explains the rank: Chico's strongest local competitor, Butte Home Buyers, trails on the license axis (no linkable DRE record) while this row carries an identity-confirmed, displayed license. And the rank comes despite a deduction, not without one: see the claims paragraph below. No axis in this row contains a judgment call in the author's favor, and the per-axis math is published.
What the records show: The company's principal holds active DRE salesperson license 02006033, no disciplinary action, re-verified fresh this session and displayed with a DRE label six times on the served page. The operating entity is Realty Helpers LLC, filed 01/05/2017, Active; the statewide record is reused from the Sacramento chapter's primary capture and disclosed as such. BBB: A+, accredited, 0 complaints.
What reviewers say: 5.0 stars across 11 consolidated identity-linked reviews, the same statewide count every chapter reports; the small base remains this row's honest weak point.
Claims vs records: One deduction, taken against ourselves under the same rule applied to three competitors below: the homepage states "Established 2012" and "Buying Houses Since 2012," while the company's own state filing dates to January 2017 and its principal's license to June 2016, a roughly five-year gap between the claimed founding and both independent public records. The homepage also states a flat "Close in 7 days" badge alongside "most sellers close in 7 to 14 days" and a 30-day title exception, the conflicting-figure spread this Index deducts on every other FHBC page, so this row now carries two clusters rather than one. Because no dedicated Chico page exists, the homepage is the served page for Chico sellers, and it reproduces the same conflict our Sacramento chapter first documented. Deducted, disclosed, and left standing exactly as any competitor's would be. A second deduction applies in every chapter of this Index as of 2026-08-26, and it corrects an inconsistency that had been running in our own favour: the site-wide footer reads "Licensed cash home buyers serving all of California since 2012" while DRE license 02006033 was issued in 2016 and the company's own BBB profile reports a 2018 business start. Our Sacramento and Fresno chapters deducted that conflict from the start; several later chapters did not, so the same company was scoring differently by city on identical facts. Every chapter now takes both deductions, which is why this row reads 78.6 across the entire Index.
Chico operations: Fast Home Buyer California serves Chico from its statewide operation; its Fast Home Buyer California homepage is the served page this chapter captured, checked by the same self-published evidence standard as every other company.
Best fit: A seller who wants a licensed buyer with a displayed license number, a nine-year Active entity, and a clean accredited BBB record, weighed honestly against a small review base and the founding-date deduction above.
2. Butte Home Buyers, 73.9
What the records show: No DRE license found for BBB-named owner Jeff Macdonald under any variant tried, and the company's own page makes no license claim. The entity, Butte Home Buyers, Inc., filed 02/07/2019, is Active at 7.5 years, the only locally headquartered Active corporation in this chapter. BBB: A+, accredited since 2018, no complaint count surfaced (zero bracket, default convention).
What reviewers say: 4.8 stars across 37 reviews per the search capture; a review-aggregator cross-check showed a lower count (23), a source discrepancy disclosed in the dataset with the primary capture used.
Claims vs records: "Closing in as little as 7 days," no fees, no commissions; internally consistent on the Chico-specific page, no deduction.
Best fit: A seller who wants the strongest purely local package in this chapter: a Butte County Active corporation, an accredited clean BBB record, and the largest confirmed local review base, without a license link.
3. Bidwell Home Buyers, 55.5
What the records show: Principal Tyler Rowen Carlisle holds active DRE salesperson license 02204185, Chico mailing address, no disciplinary action, identity-confirmed through the company's own BBB profile displaying the number, which its own site does not. No state entity was found under the company name. BBB: A+, not accredited, no complaint count surfaced (zero bracket, default convention).
What reviewers say: 5.0 stars across 9 reviews.
Claims vs records: "The sale can close in as few as seven days," no fees or commissions; internally consistent, no deduction. One separate site-integrity finding, disclosed in full: the domain's homepage footer carries multiple outbound links to unrelated online-casino domains, verified in the raw HTML, a common signature of a spam injection, while the Chico page content itself reads as legitimate, on-topic material. Under this Index's ruling that takes no scoring deduction, because the served page's own claims are internally consistent and the rubric scores claims, not site maintenance. It is disclosed because a seller deserves to know the domain shows signs of compromise before trusting anything on it, and because a company unaware its own site carries injected links may also be unaware of other things.
Best fit: A seller who values a genuinely Chico-licensed principal, verifies the license themselves at the DRE, and weighs the site-integrity finding with open eyes.
4. Eagle Cash Buyers, 40.0
What the records show: No California DRE license found; the principal is Ohio-based per the BBB, and the operating company is an Ohio LLC with no California registration, a confirmed out-of-state structure, not a blocked lookup. BBB: A+, accredited since 2019, no complaint count surfaced (zero bracket, default convention).
What reviewers say: Ratings in the 4.8-4.9 range are corroborated across three sources, but no confidently Google-specific review count was captured, and the review formula requires both; scored zero rather than fabricating a count, with the corroborated rating disclosed.
Claims vs records: "Cash offer in 24 hours," "as few as 7 days" fastest close, and a 30-day flexible option read as three distinct stages, not a conflict; no deduction.
Best fit: A seller comfortable with a multi-state Ohio operator carrying a clean accredited BBB record, who asks which legal entity signs and where its track record actually sits.
5. Capital House Buyers (Amino Holdings LLC), 36.0
What the records show: No DRE license found; no principal is named on the page. The legal entity resolved through the company's own SMS-consent text naming Amino Holdings, LLC, confirmed at the state registry: filed 11/30/2022, Active. The brand name itself returns no registry match, consistent with a trade name over the LLC, the same structure this operator uses under a different brand in another chapter of this Index. No BBB profile under either name.
What reviewers say: A Google listing exists and matches the company's website, but no rating or count rendered in capture; scored zero as a disclosed gap, not a confirmed zero.
Claims vs records: One deduction: "close in as little as 7 days" in the hero versus "7-14 days" in the comparison chart, the same conflict this operator's sibling brand carried elsewhere.
Best fit: A seller who confirms in writing that Amino Holdings, LLC is the signing entity, since that is the only registry thread behind the brand.
6. We Buy California Houses For Cash, 35.5
What the records show: No DRE license found. The legal entity resolved through the BBB's alternate-name field: Unique Home Solutions LLC, formed in Michigan in April 2021, whose California registration status is Forfeited - FTB. Under this Index's partial-credit ruling for a confirmed non-Active registration, the status earns nothing while longevity counts from formation, which is why this row scores above the pure zeros below it. A Forfeited registration means the state has withdrawn the entity's good standing, a registry fact stated as filed. BBB: the Tracy, California profile is identity-confirmed by exact phone and domain match; its grade is Not Rated in the BBB's own language, not accredited.
What reviewers say: The only candidate listing displays a different business name, and no phone or email cross-reference ties it to this brand. Under this Index's ruling, a differently named listing is scored as a separate business absent proof, so the review axis is unscored and the question is disclosed rather than guessed at.
Claims vs records: Two testimonials citing two-week closings, consistent; no fees, closing costs, commissions, or inspections; no deduction on the page's own claims.
Best fit: A seller who asks, in writing, which entity signs and what its current California standing is, because the one on file is Forfeited.
7. Finally Sold (Right Now Capital LLC), 32.0
What the records show: No DRE license found; the principals are Phoenix-based per the BBB. No California entity under the legal name; two reversed-word-order name-twins exist and are not attributed. BBB: A+, not accredited, at the Phoenix headquarters, no complaint count surfaced (zero bracket, default convention).
What reviewers say: No rating or count surfaced for the Chico-area franchise presence specifically; scores zero, disclosed.
Claims vs records: One deduction: the page claims "20+ years helping US homeowners" while the same legal entity's own BBB record dates the business start to January 2014, roughly 12 years, a cross-source conflict on one quantity. The tiered close-time language (10 days standard, a trademarked 7-day fast track, flexible date) reads as named tiers, not a conflict.
Best fit: A seller comfortable with an Arizona franchise model who asks which entity operates locally and which of the company's own history figures is real.
8. BiggerEquity, 26.5
What the records show: No DRE license found; no principal named beyond a testimonial first name. No state entity found. No BBB profile could be located under any name variant across two sessions, which matters for the claims axis below.
What reviewers say: 4.8 stars across 28 reviews.
Claims vs records: One deduction of the verifiability-mismatch class: the company's own California page, which names Chico explicitly, claims BBB accreditation since 2014, and no BBB.org record corroborating any profile, let alone accreditation, could be found; a search-engine snippet separately asserted the same accreditation with a different year, itself unverifiable and disagreeing with the company's own site. An accreditation claim that the accreditor's own records do not support is scored exactly like a conflicting founding date.
Best fit: A seller who asks the company to point to its BBB profile directly, and treats the answer as the real signal.
9 (tied). Better Cash Buyer, 20.0
What the records show: No DRE license found for founder Terrence Murrell under two search forms. No state entity; a Suspended name-twin with a different agent exists and is not attributed. No BBB profile. No findable local review presence.
What reviewers say: The capture states plainly that no independent third-party local reviews exist for this company in Chico; scores zero.
Claims vs records: "Close in as little as 7-21 days" and "as little as 7 days" share the same floor and were not deducted; no fees or commissions, consistent.
Best fit: A seller who obtains the legal entity name and principal's license status in writing before proceeding, since neither resolves in any record we could reach.
9 (tied). R&H Distressed Properties, 20.0
What the records show: No DRE license found under the company name. No state entity, the same entity-undiscoverable finding our Sacramento chapter documented for this brand despite its published Sacramento address. A BBB profile under a shortened similar name exists at a different address and is not attributed, a disclosed name-twin disposition. No review capture surfaced a rating or count this session.
What reviewers say: Not captured this session; scores zero, disclosed as a capture limitation rather than a confirmed absence, since this brand has a scored review record in another chapter of this Index.
Claims vs records: "Over 15 years of experience," "as little as 5 days," the fastest claim in this chapter, no fees; internally consistent, no deduction.
Best fit: A seller who asks for the legal entity behind the brand, which three chapters of searching have not surfaced, and verifies whatever name they are given at the registry.
Who should not sell to a cash buyer
If your house is financeable, market-ready, and you can wait 45 to 60 days, listing it will almost always net you more money. A cash sale trades price for speed and certainty. That trade makes sense in specific situations: probate with liabilities running, foreclosure timelines, major condition problems, or when carrying costs and stress outweigh the spread. If none of those describe you, talk to an agent before you talk to anyone in the table above, including us.
Red flags we found in this market
Every item below comes from a public record or a dated capture in the downloadable dataset. None of it is characterization; all of it is checkable.
- Casino links injected into a local buyer's homepage footer.Bidwell Home Buyers' domain shows a classic spam-injection signature (outbound online-casino links in the raw HTML of its homepage footer) while its Chico content reads as legitimate. Disclosed, not scored, per the Index's ruling; a seller should know a domain shows compromise signs before trusting anything on it.
- A hijacked domain behind a former roster candidate.Magnum Quality Homes REI's domain now serves entirely unrelated hijacked content, and its state entity is independently confirmed Terminated. Dropped as defunct with the evidence retained. If a company's own website has been taken over, walk away.
- Founding dates that fail their own records, three times over, including ours.Fast Home Buyer California claims 2012 against its own 2017 filing and 2016 license. Finally Sold claims 20+ years against its entity's 2014 BBB start. BiggerEquity claims a BBB accreditation the BBB's own records do not show. All three took the identical deduction. A fourth company carrying the same defect, two different founding years on one page, left the roster on 2026-08-27 for an unrelated reason set out in the key findings.
- A company that says it will find you a buyer, marketed as a buyer.Priority Home Buyers' Chico page opens with cash-buyer marketing and then states: "Leveraging our vast network of local real estate investors, we guarantee to find you a willing and able cash home buyer in Chico CA." Finding a buyer and being a buyer are different services with different economics, and a seller reading the headline may not reach the sentence that says which one is on offer. This Index scores buyers, so the row was removed from the roster on 2026-08-27 rather than scored. Nothing here says the service is not delivered as described; the point is only that a seller should know which service they are being offered before they compare offers.
- Out-of-state operators with no California thread. An Ohio LLC and an Arizona franchise both market directly to Chico sellers with no California license, entity, or local review record, and a third operator's Michigan-formed LLC has a Forfeited California registration. A Nevada LLC reporting 28 locations fit the same pattern until it left the roster on 2026-08-27 for a separate reason. None of this is illegal; all of it changes what you can verify and where recourse lives.
- License numbers displayed in the wrong place, or not at all.Bidwell Home Buyers' principal is genuinely Chico-licensed, and the number appears on its BBB profile rather than its own site. Ask any buyer for the number, then look it up yourself.
- Review signals that could not be captured, disclosed as such.Five rows carry review zeros for five different stated reasons, from an unconfirmed count to a differently named listing this Index declines to attribute without proof. A zero we can explain beats a number we guessed.
What we did NOT find: no Chico-specific lawsuit, regulatory action, or formal complaint against any named local operator surfaced in this chapter's research pass beyond what is cited above. That is an absence of evidence in the sources we searched, not a clean bill of health.
Frequently asked questions
How do I check if a Chico cash buyer is licensed?
Use the DRE's free public license lookup. Search the license number if the site shows one, and confirm the name on the record matches the person or company you are dealing with. If the site shows no number, search the company name and the owner's name, and check the company's BBB profile too, since one Chico operator displays its principal's license there and not on its own site. No result means the DRE has no matching license, which is legal for a company buying on its own account, but your recourse if things go wrong does not include the DRE. The methodology page has the step-by-step walkthrough.
Do cash buyers in California need a real estate license?
Not to buy houses for their own account. Business and Professions Code 10130-10131 require a license for acting on behalf of another, not for buying as a principal. Enforcement issues arise mainly for wholesalers who market the property itself rather than their contract interest. A pending bill, AB 1850, would require a license for wholesaling and mandate written disclosure; as of this page's publication in August 2026 it remains pending, not law. What licensure changes today is recourse: licensed operators answer to the DRE.
How much less do cash buyers pay than market value in Chico?
No measured Chico-specific statistic exists in any source we found, so we will not invent one. As general industry mechanics: investor buyers commonly work from formulas around 70 percent of after-repair value minus repair costs, and iBuyers describe offers closer to market with fees deducted. The honest summary: you are trading some price for speed and certainty, and you should get competing offers to see the size of your own trade.
What is the fastest a cash sale can close in Chico?
The fastest specific claim in this chapter is R&H Distressed Properties' "as little as 5 days"; 7 days is the most common figure (Fast Home Buyer California, Butte Home Buyers, Bidwell Home Buyers, Eagle Cash Buyers, Better Cash Buyer, and one of Capital House Buyers' two figures), and Finally Sold markets a trademarked 7-day fast track over a 10-day standard. A real cash sale still needs escrow, a title search, and county recording; with clean title those compress to roughly a week, and probate, liens, or tenant issues stretch any timeline regardless of the buyer. A buyer who promises a specific number before seeing title has promised something they do not yet know.
Why do so many out-of-town companies advertise in Chico?
Smaller markets attract multi-location operators because local competition is thin: this roster has exactly two companies with any confirmed local registry thread (a Butte County corporation and a Chico-licensed principal) against a tail of Ohio, Arizona, and Michigan-formed operations. Out-of-state is not a disqualifier, but it changes your checklist: get the exact legal entity, its state of formation, its California registration status, and the license status of whoever signs, all in writing, before you commit.
A company's website looks professional. Does that mean anything?
Less than you would hope. This chapter found one polished local site whose homepage footer carries injected casino links its operator is presumably unaware of, one former candidate whose entire domain was hijacked, and several professional-looking sites behind which no license, entity, or BBB record exists at all. A website is a marketing surface. The registries this Index checks (DRE, Secretary of State, BBB, and the review platforms) are where verification actually lives, and all of them are free to search.
