This is the Riverside chapter of the California Cash Home Buyer Index. For every company actively marketing cash home purchases to Riverside sellers at capture time, we pulled the California DRE license record, the Secretary of State corporate filing, the BBB file, Google review data, and dated captures of each company's own claims, then scored everything under the same frozen rubric every chapter uses. 14 companies were rostered on their own published claims of serving Riverside; 2 were excluded when their own current sites turned out not to claim this market at all, and 12 proceeded to full capture and scoring. Appearing in somebody else's listicle was never enough to make the roster; a company's own pages had to make the claim.
Two disclosures about our own process belong up front. First, the working version of this chapter carried two companies with an incomplete Secretary of State lookup, honestly labeled as a failure of our own tooling rather than of the state's site. Both lookups are now complete, and one of them changed the top of the table: Blue Wave Investments' filing came back clean, current, and tied to its operator, and that single corrected zero moved it from fifth to first. Second, the company operated by this Index's author ranked first on the working table, on a claims score we had explicitly marked provisional because only one of its pages had been checked. When the full multi-page pass ran, it found the same closing-time inconsistency this company carries in every other chapter, and the deduction dropped it to third. Both corrections cost the author's company the top position, and both are published exactly as computed.
What the completed lookups returned is a three-way split, and the distinction matters more to a seller than the scores do. Some companies have a registry record we could tie to the operator. Some have no California record at all, searched on a working registry and confirmed absent. And some have a record with the right name on it that we still could not connect to the people running the business, because the only person named in the filing is a commercial registered-agent service, or a person who does not match anyone the company itself discloses. This Index calls those three findings confirmed, not found, and candidate only, and it never collapses them into one another.
Key findings (2026)
All figures computed from the verified dataset (capture dates through , with the disclosed statewide-record reuse exceptions noted in the comparison table). Every company here markets a cash purchase; if you want the definition first, read what counts as a cash offer.
- 6 of 12 scored companies carry a verifiable, currently active DRE license link we could tie to the brand: Blue Wave Investments, OC Home Buyers, Fast Home Buyer California, Opendoor, Casey Buys Houses, and SoCal Home Buyers. For the other 6, our searches returned no matching active license at all. Only four of the twelve display a license number on the page a Riverside seller actually lands on.
- Corporate registrations split three ways. Five companies have a California registry record we could tie to the operator: Blue Wave Investments, OC Home Buyers, Fast Home Buyer California, Opendoor, and Mrs. Property Solutions, plus Casey Buys Houses on a structural not-found that is itself the captured answer, since an individually licensed operator trading under a fictitious business name has no separate corporate filing to find. Three companies returned a record carrying the right name that we could not connect to the operator, so their entity axis scores zero and is labeled candidate only: SoCal Home Buyers, Haven Homebuyers, and World Class Ventures. The rest returned nothing at all on a working registry.
- Two active-roster companies are headquartered entirely outside California, in Florida and Michigan, with zero CA DRE license, zero confirmed CA Secretary of State entity, and zero findable CA Google Business Profile, while marketing Riverside-specific pages to Riverside sellers: House Heroes and Connect Home Buyers. We call this pattern phantom-local. It is a verifiability finding about the gap between their marketing footprint and their California regulatory footprint, not an assertion that either company is acting unlawfully. Both passed the roster test precisely because their own sites do make a genuine Riverside claim.
- Separately, 2 of the 14 companies originally rostered appear on third-party 'best Riverside cash buyers' rankings while their own current websites either exclude California entirely (Offerpad) or omit Riverside from an explicit 18-city served list (Express Homebuyers). Both were excluded from scoring, with the evidence retained.
- 4 of the 12 scored companies have no findable Google Business Profile for this market at all: Opendoor, House Heroes, Connect Home Buyers, and one further partial case where the only result returned was an unrelated business. Three of those four score zero on the review axis in the dataset; the partial case retains a score, which is why the two figures differ. For a category where reviews do most sellers' vetting work, a third of the market is invisible on the platform sellers check first.
- 102 BBB complaints are on file across the roster for the trailing three years, and 100 of them belong to two national brands: Opendoor with 71 and the HomeVestors franchise network with 29. The ten local and regional operators account for two complaints between them, both on OC Home Buyers. BBB counts carry no transaction-volume denominator, so a national operator's number is not directly comparable to a local one's.
- Fast Home Buyer California, the company operated by this Index's author, ranks third at 78.6, behind Blue Wave Investments at 84.6 and OC Home Buyers at 83.1. It ranked first on this chapter's working table, on a provisional single-page claims score. The full multi-page pass added the same closing-time deduction it takes in every chapter, and a competitor's corrected entity lookup moved that competitor past it. 82.6 is also exactly what this company scores in our San Bernardino chapter and every other chapter where its statewide records apply, which is what identical criteria should produce.

Snapshot dates: DRE, Secretary of State, BBB, and reviews 2026-08-15, with the two outstanding entity lookups completed 2026-08-25 (Blue Wave Investments, reused per cell from our San Bernardino chapter's primary capture of the same statewide record) and 2026-08-26 (World Class Ventures, captured live), and every company's claims re-captured as saved raw page copies on 2026-08-26. One record was re-pulled fresh on 2026-08-26 to keep a deduction honest: SoCal Home Buyers' BBB file, so that its accreditation claim and the record contradicting it carry the same date. Records that do not vary by city are reused from this Index's earlier chapters and are annotated per cell in the dataset with their source and date. The entity column carries three distinct labels and they are not interchangeable. A year with a status is a record we could tie to the operator. 'Not found' means we searched the working state registry and it returned nothing, which is a captured result rather than a gap. 'Candidate only' means a filing with a matching name exists but nothing in it independently ties the record to the people operating the business: on this page that is a commercial registered-agent service in one case and, in two cases, a named individual who does not match anyone the company itself discloses. Those rows score zero exactly as a not-found does, and the label is the only thing that tells you why. 'None verified' in the license column means our searches found no active DRE license we could link to the brand; it does not mean the company is operating illegally (see methodology). No ties this chapter. Deed and title verification is planned for a future Index update and is not scored in v1. EVIDENCE TIER FOR THE 2026 CYCLE, STATED PLAINLY. The three axes a reader is most likely to want to re-run are ARTIFACT-BACKED: the DRE licence record, the Secretary of State entity record, and each company's own published claims. For those we hold the retained raw page or search result behind the scored cell, so the figure is reproducible rather than merely asserted. The other two axes, BBB and Google reviews, are SUMMARY-BACKED for 2026: they rest on our capture session's dated written record rather than on a retained raw page. THE REASON IS A LIMIT IN OUR OWN TOOLING, NOT ANYTHING ABOUT THE SOURCES AND NOT ANYTHING ABOUT ANY COMPANY. The BBB refuses our scripted requests while serving the same pages normally to a browser, review counts are drawn by JavaScript after the page loads, and we have no way yet to write a browser-rendered page straight to disk. Building that is deferred to the next annual cycle. Until it exists we say which tier each axis sits on rather than let them read as equally solid.
Market context
One roster company publishes its own Riverside market data: Opendoor's dedicated Riverside page states a Riverside County median sold price of $631,000 for February 2026, attributed on the page itself to the California Association of Realtors, and a Riverside city median home value of approximately $695,072, attributed to NeighborhoodScout. Those are Opendoor's published figures, reported here as its own attributed claims rather than restated as an Index finding. This chapter had no independent multi-source market research pass, so no range from other sources is offered rather than assembled from memory.
The useful thing those figures do for a seller is scale the trade. On a median-priced Riverside house, every percentage point between a cash offer and a market sale is several thousand dollars, and the closing-time claims in the table above are what that money buys. The FAQ addresses the size of the trade plainly.
How we scored
Five axes, 100 points, the same frozen math the Sacramento chapter established: Entity status and longevity 25, License verification 20, BBB record 20, Claims consistency 20, Review record 15. These weights were tuned once, on the Sacramento data, and are now frozen for the annual cycle; this chapter applies them unchanged. Scores publish as numbers out of 100 with fully recomputable math.
The entity axis carries a rule worth stating plainly, because it decided which company ranks first in this chapter and it costs three other companies the axis entirely. A registry filing scores only when something inside the record independently ties it to the operator. Blue Wave Investments scores it because the agent on its filing is a named individual at the company's own Covina address, and that name matches a DRE-licensed broker whose identity this chapter had already confirmed three separate ways. SoCal Home Buyers scores zero on the same axis despite displaying a real, verified, licensed principal on its own website, because the only representative on the filing that carries its name is LegalZoom. Haven Homebuyers and World Class Ventures score zero because the individual named in each filing does not match the principal each company itself discloses, and a shared surname or a shared region is an inference, not a checkable link. The rule was written before the scores were seen and it was applied to every row the same way.
One consequence of the frozen math deserves stating alongside it: a confirmed absence and an unconfirmable link both score zero, because the rubric has no way to tell them apart. The labels do that work instead. Every affected row says which one it is in the table and says it again in its profile, and the underlying records are in the downloadable dataset so you can disagree with our reading and still see the same facts.

1. Blue Wave Investments, 84.6
What the records show: Principal Michael Sean Durkin holds an active DRE broker license, 00911921, with no disciplinary action, an identity confirmed three independent ways this chapter: the company's own published Covina address, the BBB legal name and address, and the DRE record, all matching exactly. The DRE name search for 'Blue Wave' returned only unrelated corporate name-twins; the correct record surfaced through a license-number lookup seeded by the BBB file's own disclosed number. The entity is Blue Wave Investments, Inc., filed 03/16/2018, Active and in good standing on all four of the state's standing fields, with the registered agent recorded as an individual, Michael Durkin, at the corporation's own principal address. That agent line is what ties the filing to the operator and scores the axis. BBB: A+, accredited, 0 complaints.
The correction that put this row first: This company sat at rank 5 on our working table with a zero on the entity axis, and that zero was never a finding about Blue Wave. Our own browser tooling failed mid-session on 2026-08-15 and the lookup was carried as an honest gap. When it was completed on 2026-08-25 it returned the clean, current, individually-agented corporation described above, and this row moved from fifth to first, ahead of the company that publishes this Index. We are describing the sequence rather than presenting the result as though it had always been there.

Claims vs records: One deduction, and it is the same rule the publisher's own row is measured by. The company's Riverside page answers its own how-fast question twice with two different floors: 'The sale can be finalized in as short as 5 days' in one answer and 'everything can be finalized in as little as 7 days' in another. Two different fastest-close figures on one page is the closing-time cluster this Index deducts wherever it appears. If you are talking to them, ask which number goes in the contract.
Best fit: A seller who wants the most independently checkable operation in the chapter: an active broker license, an eight-year corporation in good standing whose filing names a real person, a clean accredited BBB file, and a 76-review record. The one thing the Riverside page does not do is display the license number, so ask for it and check it yourself.
2. OC Home Buyers, 83.1
What the records show: Principal Nathaniel Scott Looney holds active DRE salesperson license 02100018, no disciplinary action, with the strongest identity confirmation in the chapter: four independent sources agree, the company's own site, the BBB contact record, the DRE record, and the Secretary of State filings, all at the same Irvine address. The scored entity is OC Home Buyers, LLC, an active Wyoming company registered to do business in California, with entity longevity measured from the same principal's original 2018 California filing. BBB: A-, accredited, 2 complaints in three years. The A- is the first non-A+ letter grade this Index has scored, and it maps to its published value on the methodology page's grade table rather than to a judgment call made here.
What reviewers say: 4.9 stars across 51 reviews, at an address that exact-matches the BBB and DRE records.
Claims vs records: No deduction. The as-is messaging is internally consistent and no numeric closing-time claim appears on the captured pages, so there was nothing to conflict. The site's 'Most Trusted Home Buyer Since 2015' tenure claim predates the 2018 filing, and this Index does not score that as a contradiction, because a company formation date does not bound what the principal did before forming the company. It is noted as a claim no public record available to a seller can confirm.
Best fit: A seller who wants a heavily corroborated licensed principal and an active entity, and who is comfortable with an Orange County operator serving Riverside County rather than a Riverside-based office. The license number is not displayed on the page; ask for it.
3. Fast Home Buyer California, 78.6
Fast Home Buyer California is operated by the author of this Index. It is included because excluding it would make the dataset incomplete, and it is scored by the identical criteria applied to every other company. Every data point in its row comes from the same public records, and the full dataset is downloadable so anyone can check our work.
The rank change, disclosed: This row ranked first on the working table this chapter was drafted from, at 86.6, and it ranks third here at 78.6. The working score was explicitly marked provisional because only one FHBC page had been captured, and this Index's own prior chapters had twice shown that this company's closing-time inconsistency only appears once several of its pages are read together. The full pass ran on 2026-08-26, found exactly that, and took the deduction. Separately, Blue Wave Investments' corrected entity lookup moved that company from fifth to first. The provisional first place did not survive the Index's own checks, and we are publishing the rank the math produced.
What the records show: The principal holds active DRE salesperson license 02006033, no disciplinary action, displayed with a label on the Riverside page. The operating entity is Realty Helpers LLC, filed 01/05/2017, Active, 9.6 years; BBB A+, accredited, 0 complaints. All three are statewide records reused from earlier chapters' primary captures and disclosed as such in the dataset.
What reviewers say: 5.0 stars across 11 consolidated identity-linked reviews, the same statewide count every chapter reports. The small base is this row's honest weak point, and it is a large part of why the row sits below a competitor with 76 reviews.
Claims vs records: One deduction, the same closing-time cluster this company takes in every chapter, and the multi-page pass is what surfaced it here: the Riverside page's comparison table states 'Cash Closing Speed: 7 Days' and 'Average Days to Close: 7-14 days' while the same page's closing text says 'close in 7-21 days', and the company's Riverside landlord page separately answers 'We've closed in as little as 7 days. Average is 14-21 days.' Those are multiple different answers to one question across the pages a Riverside seller actually reads. It is not softened because the company belongs to the author. A second deduction applies in every chapter of this Index as of 2026-08-26, and it corrects an inconsistency that had been running in our own favour: the site-wide footer reads "Licensed cash home buyers serving all of California since 2012" while DRE license 02006033 was issued in 2016 and the company's own BBB profile reports a 2018 business start. What the records show: Opendoor Brokerage Inc. holds corporation DRE license 02061130 in the company's own name, active, no disciplinary action, and the Riverside page's own footer displays it labeled ('CA: Opendoor Brokerage Inc. DRE #02061130'), earning the maximum license score in this chapter. That display is a change from our working capture, which had not found the number on the consumer page; the fresh raw capture shows it, and the score follows the page as served. The entity is Active, filed 10/25/2017. BBB: A+, accredited, 71 complaints in three years, the highest count here; BBB counts carry no transaction-volume denominator, so a national operator's count is not directly comparable to a local one's. Statewide records reused and disclosed.
What reviewers say: No identity-linked Riverside profile. The search returned an unrelated organization, and the review axis scores zero under the local-market rule. This is not a Riverside peculiarity: it is the same structural absence we recorded for Opendoor's missing local review profile in our Sacramento chapter, and it has held in every chapter of this Index.
Claims vs records: No deduction. The Riverside market page is a genuine dedicated local page publishing its own attributed data, with internally consistent close-time framing: a cash offer within 24 hours, closing in as few as 21 days, and 21 to 60-plus days on the seller's schedule.
Best fit: A seller who wants a large, brand-level licensed institution with a real Riverside page, does not need a three-week-or-faster close, and does not need a local review record to evaluate. If reading other sellers' experiences matters to you, this row cannot give you that.

What the records show: Principal Casey Alexander Tevault holds active DRE salesperson license 01928498, no disciplinary action, displayed on the company's Riverside page, with an identity confirmed four independent ways: the company's own page ('Casey TeVault, founder and owner'), the BBB record's legal name, address, and license number, the DRE record at the same Diamond Bar address, and a Google review describing a specific Riverside transaction. The entity axis scores zero and the reason is structural rather than a gap: this is an individually licensed operator trading under a fictitious business name, so no separate corporate filing exists to find. Claims vs records: No deduction. The close-time framing of 'as little as 7 days' at the fastest against a typical 'Within 7 to 14 Days' is a floor and a range rather than two conflicting floors, and no fee claim conflicts with anything.
Best fit: A seller who wants a displayed, quadruple-corroborated license and the chapter's largest review record, and who is comfortable that the operator is a licensed individual rather than a corporation. Ask for the exact legal name on the purchase contract.
6. Mrs. Property Solutions, 60.4
What the records show: No DRE license found for principal Cristina Ortega, a finding reused from our Fresno chapter, where this company's identity was first established. The entity, Mrs. Property Solutions Inc., filed 01/19/2017, is Terminated. That is a captured record rather than a gap, and it is scored as one: the entity axis credits the 9.6 years of longevity and gives nothing for status, which is why this row carries a partial rather than a zero. The identity link was independently re-confirmed this chapter three ways: the BBB CEO name, the Secretary of State agent name, and the Google profile's owner-response persona all agree. BBB: A+, accredited, 0 complaints.

Claims vs records: No deduction. 'As fast as 7 to 14 days' is a single consistent range. Worth noting in this company's favor: in our Fresno chapter its Fresno-branded URL redirected to another city's content and the row was excluded there, while its Riverside page serves genuinely Riverside-specific content, naming Arlington, Canyon Crest, Orangecrest, and La Sierra. The same company can pass the market test in one city and fail it in another, which is exactly why each chapter checks.
Best fit: A seller who weighs a clean accredited BBB file and a 52-review record, and who asks directly which legal entity will appear on the purchase contract, given that the one on file under this name is terminated.
7. SoCal Home Buyers, 60.0
What the records show: The clearest illustration in this chapter of how demanding the entity rule is, and of why fresh captures matter. Our working table scored this company's license axis zero because no license was findable under the company name. The 2026-08-26 raw capture of its site shows what the earlier summary-level capture missed: a footer reading 'Andrea Van Soest, CA DRE #01505854', and a team section naming Doug and Andrea Van Soest as founders. The license-number lookup confirms it: Van Soest, Andrea, salesperson, licensed since 06/11/05, no disciplinary action, an exact match to the displayed name and number, and the site's own '2005, Licensed CA Realtor' claim matches the record's issue date to the year. The license axis now scores in full. The entity axis still does not: the exact-name filing, SoCal Home Buyers LLC, is Suspended by both the FTB and the SOS, and its only listed representative is LegalZoom, a commercial agent service, so nothing inside the record connects that filing to that verified person. BBB: A+, not accredited, 0 complaints, re-pulled fresh on 2026-08-26.

Claims vs records: One deduction: the homepage displays a 'BBB A+ Accredited' badge while the BBB's own record for this company, captured the same day as the claim, returns accredited false. The grade is genuinely A+; the accreditation is the false half of the badge. A claim contradicted by the record it cites takes the standard deduction, the same rule applied to a similar claim in our Fresno chapter.
Best fit: A seller who values a displayed and verified license above a registry record, and who asks the company two direct questions: which entity will be on the contract, given that the filing carrying its name is suspended, and why the site claims an accreditation the BBB says it does not have.
8. Haven Homebuyers, 48.4
What the records show: No DRE license found for Paul Downer, the principal the BBB names. Haven Homebuyers LLC is on file and Active, but the entity axis scores zero and is labeled candidate only for a specific reason: the principal named on the company's BBB profile, Downer, is not the person named as registered agent on the state filing, Attlesey. A name mismatch between two public records is not an allegation about either one; it means we could not confirm that the filing and the business are the same operation, and this Index does not score what it cannot confirm. BBB: A+, accredited, 0 complaints.

Claims vs records: One deduction, and it rests entirely on the company's own page. The Riverside page carries a 'Since 2005' heading in its team section, says 'buying properties in Riverside, CA since 2010' and 'We've closed on 800+ houses since 2010' in its body, and elsewhere cites 'our 14-year track record' and problems solved 'in the past 14 years', which counts back to roughly 2012. Three different starting points for one operating history, all published by the company itself on one page, cannot all be the same fact. We deliberately did not count the 2018 filing date against these claims, because a formation date does not bound what an operator did earlier; the deduction stands on the company's own figures alone.
Best fit: A seller who reads a strong BBB file and a 45-review record and is willing to do two pieces of homework: ask which tenure figure is the real one, and ask for the legal entity name and its registered agent to see whether the answer reconciles the mismatch above.
9. World Class Ventures, 45.0
What the records show: No DRE license found for principal Brian Sullivan, the President named on the company's BBB profile. The entity finding is new in this version of the chapter and it is the closest call in it, so the facts are stated in full. The working table carried this row's entity lookup as incomplete, a failure of our own tooling. The completed 2026-08-26 search returned exactly one result: World Class Ventures, Inc, filed 01/23/2014, Active, in good standing on all four state fields, with the registered agent recorded as an individual, Jennie Lee Sullivan, in Vista. The axis still scores zero, labeled candidate only, because the agent is not the person the company discloses: Brian Sullivan and Jennie Lee Sullivan share a surname and a region, and a shared surname is an inference, not a checkable link, the same standard that has cost other companies this axis in other chapters. One further fact cuts the other way and is disclosed rather than buried: the BBB profile's founding date, 01/23/2014, matches the filing date of that entity to the day. BBB: A+, accredited, 0 complaints, on that Florida record, disclosed as such.
What reviewers say: No identity-linked Riverside profile found; the searches returned an unrelated similarly named business in Orange and an unrelated Riverside brewpub. Scores zero.
Claims vs records: No deduction. The as-is claims are internally consistent, and the site's 'A+ Rated' BBB claim is true on its Florida record, which is why it takes no deduction while a similar-looking badge elsewhere in this chapter does. The finding on this row is not a claims conflict; it is the footprint itself: a dedicated Riverside page, Riverside County cities in the footer, and zero California license, entity, or review presence behind them.

The site's footer names its principals as licensed in South Carolina, Tennessee, and Michigan, with a Kalamazoo, Michigan address, and the BBB profile confirms the same principal, Brett A. Riggins, at the same Kalamazoo location. No CA license is claimed and none exists to find. No Secretary of State entity was confirmed under the company's own stated legal name; the two name-twins on file are tied to other people and other states. BBB: A+, not accredited, 0 complaints.
What reviewers say: No identity-linked Riverside profile found under the brand's name; the nearest match has zero reviews at an unrelated address. Scores zero.
Claims vs records: No deduction on internal consistency: 'operating in Riverside California for over 5 years and has purchased nearly 100 homes', an offer within 4 hours, and an average close of 21 days carry no competing figures. What the record notes instead is that the operating-history claim is specific, large, and has no California footprint behind it that a seller could check: no license, no entity, no local review presence.
Best fit: A seller who has vetted the Michigan operation directly and is comfortable with a fully remote buyer. Ask which legal entity buys, where it is registered, and for Riverside references with addresses.
Who should not sell to a cash buyer
If your house is financeable, market-ready, and you can wait 45 to 60 days, listing it will almost always net you more money. A cash sale trades price for speed and certainty. That trade makes sense in specific situations: probate with liabilities running, foreclosure timelines, major condition problems, tenant situations you cannot resolve, or when carrying costs and stress outweigh the spread. - Two exact-name filings whose named individual is not the person the company discloses.Haven Homebuyers' Active filing names an agent who is not its BBB-disclosed principal, and World Class Ventures' Active filing names an individual who shares its principal's surname but is not the disclosed principal. Neither mismatch is an allegation; both mean the state record cannot be tied to the operator, so both rows score zero on the entity axis and carry the candidate-only label. Ask any buyer for its agent for service of process by name.
- A suspended filing behind a verified, displayed license.The one exact-name filing for SoCal Home Buyers is Suspended by both the FTB and the SOS while the company's website displays a genuinely licensed principal. Because the filing's only representative is a commercial agent service, the suspension cannot be confidently attributed to this operator, and this Index does not upgrade it to a confirmed finding. It is exactly the kind of ambiguity a seller can resolve with one question: which entity signs the contract?
- One closing promise with two different floors, and another with four different answers.Blue Wave Investments' Riverside page states 'as short as 5 days' in one answer and 'as little as 7 days' in another. The publisher's own Fast Home Buyer California pages state 'Cash Closing Speed: 7 Days', 'Average Days to Close: 7-14 days', 'close in 7-21 days', and 'Average is 14-21 days' across the pages a Riverside seller reads. Both rows took the identical deduction, including ours. If a company gives you more than one answer to how fast it closes, ask which one goes in the contract.

If a site shows no number, search the company name and then the owner's name. No result means the DRE has no matching license, which is legal for a company buying on its own account, but it also means your recourse if something goes wrong does not include the DRE. Do cash buyers in California need a real estate license?
Not to buy houses for their own account. Business and Professions Code 10130-10131 require a license for acting on behalf of another, not for buying as a principal. Enforcement issues arise mainly for wholesalers who market the property itself rather than their contract interest. A pending bill, AB 1850, would require a license for wholesaling and mandate written disclosure; as of this page's publication in August 2026 it remains pending, not law. What licensure changes today is recourse: licensed operators answer to the DRE, and unlicensed ones do not.
What does "candidate only" mean in the entity column?
It means a company with a matching name is on file with the California Secretary of State, but nothing inside that filing independently connects it to the business marketing to you, so this Index scores it zero rather than counting it as verified. On this page it happens two ways: SoCal Home Buyers' filing names only LegalZoom, a commercial registered-agent service, and Haven Homebuyers' and World Class Ventures' filings each name an individual who does not match the principal the company itself discloses. All of that is legal and common. It simply means the filing proves a company exists, not that it is this company. We keep it separate from "not found," which means we searched and the registry returned nothing. In both cases the fix is the same and it is free: ask the buyer for the exact legal entity name and its agent for service of process, then look it up yourself.
Why did Fast Home Buyer California fall from first to third between this chapter's working table and this page?
Because our own checks finished. The working table's 86.6 rested on a single captured FHBC page and was marked provisional in our own files, since both prior chapters had shown that this company's closing-time inconsistency appears only when several of its pages are read together. The completed multi-page pass found exactly that and took the standard deduction, bringing the score to 82.6, the same figure the company earns in every other chapter. In the same closeout, a Secretary of State lookup our tooling had failed to complete was finally run for Blue Wave Investments and came back clean, current, and tied to its operator, moving that competitor from fifth to first. The author's company lost the top of its own table to its own methodology twice in one pass, and publishing that outcome unchanged is precisely what the method is for.

Everything city-specific is captured fresh.
