This is the Chula Vista chapter of the California Cash Home Buyer Index. For every company actively marketing cash home purchases to Chula Vista sellers at capture time, we pulled the California DRE license record, the Secretary of State corporate filing, the BBB file, Google review data, and dated captures of each company's own claims, then scored everything under the same frozen rubric every chapter of this Index uses. 14 companies made the scored roster.

Two candidates were excluded on their own websites' evidence before scoring, and one of them is the publisher's own company: Fast Home Buyer California's areas-we-serve page names San Diego but never Chula Vista, so it fails this Index's own inclusion test for this chapter and does not appear in the table below. The same rule excluded a second, unrelated company whose dedicated Chula Vista URL returns nothing. Details are in the red flags section. Key findings (2026)

All figures computed from the verified dataset (capture date , with the disclosed statewide-record reuse exceptions noted in the comparison table). Every company here markets a cash purchase; if you want the definition first, read what counts as a cash offer.

  • For 10 of 14 scored Chula Vista companies, the DRE returned no licence record we could link to the brand at all. That is the figure this sentence counts, and it is reproducible from the dataset as the rows whose licence field reads NOT FOUND. Counting instead every company without a currently ACTIVE licence gives 12, because two more hold real records that have lapsed.   • One company's exact-name, exact-principal California corporation is recorded as Terminated with the Secretary of State while the brand continues actively marketing and transacting per its own BBB profile and Google reviews. A similarly named but differently principaled LLC remains Active and is not attributed to this brand. That is a registry-status fact, stated as filed.
  • One company marketing directly to Chula Vista sellers operates real, reviewed Google Business Profile locations in at least ten California cities, yet has no findable California Secretary of State registration under its name and no California BBB profile anywhere in the state (its BBB profiles exist in five other states). A large marketing footprint and public-registry verifiability are different things, and this company remains the chapter's clearest illustration of the gap. It left the scored roster on 2026-08-27 for a separate reason set out in the next finding, and the verifiability observation is published here rather than dropped with the row.
  • One company this chapter previously scored was removed from the roster on 2026-08-27. Priority Home Buyers markets to Chula Vista sellers as a cash buyer, and its own homepage says something different: "Leveraging our vast network of local real estate investors, we guarantee to find you a willing and able cash home buyer in your area." Snapshot dates: DRE, claims, and BBB 2026-08-18; SOS and Google 2026-08-19; four cells reuse fresher statewide captures from prior chapters as annotated in the dataset. Osborne Homes' row applies this Index's ruling that an expired corporate license with a documented disciplinary history scores zero on the license axis regardless of the company's Active corporate status; its Secretary of State record, BBB record, and reviews are scored normally. San Diego House Heroes' plain "A" BBB grade maps to its own bucket at the midpoint of the A band, applied consistently Index-wide. Where a confirmed BBB profile did not surface a numeric three-year complaint count in capture, the zero bracket is used and marked unconfirmed rather than guessed higher. "Badge unextractable" means an identity-linked Google profile exists but its numeric rating could not be read by this session's capture instrument; that is a disclosed gap, not a confirmed zero. Chula Vista Home Buyers and Gordon Buys Homes are scored as separate companies; a possible relationship between them could not be confirmed to the two-independent-records standard and the ambiguity is disclosed in both profiles. What reviewers say: 4.8 stars across 103 Google reviews, with the principal named repeatedly in review content, which further corroborates the identity link. The site's own "over 100 five-star reviews" claim is consistent with this count.

Claims vs records: No numeric close-time claim was captured; "over a decade of experience" is consistent with the 2015 filing. No deduction.

One disclosed ambiguity: A separate roster row, Chula Vista Home Buyers, operates a website whose relationship to this company could not be confirmed or excluded to this Index's two-independent-records standard. Claims vs records: One narrative flag, no deduction: the site says "Since 2014" in one place and "nine years" in another, read as stale copy rather than a live conflicting claim about the service, per the capture log's documented disposition.

It is now 0 and the total is 60.4. The DRE record was re-pulled to settle it and reads License Status EXPIRED, expiration 06/11/21, no current responsible broker. The same company scores zero on the same lapsed licence in our Orange County chapter, so the dataset was also disagreeing with itself across chapters. The rank does not move. 12 (tied). San Diego Cash Offer, 20.0

What the records show: No DRE license found and no principal named to search under; no state entity under either name variant; no BBB profile under this exact name. One disambiguation matters: a BBB-listed company with a nearly identical name, Sandiegofastcashoffers.com LLC, is a confirmed different business with different phone numbers, and that other company was separately excluded from this roster because its own pages make no live Chula Vista claim. The two should not be conflated in either direction.

What reviewers say: No identity-linked Google profile found; two similarly named businesses surfaced and neither matches the phone number on this company's own site.

Where is the publisher's own company?

Fast Home Buyer California is operated by the author of this Index. It is included in chapters where it qualifies because excluding it would make the dataset incomplete, and it is scored by the identical criteria applied to every other company. Every data point in its rows comes from the same public records, and the full dataset is downloadable so anyone can check our work.

In this chapter, those identical criteria exclude it. The Index's inclusion rule requires a company's own published claims to name the chapter's market, and Fast Home Buyer California's own areas-we-serve page names San Diego but not Chula Vista. So it is not in the table, by the same rule that removed an unrelated second candidate. An index that bends its own rules for its publisher would not be worth reading; this one does not.

Who should not sell to a cash buyer
