We verified the DRE licenses, Secretary of State corporate records, and BBB files of 16 Orange County cash home buying companies. Here is what the public records actually show.

This is the Orange County chapter of the California Cash Home Buyer Index, and the Index's first county-market chapter: Orange County's cash-buying market operates county-wide rather than city by city, and the roster reflects companies marketing to the county's sellers as a whole. For every company actively marketing cash home purchases to Orange County sellers at capture time, we pulled the California DRE license record, the Secretary of State corporate filing, the BBB file, Google review data, and dated captures of each company's own claims, then scored everything under the same frozen rubric every chapter uses. 16 companies made the scored roster; 3 candidates were excluded on their own sites' evidence, with that evidence published below.

This chapter was rebuilt on 2026-08-27 after we found that our first pass had wrongly excluded four companies, one of them our own. What went wrong is set out in full in the correction note below, in plain language, because an index that asks other companies to be checkable has to be checkable itself. The publisher's own company is in the table and ranks fifth. If you are vetting a company that is not listed here, the methodology page shows you how to run every check yourself in about 15 minutes.

Key findings (2026)

All figures computed from the verified dataset (capture date , with the disclosed statewide-record reuse exceptions noted in the comparison table). Every company here markets a cash purchase; if you want the definition first, read what counts as a cash offer.

  • For 8 of 16 scored Orange County companies, we could not verify a currently active DRE license linked to the brand. Eight carry one: Seller's Advantage (corporation license, displayed on-site), Urban Street Ventures (corporation license, not displayed), OC Home Buyers and So Cal Home Buyers (identity-confirmed principals, the latter displayed), Opendoor (corporation license), OC Real Estate Inc. (identity-confirmed principal broker), and two added in the 2026-08-27 correction, We Buy Houses in OC and Fast Home Buyer California (identity-confirmed principals, both displayed with a DRE label). Two more hold real but non-active records: Osborne Homes' corporation license expired in April 2024 with a revoked officer license on file, and Mrs. Property Solutions' principal license has been expired since 2021; both score zero under this Index's active-license gate. As every chapter states: buying houses for your own account is legal in California without a license. The difference is recourse.
  • Two companies publish three or more mutually conflicting founding dates for their own brand. Haven Homebuyers' materials span four values across a 22-year spread (1996, 2005, 2010, and a 2018 state filing); Seller's Advantage's span three (a disputed 1988 predecessor-named filing, a 2010 BBB self-report, and its 2014 Active corporation). Founding-date instability is this chapter's signature finding.
  • One company's only verifiable Google review presence sits entirely outside the county: Gordon Buys Homes' 103-review profile is anchored in San Diego, with reviews and owner posts referencing San Diego-area properties exclusively. It scores zero on this county's review axis, which measures presence in this market, and the out-of-market record is disclosed rather than hidden.
  • One company was excluded on the phantom-market test and the exclusion held on re-test: Offerpad, whose own locations page names nine states and zero California markets. A second self-describes as a referral network rather than a buyer of record. A third is excluded on a mismatch worth a seller's attention in its own right, described next.
  • One national brand says two different things about where it operates, depending on who is reading. The human-facing list on webuyuglyhouses.com/california/ names ten California markets and Orange County is not among them, and its Los Angeles branch page names Orange County zero times. The same California page's machine-readable structured data, the part written for search engines rather than for people, declares that branch's service area as "Orange County, CA". This Index counts a market claim only where a seller could actually read it, so this company is not in the table. We report the mismatch because a page that describes itself one way to people and another way to machines is exactly the kind of thing this Index exists to make checkable. Nothing here suggests the company does not operate in Orange County, and nothing here suggests it should not; the point is only that its own two surfaces do not agree, and a seller has no way to see the one that says yes.
  • Two of the four companies added in the 2026-08-27 correction rest their corporate identity on a commercial registered-agent service, so neither could be tied to the operator and both score zero on the entity axis. My Home Sold resolves to two candidate filings, one of them suspended by the Franchise Tax Board; Chakra Home Buyers resolves to an exact-name Active filing whose only named party is an agent service. Both are recorded as CANDIDATE ONLY rather than as confirmed or as absent, a distinction this Index keeps deliberately.
  • Five confirmed BBB profiles this session displayed a letter grade but no extractable three-year complaint count. Those rows score zero on the complaints sub-component rather than being assumed clean, the same unverified-means-zero posture the Index applies to identity links and registry lookups. The one lower-confidence numeric figure actually returned (Gordon Buys Homes, zero complaints via a search summary) is used and flagged as lower-confidence.
  • Opendoor's city-of-Orange market page publishes a median sale price of $1,234,500 with ZIP-level breakdowns. That is Opendoor's own figure, reported here as its claim, not as an Index finding.

Snapshot dates: all axes 2026-08-15, with Opendoor's statewide records reused from the Sacramento chapter's 2026-08-08 primary capture as annotated in the dataset. "None verified" on the license column means our searches found no active DRE license we could link to the brand; it does not mean the company is operating illegally (see methodology). Osborne Homes' and Mrs. Property Solutions' rows apply this Index's active-license gate: a real but expired or disciplined DRE record scores zero on the license axis, with the record itself disclosed in the profile. "Unverified" complaint counts mark confirmed BBB profiles whose three-year count did not extract this session; those score zero on the complaints sub-component rather than being assumed clean. OC Home Buyers' longevity uses its oldest confirmed entity (a 2018 California LLC converted to the current Wyoming LLC under the same agent). Gordon Buys Homes' review figure exists but is anchored entirely in San Diego and scores zero for this county's market-presence axis, disclosed rather than hidden. The rank-10 tie carries no pre-registered break rule and publishes as tied. Deed and title verification is planned for a future Index update and is not scored in v1. EVIDENCE TIER FOR THE 2026 CYCLE, STATED PLAINLY. The three axes a reader is most likely to want to re-run are ARTIFACT-BACKED: the DRE licence record, the Secretary of State entity record, and each company's own published claims. For those we hold the retained raw page or search result behind the scored cell, so the figure is reproducible rather than merely asserted. The other two axes, BBB and Google reviews, are SUMMARY-BACKED for 2026: they rest on our capture session's dated written record rather than on a retained raw page. THE REASON IS A LIMIT IN OUR OWN TOOLING, NOT ANYTHING ABOUT THE SOURCES AND NOT ANYTHING ABOUT ANY COMPANY. The BBB refuses our scripted requests while serving the same pages normally to a browser, review counts are drawn by JavaScript after the page loads, and we have no way yet to write a browser-rendered page straight to disk. Building that is deferred to the next annual cycle. Until it exists we say which tier each axis sits on rather than let them read as equally solid.

We have not yet run an independent multi-source market research pass for Orange County, so this section reports the one sourced local figure in this chapter's own evidence: Opendoor's dedicated city-of-Orange market page states a median sale price of $1,234,500 with ZIP-level data, as of its 2026-08-15 capture. That is Opendoor's published figure for one city within the county, attributed as such, not a county-wide Index measurement.

A legitimate cash purchase typically closes in one to three weeks depending on title condition; the situations that stretch it (probate paperwork, liens, tenant issues) are the same everywhere. That speed has a price, which the FAQ addresses plainly.

How we scored

Five axes, 100 points, the same frozen math the Sacramento chapter established: Entity status and longevity 25, License verification 20, BBB record 20, Claims consistency 20, Review record 15. These weights were tuned once, on the Sacramento data, and are now frozen for the annual cycle; this chapter applies them unchanged, with the roster drawn county-wide rather than city by city. Company profiles

Profiles run in Index score order. Each follows the same template: what the records show, what reviewers say, what the company claims against what we could verify, and which seller the company actually fits. Negative findings are quoted from records; we do not characterize beyond them.

1. Seller's Advantage, 89.1

What the records show: Seller's Advantage holds brand-level DRE corporation license 01961658, active, no disciplinary action, and displays it on its own site as "licensed brokerage in the state of California BRE #01961658"; BRE is the registry's pre-2013 name for the same license system, not an error. The entity, Seller's Advantage, Inc., filed 05/21/2014, is Active in good standing at 12.2 years. One longevity nuance, disclosed: a 1988 filing under the near-identical name "Sellers Advantage, Inc." (no apostrophe) exists and is FTB-suspended; nothing in our evidence confirms it as the same continuous legal entity, so it earns no longevity credit, and the BBB's self-reported 2010 founding sits between the two filings unexplained. BBB: A+, accredited; the three-year complaint count did not extract this session and scores zero rather than being assumed clean.

What reviewers say: 4.7 stars across 480 Google reviews, the largest base in this chapter by a wide margin.

Claims vs records: One deduction, and it is the sharpest single contradiction in this chapter: the site's own comparison table states "Closing Date: 30 to 60 days after you accept an offer" while its FAQ states "we can make it happen within a week." Both cannot describe one closing capability as written.

Best fit: A seller who wants the chapter's strongest verified package (displayed corporation license, 12-year Active entity, 480-review base) and who pins the actual closing timeline down in writing, since the company's own pages give two very different answers.

2. We Buy Houses in OC, 85.3

Read this row with the correction note: Our first pass at this chapter recorded that this company had no website installed on its domain and dropped it as defunct. That was wrong. The site was live the whole time and serves close to 600,000 bytes. We have left the error described rather than quietly fixing the row, and the company ranks second here on evidence captured in August 2026.

What the records show: This is the most tightly linked identity in the chapter, and the chain is worth following because it is the kind a seller can walk themselves. The site displays "Licensed Agent, DRE# 01448577". That number, looked up at the DRE, returns Justin Arthur Tanos, salesperson, licensed, no disciplinary action, issued 08/23/04, mailing address Fullerton. The BBB profile names Mr. Justin Tanos as founder at a Fullerton address. The Secretary of State filing for We Buy Houses in OC, LLC, 202462310779, filed 05/15/2024, Active, names Justin A. Tanos as its registered agent, a natural person rather than an agent service. Four public records, one person, one brand. BBB: grade A, accredited since 3/28/2024; no numeric three-year complaint count surfaced, so the zero bracket is used and marked unconfirmed rather than assumed clean. Note for anyone checking: a separate record under the same name, 6156397 dated 03/22/2024, is an Inactive NAME RESERVATION, not a company. It is not the entity and is not scored as one.

What reviewers say: 4.8 stars across 26 reviews, on a profile whose phone number matches the site, the BBB file and the licensee's own city. The base is small, and that is the honest weak point in an otherwise unusually well-documented row.

Claims vs records: No deduction, and one claim actively checks out. The closing figure is "10 to 30 days" at every occurrence on the site, with no faster number offered anywhere, which is rarer in this chapter than it should be. The site says Justin "is a licensed California real estate agent and has been since 2004"; the DRE record gives an issue date of 08/23/04. That is the reverse of the tenure defect this Index deducts elsewhere, including against its own publisher, and it is worth saying so. Reported and not deducted: the site's "425+ Orange County sellers helped" carries no stated period while the BBB profile records the business as started 3/1/2024. The licensee has been licensed since 2004, so the two statements are not in conflict as written, but a seller should ask which entity did which deals.

Best fit: A seller who wants to verify who is signing before anything else and can actually do it here, and who is comfortable with a two-year-old company behind a twenty-two-year-old licence. Ask how many of the 425 closings sit inside this LLC.

3. Urban Street Ventures, 84.3

What the records show: Urban Street Ventures holds brand-level DRE corporation license 02035824, active, no disciplinary action, not displayed on the consumer page. The entity, filed 12/18/2015, is Active in good standing at 10.7 years. BBB: A+, not accredited; complaint count unextracted, scored zero rather than assumed.

What reviewers say: 4.9 stars across 63 reviews, several naming principal Robert Compean directly.

Claims vs records: No conflicting figure found; no deduction.

Best fit: A seller who wants a corporation-licensed, decade-old operator with a strong review record, and who asks for the license number since the site does not show it.

4. OC Home Buyers, 84.1

What the records show: Principal Nathaniel Scott Looney holds an active DRE license with no disciplinary action, identity-confirmed four converging ways (DRE record, state filing agent, BBB address, and a near-exact Google address match), though no number appears on the site. The current entity is a Wyoming LLC, Active in good standing; its oldest confirmed predecessor is a 2018 California LLC converted under the same agent, which sets longevity at 7.9 years under the Index's oldest-confirmed-entity rule. BBB: a plain A grade, accredited, 2 complaints in 3 years, one of only two confirmed complaint counts among local operators here.

What reviewers say: 4.9 stars across 50 reviews.

Claims vs records: No documented conflict; the claims page is thinner than most in this chapter, noted, not penalized.

Best fit: A seller who wants a licensed, four-way-identity-confirmed local principal and accepts the Wyoming domicile of the current entity, which the profile discloses rather than buries.

5. Fast Home Buyer California, 78.6

Fast Home Buyer California is operated by the author of this Index. It is included because excluding it would make the dataset incomplete, and it is scored by the identical criteria applied to every other company. Every data point in its row comes from the same public records, and the full dataset is downloadable so anyone can check our work.

Why this row was missing until 2026-08-27, disclosed: Earlier editions of this chapter said our own company had been excluded by our own rule, and presented that as proof the Index does not favour its publisher. The exclusion was real but the reasoning behind it was not: we had captured the wrong website. The correction note below sets out what happened. The row now scores 78.6, the same figure this company carries in every chapter of this Index, and it ranks fifth, behind four competitors.

What the records show: The principal holds active DRE salesperson license 02006033, no disciplinary action, displayed with a label on the Anaheim page. The operating entity is Realty Helpers LLC, filed 01/05/2017, Active; BBB A+, accredited, 0 complaints. These are statewide records reused from earlier chapters' primary captures and disclosed as such in the dataset, the same per-cell reuse this Index applies to every multi-market operator.

What reviewers say: 5.0 stars across 11 consolidated identity-linked reviews, the same statewide count every chapter reports. The small base is this row's honest weak point, and it is most of the reason the row sits below competitors here with 26, 50, 63 and 480 reviews.

Claims vs records: Two deductions, both taken in every chapter of this Index and neither softened because the company belongs to the author. The first is a closing-time spread across the pages a seller actually reads. The second corrects an inconsistency that had been running in our own favour: the site-wide footer reads "Licensed cash home buyers serving all of California since 2012" while DRE license 02006033 was issued in 2016 and the company's own BBB profile reports a 2018 business start. Some chapters deducted that from the start and some did not, so the same company was scoring differently by city on identical facts. Every chapter now takes both, which is why this row reads 78.6 across the entire Index.

Orange County operations: Fast Home Buyer California names Orange County as one of nine served regions on its own areas-we-serve page, and serves the county through its Anaheim page, which is the page this chapter captured and scored.

Best fit: A seller who wants a displayed and labelled licence number and a nine-year Active entity, who has read both deductions above, and who has noticed that four companies in this table scored higher.

The operating entity resolved through the BBB's alternate legal name: Signature Capital Group, Inc., filed 05/09/2005, Active at 21.3 years, the oldest confirmed entity in this chapter. BBB: A+, not accredited; complaint count unextracted, scored zero rather than assumed.

What reviewers say: 4.8 stars across 46 reviews.

Claims vs records: Two deductions, the most in this chapter. First, the closing-time cluster: "as few as 7 days" against the same page's comparison table stating "3 to 5 weeks." Second, the review-count cluster: the page states "45 Reviews," "45+ Reviews," and "55+ homeowners" in three sections, three self-published counts for one quantity.

Best fit: A seller who values a 21-year entity and a displayed license, and who asks which of the page's own numbers (on timing and on reviews) is the real one.

7. Opendoor, 72.5

What the records show: Opendoor Brokerage Inc. holds corporation DRE license 02061130 in the company's own name, active, no disciplinary action; the number is not displayed on the Orange County consumer page. This is the same statewide Opendoor brokerage license and corporate record we verified in our Sacramento chapter, reused across chapters because it does not vary by city. The entity is Active. BBB: A+, accredited, 71 complaints in 3 years, the highest count in this chapter; BBB counts carry no transaction-volume denominator, so a national operator's count is not directly comparable to a local one's.

What reviewers say: No identity-linked Orange County Google profile; the search returned only unrelated organizations, the same finding as every prior chapter. Scores zero under the local-market rule.

Claims vs records: No deduction. The city-of-Orange market page is a genuine dedicated local page publishing its own data (median sale price $1,234,500 with ZIP-level breakdowns, as of the 2026-08-15 capture; Opendoor's figures, reported as its claims).

Best fit: A seller who wants a large, brand-level licensed institution, does not need a sub-three-week close, and does not need a local review record to evaluate.

8. Osborne Homes, 70.4

What the records show: Osborne Homes' DRE corporation license 01903534 carries the status string "LICENSED NBA" with an expiration date of 04/06/24, already past at capture, and one of its two listed officers holds a license revoked 04/24/23. Under this Index's active-license gate that scores zero, with the record stated as the DRE files it and nothing added. The company's corporate registration is a separate registry telling a different story: Osborne Homes, Inc., filed 04/14/2008, is Active in good standing at 18.3 years, the second-oldest entity here. BBB: A+, accredited, 6 complaints in 3 years, confirmed.

What reviewers say: 3.7 stars across 49 reviews, the lowest star average in this chapter; the platform's own topic summary surfaces a "scam" review-topic tag three times, which is the reviewers' language on the platform's own page, reported as such and characterized no further.

Claims vs records: "7 days" and "7-10 days" share the same lower bound and were not treated as a conflict; no deduction.

Best fit: This row carries the most documented friction in the chapter across three independent sources (license status, BBB complaints, review pattern) beside an 18-year Active corporation. A seller should read all three records directly, and the dataset links each, before deciding.

9. Haven Homebuyers, 64.9

What the records show: No DRE license found under the company name or the state filing's agent surname; the site names its people by first name only, which leaves nothing to verify against. The entity, Haven Homebuyers LLC, filed 10/03/2018, is Active at 7.9 years. BBB: A+, accredited; complaint count unextracted, scored zero rather than assumed.

What reviewers say: 5.0 stars across 44 reviews on the company's Orange County listing.

Claims vs records: One deduction covering one quantity with four conflicting values: the site hero says "Since 2005," the body copy says "since 2010" in at least three places, the state filing is from 2018, and the BBB self-report says the business started 6/6/1996. A 22-year spread for one brand's founding date, the widest in this chapter.

Best fit: A seller who likes the perfect review record and Active entity, and who asks the company directly which founding date is true, because its own materials give four.

10. My Home Sold, 50.1

What the records show: No DRE licence found on either formulation searched. The corporate identity is the interesting part and it does not resolve: two candidate filings exist and neither can be tied to the operator. My Home Sold LLC, B20250036046, filed 03/19/2025, Active, lists United States Corporation Agents, Inc. as its agent. The Perfect Home Buyer LLC, 202119310202, filed 07/08/2021, is Suspended by the Franchise Tax Board and lists LegalZoom.com, Inc. as its agent. The second is the alternate name carried on the company's own BBB profile, and that profile's recorded incorporation date of 7/8/2021 matches the filing to the day, which is consistent with the two being one operation. Neither record names a natural person, so neither supplies the independently checkable link this Index requires, and the entity axis scores zero as CANDIDATE ONLY rather than as not found. The same treatment was applied to SoCal Home Buyers and Sellers New Day in other chapters, for the same reason. BBB: A+, accredited since 5/4/2023, complaint count not surfaced and marked unconfirmed.

What reviewers say: 4.7 stars across 103 reviews, the second-largest review base in this chapter, on a profile whose own website field points at the captured company site and whose city matches the BBB file. The company's own claim of "4.7 based on 103+ verified Google reviews" matches the live capture exactly on both figures, which is worth noting in a chapter where several companies' self-published review counts do not.

Claims vs records: One deduction. The site states "Since 2015" four separate times and "900+ houses sold since 2015", while its own BBB profile records a business start of 8/21/2019 and computes seven years in business. A 2015 founding claim against a 2019 recorded start is a four-year gap, the same class deducted elsewhere in this Index including against our own company. Disclosed and not double-counted: the same site gives "90+ Google reviews" in one section and "103+" in another; 103 satisfies "90+", so the two are not contradictory.

Best fit: A seller who values a large, genuine review record and is prepared to establish for themselves which of two LLCs is signing, one of which is currently suspended. Get the exact legal name on the contract and look it up before you sign.

11. John Medina Buys Houses, 48.2

What the records show: Seven same-surname DRE candidates exist statewide, none in Orange or Los Angeles County and none corroborated as this operator, so the license axis scores a not-found rather than a guessed match. No state entity under the company name; the BBB lists an alternate legal name that was not pursued in the registry this session, a disclosed gap, not a conclusion. BBB: A+, accredited; complaint count unextracted, scored zero rather than assumed.

What reviewers say: 4.8 stars across 94 reviews, the second-largest base in this chapter.

Claims vs records: Closing-time language ("7-10 days" hero, "as little as 10 days," "most of our deals close in 7 to 10 days") is internally consistent; no deduction. The page footer carries Los Angeles-area boilerplate revealing a multi-city template, disclosed as a site-construction observation, not a claims conflict.

Best fit: A seller who weighs a strong review record and accepts that neither the license nor the entity behind the brand resolved in public records this session; ask for the legal entity name in writing.

12. Mrs. Property Solutions, 40.4

What the records show: Principal Cristina Nicole Ortega's DRE salesperson license 02030463 is identity-confirmed and has been expired since 2021 (one pandemic-era extension, then not renewed); under the active-license gate it scores zero, with no disciplinary action on the record. The exact-name, principal-matching corporation, filed 01/19/2017, is Terminated with the Secretary of State; longevity still counts from formation under the rubric's separate status and longevity components, and the Terminated status is stated as filed. Two aligned registry findings for one principal (an expired license, a terminated corporation) are verifiability facts, not a characterization of current practice. BBB: a profile exists naming the CEO, not accredited; no letter grade or complaint count extracted, so only what was directly confirmed is credited, which is nothing.

What reviewers say: 5.0 stars across 51 reviews, phone-matched to the site exactly.

Claims vs records: "14 days" fastest and "14-21 days" typical, stated consistently five or more times; reviewed as a borderline case and cleared, no deduction.

Best fit: A seller who likes the perfect review record and asks, in writing, which legal entity would sign the contract, since the brand-named corporation is Terminated on the state's record.

13 (tied). Gordon Buys Homes, 32.0

Best fit: A seller who understands they would be an Orange County customer of an operation whose verifiable footprint is in San Diego, and who pins down both the buying entity and the realistic timeline in writing.

What the records show: Principal Eric Nicholas Engelbert holds active DRE broker license 01241208, no disciplinary action, with an original issue date matching the site's own "since 1998" claim almost exactly; the number is not displayed on the site. One disclosed naming gap: the brand "OC Real Estate Inc" does not appear in the broker's own DBA history on file, and no state entity resolved under the brand or the principal's name. No BBB profile located.

What reviewers say: A plausible candidate listing exists under a similar name with a different phone number and no corroborating field; under the two-record identity standard a candidate means zero, so no review record is scored.

Claims vs records: A single consistent "as little as 7 days" figure; no deduction.

Best fit: A seller who wants a long-tenured licensed broker personally and accepts that the brand wrapper around him does not resolve in any registry; contract with the licensed person by name and verify the license yourself.

15. Chakra Home Buyers, 29.8

What the records show: No DRE licence on either formulation, and no BBB profile on either formulation; the statewide BBB search returns a Washington DC hypnotherapist and a Maryland plant nursery, and the non-matching result sets are retained so the absence is auditable rather than asserted. An exact-name state filing does exist, CHAKRA HOME BUYERS LLC, 202127710608, filed 09/30/2021, Active, but its only named party is Registered Agents Inc, a commercial agent service. Under this Index's identity standard that is CANDIDATE ONLY and the entity axis scores zero, exactly as it did for Cash-4-Homes and World Class Ventures in other chapters. An Active filing with the right name is not the same thing as a filing that tells you who you are dealing with.

What reviewers say: 5.0 stars across 19 reviews, identity-confirmed through the listing's own website field. A perfect rating on a small base, which the review formula deliberately discounts.

Claims vs records: No deduction, because the page publishes no founding year and no closing-time figure, so there is no quantity to put in conflict. Its "over 50 years experience" claim is contradicted by no record available to us and reads as a combined-team figure; an unverifiable claim is not the same as a conflicting one and this Index does not deduct for it. Two observations reported rather than scored: the company's Orange County page carries the phone number (415) 234-5048 while its Google listing carries (415) 234-0548, the same number with two digits transposed on one of the two surfaces, and neither is asserted to be the wrong one. And its Google listing's owner posts market to homeowners "in the Bay Area" behind a San Francisco area code, while the page that qualifies it for this chapter markets to Orange County. Under this Index's rules a Google profile description is not an own published market claim, so that changes nothing about inclusion or score; it is disclosed because a seller comparing local options is entitled to see it.

Best fit: A seller who has established independently who is behind the brand, since the public record currently names only an agent service, and who has asked why the phone number and the marketing geography differ between the company's own two surfaces.

16. House Buyers Southern California, 20.0

What the records show: No DRE license, no state entity, no BBB profile, no identity-linked review presence; the site names no principal and no legal entity anywhere in its copy, leaving nothing further to check. Every axis result is a captured, evidenced not-found, not a silent gap. This is the only row in the chapter with zero confirmed hits across all four public-record systems.

What reviewers say: No identity-linked Google profile found; scores zero.

Claims vs records: "As little as 7 days" appears consistently three times; no deduction. The claims axis measures consistency, not candor, and the four zeros beside it are where an unverifiable identity shows up.

Best fit: Until the operator identifies its legal entity and a named principal, a seller has no way to verify who is on the other side of the contract. Get both in writing first.

A correction to our own work

A correction to our own work, stated plainly because this Index asks other companies to be checkable. In our first pass at this chapter, dated 2026-08-15, we excluded four companies that belonged in the table, and three of the four now rank in the top half of it.

Three were excluded because we tested only one page of each company's website instead of the pages they actually serve. The inclusion rule has always been about what a company claims, not about which URL carries the claim, and reading a single index page is not the same test. The fourth was our own publisher's company, and we excluded it after reading the wrong website entirely: we captured sellmyhousefastinca.com, which is this Index, rather than fasthomebuyercalifornia.com, which is the company. Both defects had to be fixed to find the error. Correcting only the domain would not have been enough, because the company's homepage does not name Orange County either; the claim sits on its areas-we-serve page and its Anaheim page, which is exactly the multi-page reading the other three needed too.

One of the three, We Buy Houses in OC, we had recorded as having no website installed on its domain. Its site was live the whole time and serves close to 600,000 bytes. That finding was simply wrong. It came from testing a domain once, on one scheme, with no retry, which cannot tell a dead site from a transient error, and we have since replaced that test everywhere in this Index rather than only here.

We are not presenting this as a small thing. Earlier editions of this page used our own company's exclusion as evidence that the Index does not favour its publisher. The exclusion was real, the reasoning behind it was not, and the same mistake was keeping three competitors out of the table at the same time. All four are now scored on evidence captured in August 2026 under the same rules as everyone else. Our own company ranks fifth, behind four of them.

Who should not sell to a cash buyer

If your house is financeable, market-ready, and you can wait 45 to 60 days, listing it will almost always net you more money. A cash sale trades price for speed and certainty. That trade makes sense in specific situations: probate with liabilities running, foreclosure timelines, major condition problems, or when carrying costs and stress outweigh the spread. If none of those describe you, talk to an agent before you talk to anyone in the table above.

Red flags we found in this market

Every item below comes from a public record or a dated capture in the downloadable dataset. None of it is characterization; all of it is checkable.

  1. Founding dates that disagree with the company's own records, twice.Haven Homebuyers publishes four conflicting founding values spanning 22 years (1996 BBB self-report, 2005 site hero, 2010 site body, 2018 state filing). Seller's Advantage spans three (a disputed 1988 predecessor-named filing, a 2010 BBB self-report, a 2014 Active corporation). Ask any company for its exact legal entity and filing date, then check the registry yourself.
  2. An expired corporate license with a revoked officer license behind an A+ BBB grade.Osborne Homes' DRE record shows an expired license and a revoked officer license while its corporation is Active and its BBB grade is A+. Different registries measure different things; read all of them.
  3. Closing promises that contradict themselves, at the top of the table too.The chapter's rank 1 states 30-to-60-day closings in its comparison table and one-week closings in its FAQ. So Cal Home Buyers states 7 days and 3-to-5 weeks on one page, plus three different self-published review counts. Gordon Buys Homes states four different fastest-close figures.
  4. An out-of-market review record presented to Orange County sellers.Gordon Buys Homes' only verifiable Google presence, 103 reviews, is anchored entirely in San Diego. A review record from another market is information about another market.
  5. A national iBuyer that names nine states and no California market.Offerpad was excluded because its own locations page names nine states and zero California markets, and the exclusion held when we re-tested it on 2026-08-27 by reading its served pages generally rather than one index page. Every one of the six occurrences of the word California on that page is either a brokerage-licence footer or an item in a fifty-state dropdown. Neither is a market claim.
  6. A referral network dressed as a buyer.Priority Home Buyers' own homepage says it will leverage a network of local real estate investors to find you a willing and able cash home buyer in your area. Finding a buyer and being a buyer are different services with different economics, and this Index scores buyers, so the company is excluded here and in every other chapter where it appeared. Nothing here says the service is not delivered as described; the point is that a seller reading the cash-buyer headline may not reach the sentence saying which service is on offer.
  7. A service area that only a machine can read.HomeVestors, trading as We Buy Ugly Houses, lists ten California markets on its own California page and Orange County is not one of them, and its Los Angeles branch page names Orange County zero times. The same California page's structured data, written for search engines rather than for people, declares that branch's service area as Orange County, CA. We count a market claim only where a seller could read it, so the company is not in this table, and we publish the mismatch because a page that answers the same question two different ways is worth knowing about. This is not a claim that the company does not operate here.
  8. Anonymous or unresolvable operations.House Buyers Southern California names no principal and no entity anywhere; OC Real Estate Inc's brand name resolves to no filing even though its broker is real and licensed. In both cases, get the exact legal name of the signing party in writing before anything else.

What we did NOT find: no Orange County-specific lawsuit, regulatory action, or formal complaint against any named local operator surfaced in this chapter's research pass beyond the state records cited above. That is an absence of evidence in the sources we searched, not a clean bill of health.

How do I check if an Orange County cash buyer is licensed?

Use the DRE's free public license lookup. Search the license number if the site shows one, and confirm the name on the record matches the person or company you are dealing with; check the status, the expiration date, and the disciplinary section, because this chapter includes two real-but-expired records and one with a revoked officer license. If the site shows no number, search the company name and the owner's name. No result means the DRE has no matching license, which is legal for a company buying on its own account, but your recourse if things go wrong does not include the DRE. Do cash buyers in California need a real estate license?

Not to buy houses for their own account. Business and Professions Code 10130-10131 require a license for acting on behalf of another, not for buying as a principal. Enforcement issues arise mainly for wholesalers who market the property itself rather than their contract interest. A pending bill, AB 1850, would require a license for wholesaling and mandate written disclosure; as of this page's publication in August 2026 it remains pending, not law. What licensure changes today is recourse: licensed operators answer to the DRE.

How much less do cash buyers pay than market value in Orange County?

No measured Orange County-specific statistic exists in any source we found, so we will not invent one. As general industry mechanics: investor buyers commonly work from formulas around 70 percent of after-repair value minus repair costs, and iBuyers describe offers closer to market with fees deducted. In a county where Opendoor's own page cites a $1,234,500 median for the city of Orange, the absolute dollar size of that trade is larger than in most California markets, which is one more reason to get competing offers.

What is the fastest a cash sale can close in Orange County?

"As little as 7 days" is the most common figure in this roster (OC Real Estate, House Buyers Southern California, So Cal Home Buyers' faster claim, Gordon Buys Homes' marketed claim), with John Medina at 7-10 days and Mrs. Property Solutions at 14. But note how often the same companies' own pages say otherwise: the rank 1 company also states 30 to 60 days, So Cal Home Buyers also states 3 to 5 weeks, and Gordon Buys Homes also states 10 to 21 days. A real cash sale still needs escrow, a title search, and county recording; with clean title those compress to roughly a week, and a buyer who promises a specific number before seeing title has promised something they do not yet know.

Is a Wyoming or out-of-state entity a red flag?

Not by itself. This chapter includes a well-verified operator whose current entity is a Wyoming LLC converted from a California predecessor under the same agent, disclosed in its profile, and a 21-year California corporation operating under a different trade name, resolved through the BBB's legal-name field. What matters is that you can trace the brand to a real, Active entity and know exactly which legal name signs your contract. When the trail dead-ends, as it does for several rows at the bottom of this table, that is the flag.

Why is this a county chapter instead of a city chapter?

Because that is how this market actually operates. Orange County's cash buyers advertise and transact county-wide rather than anchoring to a single city the way Sacramento or Fresno operators do, so a city-sliced roster would misrepresent who competes for an Anaheim or Santa Ana seller's house. The scoring rubric is identical to every other chapter; only the market boundary follows the market.
