This is the second chapter of the California Cash Home Buyer Index. We started with Sacramento; this chapter applies the identical criterion and the identical frozen scoring math to Fresno. For every operator actively marketing to Fresno-area sellers we pulled the California DRE license record, the Secretary of State corporate filing, the county fictitious business name index where the corporate trail ran out, the BBB file, Google Business Profile data, and dated captures of each company's own claims. That includes our own company, which is ranked by the identical criteria and disclosed below.
We started with a 14-company roster built from third-party "best Fresno cash buyers" rankings and each company's own site. Four companies did not survive first-party verification and are excluded from the scored table below, with the evidence on file; the ten that remain are ranked here. Key findings (2026)
All figures computed from the verified dataset (capture date , with two disclosed reuse exceptions from the Sacramento chapter's capture, noted in the comparison table).
- 3 of the 14 companies we originally rostered for Fresno (21%) appear on third-party "best Fresno cash buyers" rankings while their own current websites either exclude California entirely or serve a different city under the Fresno-branded URL. We call this the phantom-market gap: a listicle placement that does not survive a direct check of the company's own site.
- 8 of 10 scored companies have no DRE license we could verify and link to the brand. Only two do: Opendoor holds a corporation license in its own name, and Fast Home Buyer California operates under a licensed principal. That is a verifiability finding, not an accusation: buying houses for your own account is legal in California without a license. The difference is recourse. A licensed operator answers to the DRE; an unlicensed one does not.
- 3 of 10 scored companies have a confirmed operating entity in the state registry, all recorded Active: Realty Helpers LLC (Fast Home Buyer California), Opendoor Brokerage Inc., and HTV Properties LLC. One more company's principal was confirmed to operate as a sole proprietor under a county fictitious business name filing rather than a registered entity, which explains rather than penalizes the absence of an SOS record.
- 5 of 10 scored companies have no findable Google Business Profile at all under their company name or known address, closing a reviews-capture gap this program's own tooling struggled with across four sessions before a working method was found.
- Total BBB complaints across the 10 scored companies, trailing 3 years: 100. All 100 sit on the two national or franchise brands (Opendoor 71, HomeVestors corporate 29). No local Fresno operator we could find a profile for carries a single complaint on record, though most of them also carry no BBB profile at all.
- All 10 scored companies publish a numeric or descriptive fastest-close claim. The local median is roughly 7 days. The national operators' own floors run three to nine times that: 21 days for Opendoor's fastest-close option, and about three weeks for the HomeVestors franchisee.

Snapshot dates: DRE, SOS, BBB, Google, and site claims 2026-08-15, with two disclosed exceptions in the dataset and methodology: Fast Home Buyer California's Secretary of State entity record and Opendoor's national BBB complaint count are reused from the Sacramento chapter's 2026-08-08 primary capture, because neither record varies by which city's chapter is asking. "None verified" on the license column means our searches found no active DRE license we could link to the brand; it does not mean the company is operating illegally (see methodology). Deed and title verification is planned for a future Index update and is not scored in v1. EVIDENCE TIER FOR THE 2026 CYCLE, STATED PLAINLY. The three axes a reader is most likely to want to re-run are ARTIFACT-BACKED: the DRE licence record, the Secretary of State entity record, and each company's own published claims. For those we hold the retained raw page or search result behind the scored cell, so the figure is reproducible rather than merely asserted. The other two axes, BBB and Google reviews, are SUMMARY-BACKED for 2026: they rest on our capture session's dated written record rather than on a retained raw page. THE REASON IS A LIMIT IN OUR OWN TOOLING, NOT ANYTHING ABOUT THE SOURCES AND NOT ANYTHING ABOUT ANY COMPANY. The BBB refuses our scripted requests while serving the same pages normally to a browser, review counts are drawn by JavaScript after the page loads, and we have no way yet to write a browser-rendered page straight to disk. Building that is deferred to the next annual cycle. Until it exists we say which tier each axis sits on rather than let them read as equally solid.

Fresno's own market data appears directly in this chapter's evidence: Opendoor's dedicated Fresno sell page reports a median sale price of $407,820 and a median 59 days on market, sourced and dated at capture. We did not run a separate multi-source market-context research pass for this chapter the way the Sacramento chapter did; where a company's own page carries a sourced local statistic, it is quoted in that company's profile below rather than restated here as an independent finding.
A legitimate cash purchase typically closes in one to three weeks depending on title condition; the situations that stretch it (probate paperwork, liens, tenant issues) are the same everywhere and are covered honestly in the FAQ.

Fast Home Buyer California is operated by the author of this Index. It is included because excluding it would make the dataset incomplete, and it is scored by the identical criteria applied to every other company. Every data point in its row comes from the same public records, and the full dataset is downloadable so anyone can check our work.
What the records show: The company's principal holds active DRE salesperson license 02006033, no disciplinary action, displayed with a DRE label on all four of its Fresno-specific pages. The operating entity is Realty Helpers LLC, filed 01/05/2017, Active; that record does not vary by city and is reused here from the Sacramento chapter's primary capture, with the reuse and its date disclosed in the dataset. BBB: A+, accredited, 0 complaints, captured fresh for this chapter.

Claims vs records: This row took two claims deductions, the most of any company in this chapter. First, the Fresno pages' closing-time statements conflicted with each other as captured: a city-page headline of 7 days, a city FAQ of "as little as 7 days," a city-page detail range of 7 to 21 days, and a county-page range of "as few as 7 days." Second, and new to this chapter, the how-it-works page stated "more than 50 California home purchases since 2012" while the city and county pages both stated "100+ transactions since 2012" on the same capture date. Both figures have since been corrected on the live site; the 2026 Fresno score keeps the deduction as captured, because scores snapshot the capture date for every company equally, the same rule the Sacramento chapter applied to itself.

One more disclosure: Fast Home Buyer California ranks first in this Fresno chapter, a different outcome than its fifth-place Sacramento rank. The operating entity, Opendoor Brokerage Inc., is Active with all standings Good, reused from the same statewide Opendoor record our Sacramento chapter verified, since the entity record does not vary by city. BBB: A+, accredited, 71 complaints in 3 years, the highest count in this chapter; BBB complaint counts have no transaction-volume denominator, so a national operator's count is not directly comparable to a local one's.
What reviewers say: No Fresno Google Business Profile; the review axis scores zero under this Index's local-market rule.
Claims vs records: Opendoor's Fresno market page is a genuine dedicated local page, not a generic national template: it carries live local market data, a median sale price of $407,820 and a median 59 days on market, sourced and dated at capture. That is the strongest inclusion evidence any company in this chapter presented. The closing-time claim, 21 to 60-plus days on your schedule, is internally consistent with no conflicting statement found. The license number is not displayed on the Fresno consumer page; the statewide brokerage record is captured separately.

No BBB profile was located after a dedicated search.
What reviewers say: 5.0 stars across 16 Google reviews, the largest local review base found in this chapter.
Claims vs records: Cash offer in 24 hours, a seller-chosen close of 7 to 90 days, zero commissions; no conflicting statement found. The site states that a licensed California real estate agent is on the team without naming that person, which we could not independently confirm or contradict against the one principal name on file; recorded here as an open question, not a deduction.
Best fit: A seller who values a five-year-old Active entity with a clearly identity-confirmed principal and the strongest local review base in this chapter, and who will ask directly who on the team holds the claimed real estate license.
4. Strategic REI (Fresno Cash Buyer), 38.3
What the records show: No DRE license found for the company or for its BBB-listed principal, Don Costa. The only Secretary of State record under this name, Strategic REI, Inc., is recorded Suspended - FTB, but the identity link is weaker than it first appears: the SOS record's agent is a different person, Laura Pruneda, than the principal BBB names for the brand. Under this Index's uniform standard, an unconfirmed link scores zero on the entity axis without characterizing the suspension either way, because the suspended entity is not confirmed to be the operating brand. That two-source identity confirmation is real, but the entity axis measures registry status, not identity, so a confirmed sole proprietorship scores the same zero here as an unconfirmed brand would.

Best fit: The lowest-scoring company in this chapter on the current record: no license, no entity, no BBB profile, no reviews, and an internally inconsistent closing-time claim. A seller considering this operator should ask for the legal entity name and a single closing-time figure in writing before proceeding.
Who should not sell to a cash buyer
If your house is financeable, market-ready, and you can wait 45 to 60 days, listing it will almost always net you more money. A cash sale trades price for speed and certainty. That trade makes sense in specific situations: probate with liabilities running, foreclosure timelines, major condition problems, or when carrying costs and stress outweigh the spread. If none of those describe you, talk to an agent before you talk to anyone in the table above, including us.

Every item below comes from a public record or a dated capture in the downloadable dataset. None of it is characterization; all of it is checkable.
- Listicle placements that do not survive a direct check.Three of the 14 companies we originally rostered appear on multiple third-party "best Fresno cash buyers" rankings. On a direct fetch of each company's own current website, one excludes California from its service area entirely, and two serve a different city's content under a URL a third party described as Fresno-specific. All three are excluded from the scored table with the evidence on file.
- A rating claimed but not found.One company's own site claims an "A+ Better Business Bureau rating." We could not locate any BBB profile under that brand name after two dedicated search passes.
- A suspended entity that may or may not be the brand.One company's brand name matches a Secretary of State record recorded Suspended - FTB, but the record's registered agent does not match the name the brand's own BBB profile gives for its principal. We could not confirm the two are the same entity, so no suspension is attributed to the brand; this is recorded as an unresolved identity gap, not a finding against the company.
- Closing-time claims that conflict with themselves.Two companies in this chapter, including ours as captured, published multiple fastest-close figures in different places that cannot all be true as written.
- A dead website behind live social profiles.One company we investigated for inclusion has active-looking Facebook and Instagram profiles that all point to the same domain, which itself redirects to an unrelated business. Its most recent public post predates this chapter's capture by more than three years. It is excluded from the scored table as defunct, with the evidence on file.
What we did NOT find: no Fresno-specific lawsuit, regulatory action, or formal complaint against any named local operator surfaced in our research pass. That is an absence of evidence in the sources we searched, not a clean bill of health.
Frequently asked questions
How do I check if a Fresno cash buyer is licensed?
Use the DRE's free public license lookup. Search the license number if the site shows one, and confirm the name on the record matches the person or company you are dealing with; a number alone proves nothing until you read whose it is. If the site shows no number, search the company name and the owner's name. No result means the DRE has no matching license, which is legal for a company buying on its own account, but it means your recourse if things go wrong does not include the DRE. Do cash buyers in California need a real estate license?
Not to buy houses for their own account. Business and Professions Code 10130-10131 require a license for acting on behalf of another, not for buying as a principal. Enforcement issues arise mainly for wholesalers who market the property itself rather than their contract interest. A pending bill, AB 1850, would require a license for wholesaling and mandate written disclosure; as of this page's publication it remains pending, not law. What licensure changes today is recourse: licensed operators answer to the DRE.
Why does a company with no BBB profile or reviews still show up in this Index?
Because the Index scores what the public record shows, including its absence. A company with no findable license, entity, BBB profile, or reviews is not accused of anything; it simply has nothing on the public record for a seller to independently verify. That absence is itself the finding, and it is why those rows score low: not because we found something wrong, but because there was nothing to check.
What is the fastest a cash sale can close in Fresno County?
A real cash sale still needs escrow, a title search, and county recording. With clean title those compress to roughly a week, which is why 7 days is close to the local median fastest-close claim among the companies in this chapter. Probate, liens, or tenant issues stretch any timeline regardless of who the buyer is; a buyer who promises a specific number before seeing title has promised something they do not yet know.
Are We Buy Ugly Houses and HomeVestors the same company?
Same brand, different businesses. HomeVestors of America, Inc. is the Dallas franchisor that owns the We Buy Ugly Houses trademark; your contract would be with a local franchisee, an independent business. In Fresno we could not identify the franchisee's legal entity in any public registry, so ask which entity is buying before you sign.
