This is the Roseville chapter of the California Cash Home Buyer Index. For every company actively marketing cash home purchases to Roseville sellers at capture time, we pulled the California DRE license record, the Secretary of State corporate filing, the BBB file, Google review data, and dated captures of each company's own claims, then scored everything under the same frozen rubric every chapter uses. 12 companies made the scored roster; two national brands were excluded because their own sites never name Roseville.
A correction belongs up front, because it changed this chapter's top of table. An earlier version of this page reported that five of the twelve rows carried an unchecked corporate registration because California's Secretary of State business search was down site-wide. THAT WAS WRONG, AND THE FAULT WAS OURS. The state's search was working. Our own capture tool was setting the search box in a way the state's application never registered, so it searched an empty string and we read the blank result as an outage. On 2026-08-27 we re-ran all five lookups successfully. Three of the five returned an active California registration that our published dataset had scored as zero, and correcting them moved two companies to the top two positions in this chapter. The full before-and-after is in the dataset and in the section on what changed.
We are stating this plainly rather than quietly republishing, because the whole premise of this Index is that a reader can check our work. An Index that reports its own instrument failure as somebody else's outage has not earned that.
Key findings (2026)
All figures computed from the verified dataset (capture date , with the disclosed statewide-record reuse exceptions noted in the comparison table). Every company here markets a cash purchase; if you want the definition first, read what counts as a cash offer.
- 7 of 12 scored Roseville companies carry a verifiable DRE license link, the highest license-verification rate of any chapter in this Index so far. Three display the number on their own pages (Cash For Keys CA shows two, Darren Buys Homes Cash shows one, Opendoor shows its corporation license). That is a genuinely better market than Sacramento, Fresno, or Oakland on this axis, and it is worth saying plainly when it is true.
- Eleven of the twelve rows now carry a checked Secretary of State result, and the twelfth carries a named candidate record rather than a blank. On 2026-08-27 we re-ran the five lookups this chapter had published as blocked. Bridgehaven Homes registers as NMS Investment Corp, filed 03/15/2018, Active, with its own BBB-named CEO as the registered agent. Darren Buys Homes Cash registers as Nerradscali Corp, filed 01/09/2012, Active, with its named licensed broker as agent. California Family Homebuyers registers as California Family Home Buyers LLC, filed 02/06/2017, Active, with its named CEO as agent. Cash For Houses CA resolves to Amino Holdings LLC, filed 11/30/2022, Active, the entity its own page names in the consent text beside its form. Only 800-Buy-Kwik still scores zero, and for a different and now stated reason: a registration under that exact trading name exists and is Active, but nothing inside the record ties it to this operator, so it is a candidate, not a confirmation.
- Two of those four confirmations were found only after changing the spacing of a company's name in the search box. "California Family Homebuyers" returns nothing on the state's registry; "California Family Home Buyers" returns the company. "800 Buy Kwik" returns nothing; "BuyKwik" returns the registration. A zero on this axis is a serious finding about a company, and it is worth knowing that ours were partly an artifact of how we typed. Every entity search behind this chapter now runs both spellings and both are retained in the evidence file.
- Roseville's market is largely a Sacramento-metro market. Six of the twelve companies also appear in our Sacramento chapter, and where a record does not vary by city (a statewide corporate filing, a national BBB file, a single consolidated review profile) we reuse the Sacramento capture rather than re-pulling it, with the source metro and capture date disclosed on every reused cell in the dataset.
- Two companies' Roseville pages are measurably cleaner than their own Sacramento pages. Laurel Buys Houses' Roseville page makes no business-age claim at all, so the founding-date conflict our Sacramento chapter deducted does not appear here; R&H Distressed Properties' Roseville page likewise omits the years-in-business figure that was deducted there. This Index scores the page that actually serves the seller, so neither row carries that deduction in this chapter, and the difference is disclosed rather than quietly inherited.
- The publisher's own company has no dedicated Roseville page: its Roseville URL permanently redirects to its Sacramento page, which does name Roseville in its own served-areas list. Under this Index's inclusion rule the served page is the instrument, so the company stays on the roster, ranked fifth, with the redirect disclosed and a claims deduction taken on that same served page. It ranked third before the corrected entity lookups described above; two competitors now sit above it that our own instrument failure had been holding down.
- One Florida-headquartered operator markets directly to Roseville sellers with no California license, no California entity, and no local review presence. The same brand shows the same pattern in our Riverside chapter. That is a verifiability observation, not an accusation: out-of-state operators can buy California houses legally, and the point is what you can check.

Snapshot dates: BBB and reviews 2026-08-18 with a BBB gap-closure pass 2026-08-19; DRE, Secretary of State and own-page claims re-captured fresh on 2026-08-27, and those three axes are backed by retained raw artifacts. Records that do not vary by city are reused from this Index's Sacramento chapter captures of 2026-08-08 and are annotated per cell in the dataset with their source metro and date. The five rows that previously read "BLOCKED (SOS outage)" have all been checked: four now carry a confirmed Active registration and one, 800-Buy-Kwik, carries a candidate record that nothing inside ties to this operator, which scores zero exactly as before but is a different and more accurate statement. "None verified" on the license column means our searches found no active DRE license we could link to the brand; it does not mean the company is operating illegally (see methodology). "0 (default)" complaint counts mark confirmed BBB profiles where no numeric three-year count surfaced in capture. Two rows carry a license link resting on name-and-city convergence rather than a record that names the employer; both are flagged as disclosed judgment calls in their profiles. Deed and title verification is planned for a future Index update and is not scored in v1. EVIDENCE TIER FOR THE 2026 CYCLE, STATED PLAINLY. The three axes a reader is most likely to want to re-run are ARTIFACT-BACKED: the DRE licence record, the Secretary of State entity record, and each company's own published claims. For those we hold the retained raw page or search result behind the scored cell, so the figure is reproducible rather than merely asserted. The other two axes, BBB and Google reviews, are SUMMARY-BACKED for 2026: they rest on our capture session's dated written record rather than on a retained raw page. THE REASON IS A LIMIT IN OUR OWN TOOLING, NOT ANYTHING ABOUT THE SOURCES AND NOT ANYTHING ABOUT ANY COMPANY. The BBB refuses our scripted requests while serving the same pages normally to a browser, review counts are drawn by JavaScript after the page loads, and we have no way yet to write a browser-rendered page straight to disk. Building that is deferred to the next annual cycle. Until it exists we say which tier each axis sits on rather than let them read as equally solid. This chapter's licence, entity and own-claims artifacts were re-captured fresh on 2026-08-27, including a known-hit control run before the licence lookups so that a recorded absence is evidence the instrument works rather than an assumption. One roster company publishes its own Roseville market data: Opendoor's dedicated Roseville market page states a median sale price of $653,290 and a median 43 days on market, both dated as of May 2026 on the page itself. Those are Opendoor's figures, attributed as its claims rather than restated as an Index finding.
A legitimate cash purchase typically closes in one to three weeks depending on title condition; the situations that stretch it (probate paperwork, liens, tenant issues) are the same in Roseville as anywhere. That speed has a price, which the FAQ addresses plainly.

That is a surname-and-city convergence, not a record that names the employer, and it is scored at the identity-confirmed-principal tier with the reasoning stated here rather than buried. No license number appears on the page. Entity, CORRECTED: this row previously read blocked and scored zero on a lookup we wrongly reported as impossible. The lookup works. Best fit: A seller who wants the most complete verified package in this chapter: a confirmed Active corporation whose registered agent is the named CEO, a perfect 132-review record, and a clean accredited BBB file. The one thing still worth asking for in writing is how the licensed individual we identified relates to the company, since that link rests on surname and city rather than on a record naming the employer.
2. Darren Buys Homes Cash, 87.5
What the records show: Principal Darren Bruce Brown holds an active DRE broker license, no disciplinary action, identity-confirmed three independent ways: the DRE mailing address, the BBB profile address, and the Google listing address are all the same Roseville street address. The number is displayed and accurate on the company's own page. Entity, CORRECTED: previously blocked and scored zero. Nerradscali Corp, the legal name on the company's own BBB profile, is filed 01/09/2012 and Active at 14.6 years, and its registered agent is Darren Brown himself, the same licensed broker at the same Roseville street address the DRE record carries. This is the cleanest entity confirmation in the chapter, and the axis scores the full 25 rather than zero. BBB: A+, accredited since 2019, no numeric complaint count surfaced (default zero bracket). The brand operates two closely similar domains sharing one principal, license number, and address; they are treated as one brand under this Index's register-variant rule.

Claims vs records: One deduction, and the corrected registry record sharpens rather than resolves it: the page claims a "25-year Sacramento cash investor" and "buying homes in Sacramento for 20+ years" while the company's own BBB profile records a business start date in January 2012, and the corporation itself was filed on 01/09/2012. Two independent records now put the same date on it, roughly 14.6 years. As written, a 14.6-year-old business cannot also be a 20-to-25-year one. The entity chain is confirmed and reused from our Sacramento chapter: BKSP Properties LLC, filed 04/25/2014, and Property Sales Group LLC, filed 2020, both Active under the same agent at the same Sacramento address, which a fresh listing query re-confirmed this session as a third independent source. Its Roseville URL permanently redirects to its Sacramento page, and that Sacramento page names Roseville in its own served-areas list. Claims vs records: One deduction on the served page: the hero claims a flat "Close in 7 Days" while the same page's comparison table states "Average Days to Close, 7-14 days." Re-verified fresh this session. That second cluster IS present after all, and this chapter had it wrong: the re-check examined the page body, where the founding year and the license now sit on separate lines, but not the site-wide footer, which still reads "Licensed cash home buyers serving all of California since 2012" against a 2016 licence issue date. The entity is Active, filed 10/25/2017. BBB: A+, accredited, 71 complaints in 3 years, the highest count here; BBB counts carry no transaction-volume denominator, so a national operator's count is not directly comparable to a local one's. Statewide records reused and disclosed.
What reviewers say: No identity-linked Roseville-area profile; the search returned unrelated organizations with similar names, the same structural finding as every prior chapter. Scores zero under the local-market rule.

What reviewers say: No identity-linked Roseville-area profile; the query surfaced unrelated local businesses. Scores zero.
Claims vs records: "Get paid in days, not months" with a case study citing a ten-day close are compatible, a general claim plus one example; the 2013 tenure claim appears once with no competing figure. No deduction.
Best fit: A seller who is comfortable transacting with an out-of-state operator and who understands what that means for verification: no California license, no California entity, and no local track record to read. The same pattern appears for this brand in our Riverside chapter.

No state entity: an earlier session exhausted both the state registry and the county fictitious-business-name index with a control-verified instrument and found the legal identity undiscoverable despite a published address, which is a finding about verifiability and nothing more. BBB: a profile under a shortened version of the name, at an address exactly matching the company's own listing elsewhere, carries an F grade; no stated reason for the grade was captured this session, and this Index does not assume one.
What reviewers say: 5.0 stars across 22 reviews on the identity-linked profile, a wide divergence from the F grade. Read both records rather than either alone.
Claims vs records: "As little as 5 to 7 days," no commissions or fees, stated consistently; no deduction on this page. As with Laurel Buys Houses, our Sacramento chapter deducted this brand for a business-age conflict that its Roseville-specific page simply does not make.
Best fit: A seller who reads the F-rated BBB file against the 22-review record, and who insists on a legal entity name, which two chapters of searching have not surfaced.
11. Cash For Houses CA (Capital House Buyers), 36.0
What the records show: No DRE license under either name, and no principal named. Entity, CORRECTED: previously blocked and scored zero. The Chico chapter of this Index had already identified this brand's parent entity from the consent text beside the company's own form, and the Roseville page carries the identical line, "I agree to receive SMS from Amino Holdings LLC." That is the company naming its own legal entity in human-readable copy on the page serving Roseville sellers. Amino Holdings, LLC is filed 11/30/2022 and Active at 3.7 years, so the axis scores 20.0 rather than zero. The same brand, the same instrument and the same entity were scoring 20.0 in Chico and zero here on identical evidence, which is precisely the kind of city-by-city inconsistency this Index exists to avoid. BBB: confirmed not found after searches under both names, scoped to Sacramento and then retried statewide.
What reviewers say: No identity-linked profile found under either name; a query for the domain returned a list of other, unrelated area cash buyers. Scores zero.
Claims vs records: One deduction: the Roseville page states "close in as little as 7 days" in one section and "close in as little as 7-14 days" in another, two different floor figures under the same framing. The same brand carried the same conflict in our Chico chapter, captured independently.
Best fit: A seller who gets the legal entity name in writing first. This row still scores low, not because of anything found against it, but because outside its now-confirmed corporate registration almost nothing about it could be verified.
12. 800-Buy-Kwik, 20.0
What the records show: No DRE license under the company name, and no principal named on the page to search individually. Entity, CORRECTED but still scoring zero: this row previously read blocked. The lookup has now been performed, and it took three spellings to do it. "Buy Kwik" and "800 Buy Kwik" both return nothing; "BuyKwik" returns 800 BUYKWIK, filed 12/05/2014, Active. The trading name matches exactly, but the registered agent on that record is a person the company names nowhere on its own page, and nothing else inside the record ties the filing to this operator. Under this Index's rule that is CANDIDATE ONLY, not a confirmation, and candidate-only scores zero on the entity axis exactly as the blocked cell did. The score is unchanged; the statement behind it is now true. One thing the corrected registry lookup does NOT settle: the claim runs from 2002, and the candidate registration under this trading name was filed in 2014. That is a gap worth asking about, but this Index does not treat a corporate formation date as proof of when a business began operating, so no deduction is taken on it.
Best fit: A seller who obtains the legal entity name and principal in writing and verifies both independently, since almost nothing about this operation could be confirmed from public records this cycle.

Our own search tool was filling the state's search box in a way its application never registered, so it searched nothing and returned nothing, and we read that as the state being down. All five were re-run on 2026-08-27. Four returned an Active California registration, three of those with the company's own named principal as registered agent, and the corrections moved the top two positions in this chapter. - License links that rest on convergence, not on a record.Bridgehaven Homes' and California Family Homebuyers' license links come from name-and-city matches and multi-source name convergence, not from a DRE record naming the company. Both are scored at the principal tier with the limitation disclosed in their profiles, because the alternative, quietly presenting them as clean brand-level links, would be misleading.
- An F-rated BBB profile with no stated reason captured.R&H Distressed Properties carries an F beside a 5.0-star, 22-review record, and its legal identity was undiscoverable across two registries in an earlier exhaustive search. We did not capture the reason for the grade and will not guess at one; read the BBB file yourself.
- An out-of-state operator with no California thread.House Heroes is Florida-headquartered, holds no California license, has no California entity, and shows no local review presence, while marketing directly to Roseville sellers. The same brand shows the same pattern in our Riverside chapter. Legal, and worth knowing.
- Two national brands that never name Roseville.Offerpad's own locations page excludes California entirely, and the We Buy Ugly Houses Sacramento franchise page names only Sacramento, Stockton, and Modesto as cities. Both were excluded at the roster stage on their own sites' evidence.

An earlier version of this chapter reported that California's Secretary of State business search was down site-wide, and scored five companies zero on the corporate-registration axis as unverified. The state's search was working the whole time. Our automated capture was setting the search field in a way the site's application never noticed, so it searched an empty string and showed nothing, and we read that blank as an outage. We re-ran all five on 2026-08-27. Four of them have an active California registration, and three of those list the company's own named owner or broker as the registered agent, which is exactly the evidence that axis is meant to reward. Two companies moved to the top two places in this chapter as a result, and our own company moved down from third to fifth. The fifth row, 800-Buy-Kwik, still scores zero, but for an accurate reason now: a registration under that trading name exists and is active, and nothing in it ties the filing to this operator.
