This is the Visalia chapter of the California Cash Home Buyer Index. We built the roster from four independent third-party rankings and each company's own site, kept only companies whose own published pages claim to buy houses in the Visalia area, and then pulled the California DRE license record, the Secretary of State corporate filing, the BBB file, Google review data, and dated captures of each company's own claims for every one of them, scored under the same frozen rubric every chapter uses. 13 companies made the scored roster. Several familiar names did not: Opendoor's Visalia address redirects to its generic homepage rather than a real local page, the first market in this Index where that operator serves no dedicated page at all, and it was excluded along with seven other brands whose own sites make no Visalia claim.
Two findings in this chapter need flagging up front because they shape how the table reads. First, one company operates under a corporation that is currently suspended by the Franchise Tax Board while its principal holds a real, verified broker license, a combination this Index had never captured before; the Index's editor ruled before publication that a suspended entity scores zero on the entity axis, and that company's profile states the ruling and its effect openly. Second, two differently branded companies in this table, ranked seventh and eighth, are operated by the same licensed broker; both rows say so, because a seller comparing them deserves to know they are not comparing two independent options.
What the lookups returned is a three-way split, and the distinction matters more to a seller than the scores do. Some companies have a registry record we could tie to the operator. Some have no California record at all, searched on a working registry and confirmed absent. And some have a record with the right name on it that we still could not connect to the people running the business. This Index calls those three findings confirmed, not found, and candidate only, and it never collapses them into one another.
Key findings (2026)
All figures computed from the verified dataset (capture date , with the disclosed statewide-record reuse exceptions noted in the comparison table). Every company here markets a cash purchase; if you want the definition first, read what counts as a cash offer.
- Only 4 of 13 scored companies carry a DRE license link we could verify: Fast Home Buyer California, Matt Buys Houses, and both of the two brands operated by broker Joaquin Avila. The other 9 score zero on the license axis. One of those nine, Oak Valley Homebuyers, claims on its own site that its principal is 'a licensed real estate professional in California' while naming no individual anywhere we could find, which makes the claim impossible to check against the DRE at all.
- 7 of 13 companies have a confirmed California entity: six Active, and one, Matt Buys Houses' Royal Realty Property Management & Investment, Inc., currently Suspended by the Franchise Tax Board despite a three-source identity confirmation; under this Index's ruling a suspended entity scores zero on the axis. The oldest confirmed Active entity belongs to Home Helpers Group, filed 06/03/2013; the youngest to Quick Keys Properties, filed 02/18/2025, the same company whose own site claims 'over 10 years' of helping Visalia homeowners.
- Two of 13 companies make a specific years-in-business claim that conflicts with their only independently confirmed formation date by a decade or more: Capitol Buys Houses claims 'Since 2004' against a 2019 filing and a 2019 BBB business-start date, and Quick Keys Properties claims 'more than a decade' against a filing younger than two years. A formation date does not bound what individuals did before forming a company, and neither claim is called false; both are called unverifiable against every record that exists, and both took the standard deduction.
- One licensed broker, two competing brands: Central Coast House Buyer and Central Valley House Buyer are both operated under Joaquin Avila's broker license 01267587, marketing separately to the same Visalia sellers. Both rows are scored independently as published, the finding is disclosed in both profiles, and no common-ownership wrongdoing is alleged; it is simply a fact a seller comparing the two would want.
- Four companies' own pages carry claims that conflict with themselves or with the public record: three close-time self-conflicts (Fast Home Buyer California, Matt Buys Houses, Cash For Houses CA), one wrong-county error (JRod Properties' Visalia page places the city in Madera County; Visalia is the seat of Tulare County), one accreditation-date conflict (Home Helpers Group claims 'BBB A+ accredited since 2013' against a BBB accreditation date of 8/23/2017), and the two tenure gaps above. Every one took the identical deduction, including the publisher's own row.

A complaints figure marked with an asterisk means the BBB profile is confirmed but did not display a numeric three-year count at capture; those rows take the zero-complaint bracket as a disclosed, consistently applied inference, not an observed zero. The entity column carries three distinct labels and they are not interchangeable: a year with a status is a record we could tie to the operator; 'not found' means the working registry returned nothing, a captured result rather than a gap; 'candidate only' means a matching-name filing exists that nothing independently ties to the operator. The two companies tied at rank 4 publish as tied; this Index has no pre-registered tie-break instrument and will not invent one after seeing the scores. Deed and title verification is planned for a future Index update and is not scored in v1. EVIDENCE TIER FOR THE 2026 CYCLE, STATED PLAINLY. The three axes a reader is most likely to want to re-run are ARTIFACT-BACKED: the DRE licence record, the Secretary of State entity record, and each company's own published claims. For those we hold the retained raw page or search result behind the scored cell, so the figure is reproducible rather than merely asserted. The other two axes, BBB and Google reviews, are SUMMARY-BACKED for 2026: they rest on our capture session's dated written record rather than on a retained raw page. THE REASON IS A LIMIT IN OUR OWN TOOLING, NOT ANYTHING ABOUT THE SOURCES AND NOT ANYTHING ABOUT ANY COMPANY. The BBB refuses our scripted requests while serving the same pages normally to a browser, review counts are drawn by JavaScript after the page loads, and we have no way yet to write a browser-rendered page straight to disk. Building that is deferred to the next annual cycle. Until it exists we say which tier each axis sits on rather than let them read as equally solid. This chapter's licence, entity and own-claims artifacts were re-captured fresh on 2026-08-27, including a known-hit control run before the licence lookups so that a recorded absence is evidence the instrument works rather than an assumption. Market context
No independent market-context research pass exists for Visalia and Tulare County in this chapter's sources, and unlike most chapters there is no Opendoor market page to borrow attributed figures from, because Opendoor serves no dedicated Visalia page at all. Rather than assemble numbers from memory, this section stays qualitative: Visalia is the Tulare County seat, a lower-priced Central Valley market where the absolute dollar spread between a cash offer and a listed sale is smaller than in the coastal chapters of this Index, and where the fees and carrying costs a fast sale avoids are proportionally a larger share of a seller's equity.

How we scored
Five axes, 100 points, the same frozen math the Sacramento chapter established: Entity status and longevity 25, License verification 20, BBB record 20, Claims consistency 20, Review record 15. These weights were tuned once, on the Sacramento data, and are now frozen for the annual cycle; this chapter applies them unchanged. Scores publish as numbers out of 100 with fully recomputable math.
One scoring rule in this chapter deserves its own paragraph, because this is the first chapter that needed it and it was ruled before publication. Matt Buys Houses' entity is confirmed three independent ways and is currently Suspended by the Franchise Tax Board. The Index's editor ruled that a suspended entity scores zero on the entire entity axis: a company whose corporation the state has suspended does not earn credit for that corporation's age while the suspension stands. Under that ruling the row totals 57.4 and ranks sixth. A gentler reading, splitting status from longevity and crediting the confirmed 2015 formation date, would have totaled 67.4 and ranked fourth; it was considered and rejected, and both figures are in the dataset so the effect of the ruling is checkable rather than hidden.
One consequence of the frozen math deserves stating alongside it: a confirmed absence and an unconfirmable link both score zero, because the rubric has no way to tell them apart. The labels do that work instead. Every affected row says which one it is in the table and says it again in its profile, and the underlying records are in the downloadable dataset so you can disagree with our reading and still see the same facts.

It is included because excluding it would make the dataset incomplete, and it is scored by the identical criteria applied to every other company. Every data point in its row comes from the same public records, and the full dataset is downloadable so anyone can check our work.
What the records show: The principal holds active DRE salesperson license 02006033, no disciplinary action, displayed four times with a label on the Visalia page, which loads directly with no redirect. The operating entity is Realty Helpers LLC, filed 01/05/2017, Active, 9.6 years; BBB A+, accredited, 0 complaints. All three are statewide records reused from earlier chapters' primary captures and disclosed as such in the dataset.
What reviewers say: 5.0 stars across 11 consolidated identity-linked reviews, the same statewide count every chapter reports. The small base is this row's honest weak point.
Claims vs records: One deduction, the same closing-time cluster this company takes in every chapter: the Visalia page's header states 'Close in 7 Days', its comparison table states '7-14 days', and its service description states '7-21 days'. Three different answers to one question on one page. It is not softened because the company belongs to the author. A second deduction applies in every chapter of this Index as of 2026-08-26, and it corrects an inconsistency that had been running in our own favour: the site-wide footer reads "Licensed cash home buyers serving all of California since 2012" while DRE license 02006033 was issued in 2016 and the company's own BBB profile reports a 2018 business start. Our Sacramento and Fresno chapters deducted that conflict from the start; several later chapters did not, so the same company was scoring differently by city on identical facts. Claims vs records: One deduction, and it is an unusual one: the company's Visalia page states that Visalia sits in Madera County. Both surfaced independently in this chapter's own searches as separately marketed Visalia options, so both are scored as published, and each profile states the connection so a seller never mistakes them for two independent choices. Nothing about operating two brands under one license is improper; the disclosure is about comparison, not conduct.
What the records show: The broker license above is this row's only scoring record. No BBB profile was found, which matters because the site itself claims an 'A+ BBB rating'; a claim citing a record that cannot be found is reflected in the zero BBB axis rather than deducted twice. 9. We Buy Houses (webuyhouses.com), 36.0
What the records show: A franchise brand: 'All Offices are Independently Owned & Operated', with no local principal or franchisee named anywhere on the Visalia page, so there is nothing to search against the DRE and no local California entity to find; the parent brand is Texas-headquartered. BBB: A+ on the national corporate record, not accredited, reused and disclosed. One roster note in this brand's favor: it is included here on genuine affirmative evidence, a real local phone extension distinct from the national toll-free number, a decisive test our Fresno chapter did not run for this brand.
What reviewers say: No local Visalia profile found; the search returned only unrelated businesses. Scores zero. The franchise structure is the same one this Index documents for the HomeVestors franchise brand in our Sacramento chapter: a national name a seller sees, and a local entity a seller has to ask for.
Claims vs records: No deduction, for an unusual reason: the page states almost nothing checkable at all, no closing-time figure, no fee figure, no tenure claim. A thin page cannot conflict with itself, and thinness is its own finding.
Best fit: A seller drawn to a national name, who should ask the one question the page does not answer: which independently owned local office, and which legal entity, would actually be on the contract.
10. Quick Keys Properties, 35.8
What the records show: No principal is named on the site; the filing's agent, searched by name, returns no DRE record. The entity, Quick Keys Properties LLC, is Active and very young: filed 02/18/2025, about eighteen months before capture, the newest confirmed entity in the chapter. No BBB profile found.
What reviewers say: 5.0 stars on a single review, whose text names the same people the filing does, a small but genuine identity signal.
Claims vs records: One deduction: the site claims 'For over 10 years, we've helped Visalia homeowners sell with confidence', against an entity formed in February 2025. The individuals may well have prior experience under another structure, and the claim is not called false; as stated, it does not match the only confirmed legal record for this brand by roughly a decade.
Best fit: A seller who asks exactly what the ten-year claim refers to and which entity signs, and who is comfortable being one of a very young company's first verifiable transactions.
11. Oak Valley Homebuyers, 33.0
What the records show: The chapter's purest verification paradox. The site claims its principal is 'a licensed real estate professional in California' and names no individual anywhere: not on the site, not on any BBB record, not in any public search this chapter ran. An unnamed licensee cannot be checked against the DRE, so the claim is unverifiable rather than false, and the axis scores zero for lack of anything to verify. No entity found, no BBB profile found.
What reviewers say: 4.9 stars across 58 reviews, by far the strongest review record of any row scoring zero on all three record axes. The reviews are real signal; they are also the only signal.
Claims vs records: No deduction. A 7-day close and a 72-hour offer describe different steps of the process, not a conflict.
Best fit: A seller persuaded by the review record, who makes one request in writing before proceeding: the principal's name and license number. If the site's own claim is accurate, that request costs the company nothing to answer.

What the records show: No licensing information, no principal name, no entity found on a 62-result keyword search, no BBB profile. The one concrete, checkable fact the site publishes is a genuine local Visalia street address on West Acequia Avenue.

This Index has now searched this same dual-branded operation in two chapters with the same result.
What reviewers say: Nothing to report; no listing was found under either name. Scores zero.
Claims vs records: One deduction: 'Close in as little as 7 days' against a comparison chart's '7-14 days', the same close-time cluster this identical company carried in our Roseville chapter's capture.
Best fit: A seller has essentially nothing independently checkable here. Get the full legal entity name in writing before proceeding, and verify it yourself.
Who should not sell to a cash buyer
If your house is financeable, market-ready, and you can wait 45 to 60 days, listing it will almost always net you more money. A cash sale trades price for speed and certainty. That trade makes sense in specific situations: probate with liabilities running, foreclosure timelines, major condition problems, tenant situations you cannot resolve, or when carrying costs and stress outweigh the spread. If none of those describe you, talk to an agent before you talk to anyone in the table above, including us. In a lower-priced market like Visalia the absolute spread is smaller and the avoided costs matter proportionally more, which makes the arithmetic worth doing on paper, not by feel.
