This is the Elk Grove chapter of the California Cash Home Buyer Index. For every company actively marketing cash home purchases to Elk Grove sellers at capture time, we pulled the California DRE license record, the Secretary of State corporate filing, the BBB file, Google review data, and dated captures of each company's own claims, then scored everything under the same frozen rubric every chapter uses. 17 companies made the scored roster. Two more were removed on their own evidence: the HomeVestors franchise brand, whose own regional page names Sacramento, Stockton and Modesto but never Elk Grove, and Mk.1 Investments, whose site now redirects to a web-design vendor.
Elk Grove is the first suburb this Index has scored inside a metro it had already covered, and that shapes the whole table. Ten of these seventeen companies are Sacramento companies whose license, entity and BBB records do not change at the city line; those cells are reused from our Sacramento capture and are labeled as reused, cell by cell, in the downloadable dataset. Seven are operators this Index had never scored anywhere. The honest summary of this market is that most of it is the Sacramento market with an Elk Grove landing page attached, and the part that is not is where the interesting records turned up.
One disclosure about our own work belongs at the top, because it changed four rows. When this chapter was first captured on 2026-08-18, six companies came back with their license and entity axes at zero, not because the records were absent but because our own browser tooling was being contended by a second research session running at the same time. That session said so in writing at the time rather than dressing the zeros up as findings. We went back on 2026-08-26 and finished the work. Four of those six turned out to have real, Active California corporations, three of them registered to the very people the companies name as their principals. Bridgehaven Homes moved from ninth to sixth, California Cash Buyer from tenth to ninth, and Safe Cash Offers left the bottom of the table entirely. Those companies were never the problem; our capture was.
Key findings (2026)
All figures computed from the verified dataset (capture dates through , with the disclosed Sacramento-metro reuse noted in the comparison table). Every company here markets a cash purchase; if you want the definition first, read what counts as a cash offer.
- 12 of 17 companies have a California entity we could tie to the operator, and four of those twelve were confirmed only after we went back and re-ran lookups our own tooling had failed on. Three of the four are registered to their own named principals: Bridgehaven Homes to Shane Swanberg, California Cash Buyer to Jonathan Tang, and MCB Homes to Matthew Carl Bristow, each listed by the state as an individual agent at the company's own address.
- MCB Homes gives the cleanest cross-check in the chapter: the business-start date on its BBB profile, 6/28/2017, is the same day as its Secretary of State filing date. Two independent records, produced by two different organizations for two different purposes, agreeing to the day.
- 6 of 17 companies carry a verifiable linked DRE license, and a seventh, Opendoor, holds a corporation license in the brand's own name. For the other ten, our searches returned no matching license. The nine fresh license searches this chapter ran on 2026-08-26 all came back empty on an instrument we control-tested in the same batch, so those are confirmed absences rather than untried lookups.
- Review depth is what actually separates the top of this market, and it is unusually deep: Laurel Buys Houses carries 138 reviews, Bridgehaven Homes 118, Joe Homebuyer Sacramento 109, and Bobby Buys Homes 103. Five companies have no findable review presence anywhere at all, and two of those five sit in the bottom tie.
- One company in this table advertises that it can close in as little as seven days while the state lists its corporation as suspended by the Franchise Tax Board: Westbrook REI. The license it does display is a contractor's license, not a real estate license. Both facts come from public records and neither is characterized further here.
- Safe Cash Offers publishes no principal's name anywhere, which normally leaves a company unverifiable on the entity axis. It cleared anyway, on a check that cost nothing: the address the state lists for Safe Cash Offers LLC is the same address the company publishes on its own Elk Grove page, with a named individual as agent there. When a company will not tell you who runs it, the registry sometimes will.
- Fast Home Buyer California, the company operated by this Index's author, ranks fifth at 78.6, the same score it now carries in every chapter of this Index. This is one of the three chapters that applied both of its claims deductions from the start. Its Elk Grove URL also redirects to its Sacramento page, which is disclosed in its profile rather than glossed.

Snapshot dates: claims, BBB and reviews captured 2026-08-18 and 2026-08-19; the six outstanding DRE and Secretary of State lookups completed 2026-08-26 after a tooling failure was fixed. Ten rows reuse license, entity, BBB and review records from this Index's Sacramento chapter capture of 2026-08-08 and 2026-08-09, because those records belong to the same brand and the same legal entity and do not change at a city line; every reused cell is annotated with its source and date in the dataset, and each of those ten companies was independently confirmed to make its own affirmative Elk Grove claim. Whether that same-metro reuse should become a standing rule for future suburb chapters is an open question in this Index's own rulings ledger, disclosed here rather than settled quietly. The three axes a reader is most likely to want to re-run are ARTIFACT-BACKED: the DRE licence record, the Secretary of State entity record, and each company's own published claims. For those we hold the retained raw page or search result behind the scored cell, so the figure is reproducible rather than merely asserted. The other two axes, BBB and Google reviews, are SUMMARY-BACKED for 2026: they rest on our capture session's dated written record rather than on a retained raw page. THE REASON IS A LIMIT IN OUR OWN TOOLING, NOT ANYTHING ABOUT THE SOURCES AND NOT ANYTHING ABOUT ANY COMPANY. The BBB refuses our scripted requests while serving the same pages normally to a browser, review counts are drawn by JavaScript after the page loads, and we have no way yet to write a browser-rendered page straight to disk. Building that is deferred to the next annual cycle. Until it exists we say which tier each axis sits on rather than let them read as equally solid.
Market context
This chapter has no independent Elk Grove market figures and does not borrow any. Unlike most chapters, no roster company publishes dated Elk Grove market data on the page we captured, so there is nothing here to attribute and nothing worth inventing. What can be said from primary evidence is structural: Elk Grove's cash-buyer market is largely the Sacramento market extended south, with ten of seventeen companies operating from Sacramento-area addresses under records that do not change at the city line.
The number this chapter can stand behind is a verifiability count rather than a price. Ten of seventeen companies have no DRE license we could link to the brand, six have no findable review presence, and two have no confirmable identity of any kind. In a suburb where much of the competition is a landing page for a company headquartered somewhere else, the table below and the free dataset under it are doing the work that a local reputation would do in a smaller market.
How we scored
Five axes, 100 points, the same frozen math the Sacramento chapter established: Entity status and longevity 25, License verification 20, BBB record 20, Claims consistency 20, Review record 15. These weights were tuned once, on the Sacramento data, and are now frozen for the annual cycle; this chapter applies them unchanged. Scores publish as numbers out of 100 with fully recomputable math.
The entity axis is what moved this chapter, so the rule behind it is worth stating plainly. A registry filing scores only when something inside the record independently ties it to the operator. Three of this chapter's four new confirmations clear that test the easy way: the person the state lists as agent for service of process is the same person the company names as its principal on its own website. Safe Cash Offers clears it a harder way and is worth reading as a method: that company publishes no principal at all, so instead of scoring it zero and calling the question novel, we compared the address the state holds for the filing against the address the company publishes on its own page. They match exactly, with a named individual as agent there. Capital House Buyers fails the same test, because the only party named in its filing is a commercial agent service, so its entity axis is zero and the label says candidate only rather than not found.
One consequence of the frozen math deserves stating alongside it: a confirmed absence and an unconfirmable link both score zero, because the rubric has no way to tell them apart. The labels do that work instead. What the records show: Active DRE salesperson license 02006033, no disciplinary action, displayed with a label on the page that serves Elk Grove. The operating entity is Realty Helpers LLC, filed 01/05/2017, Active. BBB A+, accredited, no complaints. All statewide records, reused from earlier chapters' primary captures and disclosed as such.
The Elk Grove page that is not an Elk Grove page: This company has no Elk Grove page. Its Elk Grove address redirects, through three hops, to its Sacramento page, whose title and canonical URL are both Sacramento's. That page does name Elk Grove, thre times, including in an explicit list of served suburbs, which is why the company stays in this roster: this Index's inclusion test has always been the claim, not the URL. Two things are disclosed rather than smoothed over. First, our own 2026-08-18 capture quoted that Sacramento page's text as though it were an Elk Grove page's text, without recording that a redirect had happened; that was our error and this paragraph is the correction. That is the strongest form of entity confirmation this Index accepts, because the person named in the filing is the person the company names as its co-founder. BBB A+, accredited, no complaints, with a business start of 12/1/2017 that sits three months before the filing date, which is ordinary and is not scored as a conflict.
The correction that moved this row: This company sat at rank 9 with a zero on the entity axis, and that zero was never a finding about Bridgehaven. It was our own capture tooling failing under contention from a parallel session, disclosed as such at the time. Running the lookup properly on 2026-08-26 returned the clean Active corporation above and moved this row from ninth to sixth.

What the records show: The most interesting verification in the chapter, because the company makes it hard on purpose and the records answered anyway. No principal is named anywhere on the site, and no DRE license was found. The entity is Safe Cash Offers LLC, filed 08/01/2025, Active, all four standings good, with an individual named as agent: Randall Ortiz. What ties that filing to this business is not a name, since none is published, but a place: the address the state holds for the entity, on Argyle Lane in Sacramento, is character-for-character the address the company publishes on its own Elk Grove page. Brand to entity by exact name, entity to place by exact address. No BBB profile and no review presence were found. Context, not a score adjustment: the company announced its Sacramento launch in January 2026, five months after the filing date, which is a coherent sequence for a genuinely new operator.
The correction that moved this row: This company was in the chapter's three-way bottom tie at 20.0 with its entity axis zeroed by our tooling failure. Completing the lookup moved it to twelfth and left only a two-way tie behind it. Its score is still the lowest of any company here with a confirmed entity, because the rubric credits an Active filing that is barely a year old with the smallest longevity bracket it has.

What a licence changes is recourse: licensed operators answer to the DRE, and unlicensed ones answer only to a court. Ten rows here have no licence we could tie to the brand, including three of the four companies whose entities we newly confirmed.
- A filing that names only an agent service, behind a page that names no address.Capital House Buyers publishes its underlying entity name only inside SMS-consent boilerplate, and that entity's filing names a commercial registered-agent company rather than any person. The same page publishes no business address, which is what made this row unresolvable where Safe Cash Offers, with the same absence of a named principal, resolved cleanly.
- A city-named brand with no city record.Elk Grove Home Buyers carries the market's own name and returned nothing on every register this Index searches, across two separate registry formulations. Naming yourself after a city is a marketing decision that costs nothing and proves nothing.

For MCB Homes the absence is explicitly documented by a third-party directory rather than merely unfound.

Enforcement issues arise mainly for wholesalers who market the property itself rather than their contract interest. A pending bill, AB 1850, would require a license for wholesaling and mandate written disclosure; as of this page's publication in August 2026 it remains pending, not law. What licensure changes today is recourse: licensed operators answer to the DRE, and unlicensed ones do not.
