This is the San Jose chapter of the California Cash Home Buyer Index. For every company actively marketing cash home purchases to San Jose sellers as of 2026-08-15, we pulled the California DRE license record, the Secretary of State corporate filing, the BBB file, Google Business Profile data, and dated captures of each company's own claims, then scored all of it under the same frozen rubric every chapter uses. That includes our own company, which is ranked by the identical criteria and disclosed below.
We started from roughly twenty candidates surfaced by third-party rankings and each company's own site. Nine of them never reached the scored table because their own websites made no San Jose claim at all; they are listed in the red flags section with the reason for each. Key findings (2026)
All figures computed from the verified dataset (capture date , with the disclosed statewide-record reuse exceptions noted in the comparison table). Every company here markets a cash purchase; if you want the definition first, read what counts as a cash offer.
- For 9 of 12 scored San Jose cash home buyer companies, we could not verify any active DRE license linked to the brand. Only Peachtree Homes and Fast Home Buyer California carry a confirmed license link, both through an identity-confirmed principal; Opendoor holds a corporation license in its own name. That is a verifiability finding, not an accusation: buying houses for your own account is legal in California without a license. The difference is recourse. A licensed operator answers to the DRE; an unlicensed one does not.
- One of the twelve companies in this roster, We Buy Houses In Bay Area LLC, carries an F rating from the Better Business Bureau whose stated reason on the BBB's own file is "Unauthorized use of BBB name or trademarks." This is the first time that specific reason code has appeared in the Index. It is a BBB record finding about the company's use of the BBB mark, and it says nothing by itself about the company's home-buying practice.
- 3 of 12 companies have no findable Google Business Profile of their own: Opendoor (no San Jose profile), Silicon Valley Home Buyers (none under the brand name), and a near-miss in Happy Home Investment Properties, whose profile exists but carries zero reviews.
- 9 candidate companies that appear on third-party "best San Jose cash buyers" lists failed our inclusion check before capture: their own sites serve Northeast, Portland, Central Valley, nationwide, or state-level-only content with no San Jose claim. That is the roster-stage version of the phantom-market gap the Fresno chapter found mid-capture.
- 7 of 12 have a confirmed operating entity in the state registry. Six are Active. One, We Buy Houses In Bay Area LLC, is recorded as Suspended - FTB while its site advertises closings in as little as 5 days. Oldest confirmed Active entity: Peachtree Homes LLC, filed 12/04/2020. Youngest: Happy Home Investment Properties LLC, filed 12/05/2023. This roster skews much younger than Sacramento's 2003 to 2019 range.
- Total BBB complaints across the 12 companies, trailing 3 years, where a profile was captured: 105. 100 of the 105 sit on the two national brands (Opendoor 71, HomeVestors corporate 29). The only local operator with any complaints on file is John Buys Bay Area Houses, with 5.

Snapshot dates: DRE, SOS, BBB, Google, and site claims 2026-08-15, with disclosed exceptions in the dataset: Fast Home Buyer California's and Opendoor's Secretary of State entity records are reused from the Sacramento chapter's 2026-08-08 primary capture, and the BBB records for Fast Home Buyer California, Opendoor, and the HomeVestors franchisor are reused from the Fresno chapter's 2026-08-15 capture, because none of those records vary by which city's chapter is asking. "None verified" on the license column means our searches found no active DRE license we could link to the brand; it does not mean the company is operating illegally (see methodology). Fast Home Buyer California's and Skye Homes' Google figures each consolidate two identity-linked profiles under the uniform aggregation rule that applies to every multi-profile brand. No ties this chapter. Deed and title verification is planned for a future Index update and is not scored in v1. EVIDENCE TIER FOR THE 2026 CYCLE, STATED PLAINLY. The three axes a reader is most likely to want to re-run are ARTIFACT-BACKED: the DRE licence record, the Secretary of State entity record, and each company's own published claims. For those we hold the retained raw page or search result behind the scored cell, so the figure is reproducible rather than merely asserted. The other two axes, BBB and Google reviews, are SUMMARY-BACKED for 2026: they rest on our capture session's dated written record rather than on a retained raw page. THE REASON IS A LIMIT IN OUR OWN TOOLING, NOT ANYTHING ABOUT THE SOURCES AND NOT ANYTHING ABOUT ANY COMPANY. The BBB refuses our scripted requests while serving the same pages normally to a browser, review counts are drawn by JavaScript after the page loads, and we have no way yet to write a browser-rendered page straight to disk. Building that is deferred to the next annual cycle. Until it exists we say which tier each axis sits on rather than let them read as equally solid.
Market context
We did not run a separate multi-source market-context research pass for this chapter the way the Sacramento chapter did. One sourced local figure appears directly in this chapter's evidence: Opendoor's own San Jose market page states a median sale price of $1,400,000, down 2.1 percent year over year, and a median 40 days on market, as of June 2026. That is Opendoor's published figure, not an independent Index capture, and we report it as such rather than restating it as our own finding.
A legitimate cash purchase typically closes in one to three weeks depending on title condition; the situations that stretch it (probate paperwork, liens, tenant issues) are the same everywhere and are covered honestly in the FAQ. That speed has a price, which the FAQ addresses plainly.

Five axes, 100 points, the same frozen math the Sacramento chapter established: Entity status and longevity 25, License verification 20, BBB record 20, Claims consistency 20, Review record 15. What the records show: Principal Jason Lawrence Nesbitt holds active DRE salesperson license 02140612, expiring 07/24/2029, no disciplinary action. The identity link is confirmed three ways: the company's BBB profile lists this exact license number and entity number, our own DRE lookup confirms the license, and the Secretary of State record for Peachtree Homes LLC (filed 12/04/2020, Active) matches the BBB entity number. The SOS filing agent is a different person, Trevor Zink, which is the ordinary registered-agent pattern and does not weaken the link. One display gap: the license number is on file with BBB and DRE but does not appear on the company's own homepage. BBB: A+, accredited since 9/12/2022, 0 complaints in 3 years.

It is included because excluding it would make the dataset incomplete, and it is scored by the identical criteria applied to every other company. Every data point in its row comes from the same public records, and the full dataset is downloadable so anyone can check our work.
What the records show: The company's principal holds active DRE salesperson license 02006033, no disciplinary action, captured fresh for this chapter and displayed with a DRE label on the company's San Jose page. The operating entity is Realty Helpers LLC, filed 01/05/2017, Active; that record does not vary by city and is reused from the Sacramento chapter's primary capture, with the reuse and its date disclosed in the dataset. BBB: A+, accredited, 0 complaints, reused from the Fresno chapter's fresh capture of the same statewide record.
What reviewers say: 5.0 stars across 11 Google reviews, consolidated from the brand's two identity-linked profiles under the same aggregation rule applied to every multi-profile brand, re-verified fresh this chapter and identical to the Sacramento and Fresno captures. This small review base is the row's main score cost.
Claims vs records: One deduction. The San Jose page's headline states "Close in 7 Days" while its detail section states "close in 7-21 days"; both cannot be true as written. The transaction-count inconsistency the Fresno chapter found on the how-it-works page was not present on a fresh fetch this session. A second deduction applies in every chapter of this Index as of 2026-08-26, and it corrects an inconsistency that had been running in our own favour: the site-wide footer reads "Licensed cash home buyers serving all of California since 2012" while DRE license 02006033 was issued in 2016 and the company's own BBB profile reports a 2018 business start. Our Sacramento and Fresno chapters deducted that conflict from the start; several later chapters did not, so the same company was scoring differently by city on identical facts. Every chapter now takes both deductions, which is why this row reads 78.6 across the entire Index.
San Jose operations: Fast Home Buyer California maintains a dedicated Fast Home Buyer California page for San Jose sellers, the same self-published evidence standard every other company in this chapter was checked against.
One more disclosure: Fast Home Buyer California ranks second of 12 in this chapter and scores 78.6, the same score it now carries in every chapter of this Index, including the Sacramento chapter of this Index. The reason its rank moves between chapters is the roster, not the rubric. San Jose's roster includes Peachtree Homes, a locally headquartered operator with a three-way-confirmed licensed principal, an Active entity, a clean accredited BBB record, and a 52-review base, which is a stronger local competitor than any Fresno row produced. What the records show: Opendoor Brokerage Inc. holds corporation DRE license 02061130 in the company's own name, active, no disciplinary action, captured fresh this chapter and displayed accurately on its San Jose market page ("CA: Opendoor Brokerage Inc. DRE #02061130"). The operating entity is Active with all standings Good, reused from the Sacramento chapter's capture since the entity record does not vary by city. BBB: A+, accredited, 71 complaints in 3 years, the highest count in this chapter; BBB complaint counts have no transaction-volume denominator, so a national operator's count is not directly comparable to a local one's.
What reviewers say: No San Jose Google Business Profile; a dedicated search returned only unrelated "Open Doors" nonprofit and education listings. The review axis scores zero under this Index's local-market rule.
Claims vs records: No deduction. Opendoor's San Jose market page is a genuine dedicated local page carrying its own sourced market data (median sale price $1,400,000, median 40 days on market, as of June 2026). The closing-time claim, as few as 21 days or 21 to 60-plus days on your schedule, is internally consistent and is three times the local median fastest-close claim of 7 days.
Best fit: A seller who wants a large, brand-level licensed institution with a page built specifically for San Jose, does not need to close in under three weeks, and does not need a local reviews record to evaluate.

What the records show: No DRE license found for the company or for principal Gagandeep Saini. The operating entity, JiT Home Buyers LLC, filed 09/23/2022, is Active, and its registered agent matches the BBB-listed principal exactly, so identity is confirmed two ways. BBB: A+, accredited since 3/10/2025, 0 complaints in 3 years. The company's own site claims a BBB A+ rating and the live BBB profile confirms it; no mismatch.

What reviewers say: The company's own Google Business Profile exists but carries no reviews at all. That is different from the no-profile finding for Opendoor and Silicon Valley Home Buyers; the listing is there, it simply has no review activity yet.
Claims vs records: "Approximately 7-14 days," flexible, zero fees or commissions; no conflicting statement found.
Best fit: A seller comfortable with a very new but confirmed Active entity that has no BBB or review record to check yet.
11. Skye Homes, 39.4
What the records show: No DRE license found for the company or for owner Jake Knight. The entity picture is split, and we disclose how we scored it. The entity confirmed to Jake Knight by two independent sources (a Secretary of State LLC filed 06/03/2016 naming him as agent, plus a matching BBB profile) is Terminated. A separate Skye Homes, Inc., filed 09/11/2019, is Active, but it uses a professional registered-agent service with no principal name to cross-reference, so we could not confirm it belongs to the same operator. The entity axis measures current confirmed registry standing, so this row scores zero there; a looser reading that credited the terminated LLC's history would raise it, and we have not adopted that reading. BBB: Not Rated on the San Jose profile, 0 complaints, not accredited.
What reviewers say: 4.8 stars across 37 Google reviews, consolidated: the "Skye Homes" profile has no reviews and the "Jake Knight - Home Buyer" profile has 37 at 4.8, and the two share the identical phone number, which links them under the uniform aggregation rule.

Claims vs records: "Close in as little as seven days," zero fees, commissions, or closing costs, no repairs; no conflicting statement found. The claims axis measures consistency, not candor, and a site that publishes no checkable identity can score perfectly on it. The license, entity, BBB, and review zeros are where that shows up instead.
Best fit: Until the operator identifies its legal entity and a named principal, a seller has no way to verify who is on the other side of the contract. Get both in writing first.
Who should not sell to a cash buyer
If your house is financeable, market-ready, and you can wait 45 to 60 days, listing it will almost always net you more money. A cash sale trades price for speed and certainty. That trade makes sense in specific situations: probate with liabilities running, foreclosure timelines, major condition problems, or when carrying costs and stress outweigh the spread. If none of those describe you, talk to an agent before you talk to anyone in the table above, including us.

Every item below comes from a public record or a dated capture in the downloadable dataset. None of it is characterization; all of it is checkable.

- A suspended corporation advertising quick closings.The same company's brand-named entity is recorded by the Secretary of State as "Suspended - FTB" while its site advertises closings in as little as 5 days. A suspended corporation's contracts are voidable while the suspension stands.

What we did NOT find: no San Jose-specific lawsuit, regulatory action, or formal complaint against any named local operator surfaced in our research pass beyond what is cited above. That is an absence of evidence in the sources we searched, not a clean bill of health.

How do I check if a San Jose cash buyer is licensed?
Use the DRE's free public license lookup. Search the license number if the site shows one, and confirm the name on the record matches the person or company you are dealing with; a number alone proves nothing until you read whose it is. If the site shows no number, search the company name and the owner's name. No result means the DRE has no matching license, which is legal for a company buying on its own account, but it means your recourse if things go wrong does not include the DRE. Do cash buyers in California need a real estate license?
Not to buy houses for their own account. Business and Professions Code 10130-10131 require a license for acting on behalf of another, not for buying as a principal. Enforcement issues arise mainly for wholesalers who market the property itself rather than their contract interest.
