This is the Stockton chapter of the California Cash Home Buyer Index. We started from 16 candidate companies surfaced by search and third-party rankings, ran a decisive check of each candidate's own site before spending any capture time, and dropped 3 whose own pages make no live Stockton claim at all (they are named in the red flags section). For the 13 that remain, we pulled the California DRE license record, the Secretary of State corporate filing, the BBB file, Google review data, and dated captures of each company's own claims, then scored everything under the same frozen rubric every chapter of this Index uses.

That includes our own company, Fast Home Buyer California, ranked by the identical criteria and disclosed below. This page is one chapter of the California Cash Home Buyer Index, an annual study published with a full methodology and a free downloadable dataset. Key findings (2026)

All figures computed from the verified dataset (capture date , with the disclosed statewide-record reuse exceptions noted in the comparison table). Every company here markets a cash purchase; if you want the definition first, read what counts as a cash offer.

  • For 9 of 13 scored Stockton companies, we could not verify any active DRE license linked to the brand or an identity-confirmed principal. Four companies have one: Frank Buys Houses and Fast Home Buyer California through identity-confirmed principal salesperson licenses, and 209 House Buyers through a principal broker license that its site does not display. Opendoor holds a brand-level corporation license. As every chapter states: buying houses for your own account is legal in California without a license. The difference is recourse. A licensed operator answers to the DRE; an unlicensed one does not.
  • 5 of 13 companies carry no usable Google review signal, each zero for a different reason worth distinguishing: Opendoor has no Stockton profile at all, Alpha Capital Ventures' listing is unclaimed with no reviews tab, the HomeVestors regional franchise listing exists but holds zero reviews, and Cali Cash Offer and Sell My House Fast Stockton have no identity-linked profile findable under their names or phone numbers. Those are five distinct facts, not one.
  • 3 of the 16 companies originally considered (19 percent) failed the Index's own-claim test before ever entering the scored roster: one serves zero Stockton content on its own advertised Stockton URL, one redirects to a dead template-platform holding page, and one national iBuyer's own locations page excludes California entirely.
  • Frank Buys Houses ranks first, ahead of both national brands and the author's own company, on a clean license link, an 11.6-year Active LLC, an A+ accredited BBB record with zero complaints, and 18 five-star reviews. Stockton is the first chapter in this Index where a purely local, independently run operator outranks every national and franchise entity in the market.
  • Two companies returned a clean no-result from the state registry under their brand name, and they are not the same fact. 209 House Buyers is a confirmed, actively licensed DRE broker operating under a brand name as an individual, with no registered company. Cali Cash Offer has no confirmed operator identity at all in any record we searched. Both score zero on the entity axis, which measures registry status; a seller's actual situation with each is materially different.
  • A cross-chapter consistency check came free with this roster: Laurel Buys Houses, also scored in the Sacramento chapter eight days earlier, landed on the identical claims deduction and the identical final score, 72.9, from two independent capture sessions. That is the scoring method behaving consistently on the same underlying facts.

Snapshot dates: DRE, SOS, BBB, Google, and site claims 2026-08-15 for eight rows captured fresh this session; five rows carry disclosed reuse from the Sacramento chapter's 2026-08-08 primary capture (Fast Home Buyer California's, Opendoor's, and HomeVestors' DRE, SOS, and BBB records; Laurel Buys Houses' and Westbrook REI's DRE and SOS records), each individually dated in the downloadable dataset, because those statewide or regional records do not vary by which city's chapter is asking. "None verified" on the license column means our searches found no active DRE license we could link to the brand; it does not mean the company is operating illegally (see methodology). BLOCKED on the entity column means the state registry could not be reached for that company this session (a live bot-challenge in one case, a tooling fault in the other, both reported and neither bypassed); it scores the same zero as a not-found result but is a different fact, disclosed as such. Fast Home Buyer California's Google figure is the consolidated identity-linked count under the uniform aggregation rule; Inspiring Pride Homes' consolidates two identity-linked listings sharing one phone number. No tie-break rule was pre-registered, so Cali Cash Offer and Sell My House Fast Stockton both publish as rank 12. Deed and title verification is planned for a future Index update and is not scored in v1. EVIDENCE TIER FOR THE 2026 CYCLE, STATED PLAINLY. The three axes a reader is most likely to want to re-run are ARTIFACT-BACKED: the DRE licence record, the Secretary of State entity record, and each company's own published claims. For those we hold the retained raw page or search result behind the scored cell, so the figure is reproducible rather than merely asserted. The other two axes, BBB and Google reviews, are SUMMARY-BACKED for 2026: they rest on our capture session's dated written record rather than on a retained raw page. THE REASON IS A LIMIT IN OUR OWN TOOLING, NOT ANYTHING ABOUT THE SOURCES AND NOT ANYTHING ABOUT ANY COMPANY. The BBB refuses our scripted requests while serving the same pages normally to a browser, review counts are drawn by JavaScript after the page loads, and we have no way yet to write a browser-rendered page straight to disk. Building that is deferred to the next annual cycle. Until it exists we say which tier each axis sits on rather than let them read as equally solid.

Market context

We have not yet run an independent multi-source market research pass for Stockton the way the Sacramento chapter did, so this section reports only what appears in this chapter's own evidence, attributed to its sources. Two companies in the roster publish their own Stockton market figures, and they do not agree. Opendoor's Stockton market page states a median sale price of $450,000 and a median 56 days on market, as of its 2026-08-15 capture. Capital House Buyers' site publishes its own "Stockton Market Snapshot, July 2026" citing a median of $430,000 and an average 76 days on market. Both are company-published numbers, not Index findings; the $20,000 and 20-day spread between them is itself a useful reminder of why this Index verifies rather than repeats.

A legitimate cash purchase typically closes in one to three weeks depending on title condition; the situations that stretch it (probate paperwork, liens, tenant issues) are the same everywhere. That speed has a price, which the FAQ addresses plainly.

How we scored

Five axes, 100 points, the same frozen math the Sacramento chapter established: Entity status and longevity 25, License verification 20, BBB record 20, Claims consistency 20, Review record 15. These weights were tuned once, on the Sacramento data, and are now frozen for the annual cycle; this chapter applies them unchanged. Scores publish as numbers out of 100 with fully recomputable math.

Company profiles

Profiles run in Index score order. Each follows the same template: what the records show, what reviewers say, what the company claims against what we could verify, and which seller the company actually fits. Negative findings are quoted from records; we do not characterize beyond them.

1. Frank Buys Houses, 86.6

What the records show: Principal Frank George Silveria III holds active DRE salesperson license 01306251, no disciplinary action; the identity link comes from the company's own BBB business description, which names both the owner and the license number. The operating entity, Frank Buys Houses, LLC, filed 01/06/2015, is Active with all standings Good, the longest-standing Active entity in this chapter at 11.6 years as of capture. BBB: A+, accredited since 10/15/2020, 0 complaints in 3 years. One display gap: the license number appears on the BBB file and in the DRE registry but not on the company's own site.

What reviewers say: 5.0 stars across 18 Google reviews on the Stockton-storefront-address listing. Disclosed for completeness: a second listing for the same LLC exists at its filing address in Tracy (4.8 stars, 61 reviews, different phone number). We scored the Stockton-address listing as primary per the company's own advertised location and disclose the second rather than omit it.

Claims vs records: "5-7 days" close with a written offer within 24 hours of a walkthrough, no fees or commissions, as-is; internally consistent, zero deductions. One true-but-confusable statement disclosed plainly: the site FAQ states "we are not real estate agents" while the principal holds an active DRE salesperson license the site does not mention. Buying as a principal rather than acting as someone's agent is a legitimate distinction, so this is scored as a narrative flag, not a deduction, the same treatment the Sacramento chapter gave a comparable statement.

Best fit: A seller who wants a licensed, LLC-registered, locally run buyer with a clean BBB record end to end. First among all 13 in this chapter, including the national brands. Ask to see the license number, since the site does not show it.

2. Fast Home Buyer California, 78.6

Fast Home Buyer California is operated by the author of this Index. It is included because excluding it would make the dataset incomplete, and it is scored by the identical criteria applied to every other company. Every data point in its row comes from the same public records, and the full dataset is downloadable so anyone can check our work.

What the records show: The company's principal holds active DRE salesperson license 02006033, no disciplinary action, displayed three times on the company's Stockton page with a DRE label matching the record. The operating entity is Realty Helpers LLC, filed 01/05/2017, Active; that statewide record is reused from the Sacramento chapter's 2026-08-08 primary capture, with the reuse and its date disclosed in the dataset. BBB: A+, accredited, 0 complaints, same disclosed reuse.

What reviewers say: 5.0 stars across 11 Google reviews, the consolidated identity-linked count under the same aggregation rule applied to every multi-profile brand; this chapter's own Stockton search independently surfaced 2 of those 11.

Claims vs records: One deduction, and it is the widest claims spread in this chapter: the company's Stockton page states five different fastest-close figures in five places ("7 days" in the hero, "7 days or 60 days" in the steps section, "7-14 days" in a comparison table, "as little as 7 days... 30 or 60 days" in one FAQ, "7-21 days" in another). These cannot all describe one fastest-close claim as written. A second deduction applies in every chapter of this Index as of 2026-08-26, and it corrects an inconsistency that had been running in our own favour: the site-wide footer reads "Licensed cash home buyers serving all of California since 2012" while DRE license 02006033 was issued in 2016 and the company's own BBB profile reports a 2018 business start. Our Sacramento and Fresno chapters deducted that conflict from the start; several later chapters did not, so the same company was scoring differently by city on identical facts. Every chapter now takes both deductions, which is why this row reads 78.6 across the entire Index. The close-time figures took the identical deduction treatment any competitor's conflict takes. A previously reported Stockton testimonial attributed to a named customer was checked and was not found on the live page as captured 2026-08-15; we record that as not found, nothing more.

Stockton operations: Fast Home Buyer California maintains a dedicated Fast Home Buyer California page for Stockton sellers, the same self-published evidence standard every other company in this chapter was checked against.

Best fit: A seller who wants a licensed buyer with a nine-year Active entity, a clean accredited BBB record, and statewide coverage, weighed honestly against the disclosed closing-time claims spread above.

3. Laurel Buys Houses (Alcala Properties), 72.9

What the records show: No DRE license found for the company or principal Laurel Ann Sagen (record reused from the Sacramento chapter's capture). The operating entity, Alcala Properties, filed 05/25/2017, is Active. BBB: A+, accredited, 0 complaints in 3 years, re-pulled fresh for this chapter and matching the Sacramento capture.

What reviewers say: 4.8 stars across 140 Google reviews, the largest review base in this chapter, on the brand's single regional profile (no Stockton-specific listing exists); the count is up from 138 at the Sacramento capture eight days earlier.

Claims vs records: One deduction, the same business-age conflict we documented in our Sacramento chapter for this same brand: the Stockton page claims "20+ years" in business while the BBB file self-reports 11 years and the state filing dates to 2017. Two independent capture sessions, eight days apart, landed on the identical deduction and the identical final score of 72.9, which is the scoring method behaving consistently, not a coincidence.

Best fit: A seller comfortable with an openly wholesaling-adjacent regional operator carrying the biggest review record in this market, who has read the business-age discrepancy above.

4. Opendoor, 72.5

What the records show: Opendoor Brokerage Inc. holds corporation DRE license 02061130 in the company's own name, active, no disciplinary action, the statewide record reused across chapters and disclosed as such. The operating entity is Delaware-formed, registered in California, Active with all standings Good. BBB: A+, accredited, 71 complaints in 3 years, the highest count in this chapter; BBB complaint counts carry no transaction-volume denominator, so a national operator's count is not directly comparable to a local one's.

What reviewers say: No identity-linked Stockton Google profile; the search returned unrelated "Open Door" churches and social-services organizations, the same name-collision pattern every prior chapter documented. Scores zero under the local-market review rule.

Claims vs records: No deduction. Opendoor's Stockton page is a genuine dedicated local market page publishing its own data (median $450,000, 56 days on market, 100.0 percent sale-to-list, as of the 2026-08-15 capture; Opendoor's figures, reported here as its claims). Close-time language, "as few as 21 days" and "21-60+ days on your schedule," is internally consistent and three times the local median fastest-close claim of 7 days.

Best fit: A seller who wants a large, brand-level licensed institution, does not need a sub-three-week close, and will read the fee terms carefully, since no numeric fee appears on the captured page.

5. MCB Homes Inc., 70.1

What the records show: No DRE license found for the company or principal Matthew Bristow; both searches returned a confirmed no-matching-record result. The operating entity, MCB Homes, Inc., filed 06/28/2017, is Active with all standings Good. BBB: A+, accredited since 07/19/2018, 0 complaints in 3 years.

What reviewers say: 4.4 stars across 13 Google reviews, the lowest star average of any reviewed company in this chapter, on a modest base.

Claims vs records: "Days to a week" close, no hidden fees, as-is; internally consistent, no deduction. Two minor contact-detail discrepancies (a zip code and a phone number) were flagged in the evidence and are identity facts, not service-claim conflicts; they took no deduction and deserve no drama.

Best fit: A seller comfortable with an unlicensed but nine-year Active local corporation carrying a clean accredited BBB record, who weighs a 4.4 star average honestly against the cleaner records elsewhere in this table.

6. Alpha Capital Ventures, 60.5

What the records show: No DRE license found for the company or for Felicia Perez, the state-registered agent whom the company's own site names as COO and founder; that two-source match is a confirmed identity link, one of the cleaner ones in this chapter. The operating entity, Alpha Capital Ventures, Inc., filed 03/07/2017, is Active. BBB: A+, accredited since 12/16/2021, 1 complaint in 3 years.

What reviewers say: The company's Google listing is unclaimed and shows no reviews tab at all, so the review axis scores zero. This is not a capture failure: competitor listings rendered normally in the same query. An unclaimed listing means the company has never taken control of its own public review surface.

Claims vs records: "7 days" close, fee-free, as-is; internally consistent, no deduction.

Best fit: A seller who values confirmed ownership identity and a clean corporate record over review signal, and who is comfortable that the only review surface is one the company has never claimed.

7. 209 House Buyers, 54.8

What the records show: Principal Jon Edward Sump holds an active DRE broker license, 01264011, no disciplinary action; the identity link comes from the BBB profile naming him as owner. The state registry returns no entity under the brand name, because there is none: this is a licensed individual doing business under a brand name, not a registered company. The entity axis measures registry status, so it scores zero, but this is the opposite of an identity mystery, and the distinction matters: you would be contracting with a named, licensed, findable broker personally. BBB: A+, accredited; the complaint-count field was absent from the captured profile, so it is scored conservatively as unconfirmed rather than assumed clean, a disclosed non-blocking item for a future refresh.

What reviewers say: 5.0 stars across 14 Google reviews; finding the profile required a Lodi-variant search after the Stockton query returned an unrelated business.

Claims vs records: "2 weeks" close, fee-free, as-is; internally consistent, no deduction. Like Frank Buys Houses, the principal's license is real but not displayed on the site.

Best fit: A seller who wants a broker-licensed individual operator and understands the entity behind the brand is the licensed person himself, with DRE recourse attached to him personally rather than to a company.

8. Inspiring Pride Homes LLC, 44.8

What the records show: No DRE license found for the company or principal Liz Garcia. The operating entity, Inspiring Pride Homes, LLC, filed 07/23/2018, is Active in good standing, and is the first Nevada-formed foreign LLC registered in California to appear in this Index's scored rows; that is a genuine first, not a defect, and it scores the same as a domestic entity. Identity is confirmed two ways: the state record's agent, Elizabeth Frances Garcia, matches the Liz Garcia the company's own site names. BBB: no profile located, scores zero.

What reviewers say: 5.0 stars across 6 reviews, consolidated from two identity-linked Google listings that share one phone number (one holding 1 review, the other 5). The duplicate listing itself is a listing-hygiene observation worth knowing, disclosed here rather than resolved.

Claims vs records: One deduction: the site claims "7-14 days" in one place and "as fast as 14-30 days" in another. Those ranges touch only at the single point of 14 days and cannot both describe one fastest-close claim as written.

Best fit: A seller comfortable with an out-of-state-formed but California-registered LLC with confirmed individual ownership, weighed against the absent BBB record and the closing-time conflict.

9. Westbrook REI (I Buy Houses Stockton), 38.5

What the records show: No DRE license found for the company or principal Peter Westbrook. The license number the site does display, CSLB 1047535, is a genuine, verified general-contractor license, which is a different registry than the DRE; it is true as written and earns no real-estate license credit, and a seller could be forgiven for mistaking one for the other. The operating entity, Westbrook REI, Inc., filed 01/18/2011 (the oldest formation date in this chapter), is recorded as "Suspended - FTB," double-verified on two independent registry endpoints. Under California law a suspended corporation's contracts are voidable while the suspension stands; that is the record and its legal effect, and we state nothing beyond it. BBB: NR, 0 complaints, filed under the alternate name "Westbrook REI Construction, Inc.," disclosed as such.

What reviewers say: 5.0 stars across 3 reviews; the profile was findable only by phone-number search after both name-based queries returned unrelated businesses.

Claims vs records: One deduction, the same one the Sacramento chapter documented for this same repeat entity: the site advertises active purchasing with closings "as little as 7 days" while the brand-named entity's double-verified registry status is Suspended - FTB.

Best fit: On the current record, a seller would need the suspension resolved and the buying entity named in writing before this operation fits anyone. The basis for that judgment is entirely the state's own records, cited above and in the dataset.

10. HomeVestors / We Buy Ugly Houses (regional franchisee), 34.0

What the records show: No DRE license found; the local franchisee is a brand, not a filed California entity findable by company-name search, the same structural gap documented in the Sacramento, Fresno, and San Jose chapters. The franchisee's legal entity remains unidentified; the franchisor's own California registration (HomeVestors of America, Inc., Delaware, registered 2023, Active) is not the local operator and does not score here. BBB: A+, accredited, 29 complaints in 3 years on the franchisor's corporate record, disclosed as such because it is the record of the brand consumers transact under.

What reviewers say: A regional listing exists ("We Buy Ugly Houses Sacramento - Stockton - Modesto, CA") and carries zero reviews, scoring zero. A listing with no reviews and no listing at all are different facts; this row is the former.

Claims vs records: "Often close in as little as three weeks, or later if you need more time," no commissions, as-is; internally consistent, no deduction, same regional page text the Sacramento chapter captured.

Best fit: A seller who wants a national franchise brand and accepts a three-week floor. Ask which legal entity is buying, because the public record does not say.

11. Capital House Buyers, 27.5

What the records show: No DRE license found for "Capital House Buyers" or for "Amino Holdings," a name that appears on the company's page only inside SMS-consent boilerplate rather than as a formal parent-company disclosure, which is a disclosure-quality observation, not a deduction. The state registry check for this company is recorded as BLOCKED this session: two distinct tooling faults on our side prevented the lookup, they were reported rather than worked around, and the axis scores zero exactly as a not-found would. BLOCKED is a statement about our capture session, not a finding about the company, and the entity axis will be re-pulled in a future refresh.

What reviewers say: 5.0 stars across 9 Google reviews. One unreconciled fact, disclosed: the listing's phone number does not match the phone number found for the company's own page. That is a contact-detail mismatch, stated as an open item, not a service-claim conflict.

Claims vs records: "7-14 days" close, fee-free, as-is; internally consistent, no deduction. The page also publishes its own dated "Stockton Market Snapshot, July 2026" (281 homes sold, median $430,000, average 76 days on market), one of the two company-published market figures reported in the market context section above.

Best fit: A seller who first confirms, in writing, which phone number and which legal entity they are dealing with; the registry check that would normally answer the second question could not be completed this cycle.

12 (tied). Cali Cash Offer, 20.0

What the records show: No DRE license found for the company or founder Ryan Wilson; eight licensees statewide share that name, none with a Central Valley mailing city, so none could be linked. The state registry genuinely returns no entity under the exact name (this one is a confirmed not-found, not a blocked lookup), and three similarly named LLCs could not be corroborated against the site's named principal or address, so they remain uncorroborated candidates. No BBB profile. This is the other half of the contrast drawn in the key findings: unlike 209 House Buyers, where the registry silence resolves to a named, licensed individual, here no record we searched confirms who operates this brand at all.

What reviewers say: No identity-linked Google profile found under the business name or its phone number; scores zero.

Claims vs records: "9 days" close, fee-free, as-is; internally consistent, no deduction. The claims axis measures consistency, not candor, and a site publishing no checkable identity can score perfectly on it; the zeros on the other four axes are where that shows up.

Best fit: A seller who insists on knowing the legal identity of their buyer before signing cannot currently get it from public records for this company. Get the entity name and principal in writing first.

12 (tied). Sell My House Fast Stockton, 20.0

What the records show: No DRE license found across four name variants; no legal entity name was ever identified to search under, because the state registry lookup for this company hit a live bot-challenge that blocked the check entirely (network capture showed the challenge scripts loading repeatedly and no search ever executing). Per this Index's standing doctrine we report walls rather than bypass them, so the entity axis is recorded as BLOCKED and scores zero. No BBB profile under the business name. This is the weakest identity profile in the Stockton roster: nothing we could reach confirms who is behind it.

What reviewers say: No identity-linked Google profile found under the business name or its phone number; scores zero.

Claims vs records: No numeric close-time promise at all, only qualitative language ("immediate cash offer," close on "the date of your choice," against an agent-sale comparison of roughly 91 days); fee-free, as-is; no conflict, no deduction. One method note from the capture: the page's served HTML shows a placeholder phone number, with the real number appearing only after scripts execute.

Best fit: Until the operator identifies its legal entity and the state's own registry can be independently checked, a seller has no way to confirm who is on the other side of the contract. Get the entity name and principal in writing first.

Who should not sell to a cash buyer

If your house is financeable, market-ready, and you can wait 45 to 60 days, listing it will almost always net you more money. A cash sale trades price for speed and certainty. That trade makes sense in specific situations: probate with liabilities running, foreclosure timelines, major condition problems, or when carrying costs and stress outweigh the spread. If none of those describe you, talk to an agent before you talk to anyone in the table above, including us.

Red flags we found in this market

Every item below comes from a public record or a dated capture in the downloadable dataset. None of it is characterization; all of it is checkable.

  1. A suspended corporation advertising quick closings.Westbrook REI, Inc. is recorded "Suspended - FTB" on two independent state registry endpoints while the brand's site advertises closings in as little as 7 days. A suspended corporation's contracts are voidable while the suspension stands. Same repeat entity, same finding, as the Sacramento chapter.
  2. Two registry checks blocked, reported, not bypassed.Sell My House Fast Stockton's state lookup hit a confirmed live bot-challenge, and Capital House Buyers' hit a tooling fault twice.
